Awful service. Delinquent lazy joking staff who obviously don't care about anything but money and their commission. Absolutely avoid in every case. Not only are they impossible to reach and actively discourage contact, but they also aren't helpful when you do manage to talk to them. The staff seem to know nothing and really do not care about their customers. While setting up your contract and doing the initial paperwork they will act in an extremely unprofessional manner and will forget/lose important documents. In our experience this led to calls from them days before our move in date (and following all clears from themselves and the landlords) saying that they had forgotten important parts of the process and that the deal would fall through unless we could provide them with bank details (that had already been provided). At the end of the tenancy they removed money from our deposit without a logical explanation and it took months of emailing to get a reply from them,, and they also would not agree to meet in person or talk things out over the phone. They'll happily take your money in any way they can. Genuinely one of the worst experiences I've had with any company ever. DO NOT USE THIS COMPANY.

What brought me to KFH was the simplicity of their service. I had previously been with Dexter’s but saw more of an opportunity to secure my future in KFH homes. My experience was streamlined and informative, mainly due to the reliable communication of my agent Alex Fegan who made it his mission to be 100% transparent and honest throughout the process. I would highly recommend to anyone.

KFH SWISS COTTAGE/ BELSIZE PARK - Worse Estate Agency in London - anyone coming from abroad please STAY AWAY from these thieves. They are absolute SCAMMERS. They are showing fantastic luminous big flats, but selling completely different ones. Making tenants sign different properties on contract. HORRIBLE SERVICE. πŸ‘Ž They say to tenants they must wait until the 25th to get the walls painted, new beds, furniture. Below you can see what they hand over. Absolute SCAM. It is a joke if they think tenants are gonna spend over a Β£800 rent to sleep in that bed. And the dining room doesn’t even have a table! Spread the word πŸ™ Share, share, share!

Seamus Stanbury in the Canada Water branch has been incredibly helpful with our flat search, and sorting out various little hiccups that happened when we moved in. He was really great throughout the whole process - from the start he always kept in mind what we were looking for, and went out of his way to find us a flat with a landlord that would accept a cat! He was very responsive, friendly, patient, and kept us in the loop with regular updates, and it was much appreciated. I always felt able to contact him with questions, and he always answered them quickly and honestly, and gave us as much information as he could. He was by far the most efficient estate agent we've dealt with in this time.

Having lived and rented in London for 15 I ca genuinely say I have never had a worse experience than with KFH. They use cheap cowboys to do any work that is required on the property, miss appointments and turn up unannounced, and that's just off the top of my head. Their actions with us have tipped over into the downright illegal on two occasions. Avoid like your sanity depends on it, because it does.NegativeResponsiveness, Professionalism

KFH were brilliant in finding us our new flat - especially Marta and Nicole. They got us a great flat and the process was really smooth - will definitely be recommending them in the future!

Nearly 2 years has passed and KFH have failed to fix damage to our apartment due to water ingress from the building’s roof (KFH’s responsibility). Terrible customer service and terrible workmanship when you do manage to get someone to attend the property. Avoid frustration. Avoid disappointment. Avoid KFH at all cost.

As such, we have investigated this for you and are to the understanding that you are in contact with our Block and Management team regarding this matter. Wishing you all the best in the future. If you are a landlord looking to use KFH to rent your property, be very careful with regard to KFH charges. They are very expensive and with a lot of additional charges which all add up and before you know it, renting the property is not worth it. My advice shop around and be forensic with all the fees in the contract and compare with others before committing and signing up. If you do go with KFH, double check all quotes for doing repairs // updates to the property... I found the price for these to be very inflated.

KFH pride themselves on their service, as seen on their website. "We put service at the heart of everything we do, as substantiated by our five star Google rating*." However this is only relevant to Landlords or Sellers. During our one year lease with them, including during COVID, they were rude, unhelpful, and only ever acted with the landlord in mind, not the tenant. From signing the lease, to ending it you will be tied up in legalities which only protect the landlord and not the tenant, and upon check out they will look for anything to try and reduce your deposit. Disappointing.

Enquired on a flat, guy called Stephen pressured me into making a holding deposit, without seeing property. I refused, and he relented and met me for a viewing. I went to view the flat and then Stephen "forgot the keys" so I couldn't see it and secure it. He blamed me for not being willing to secure the property sight unseen as others apparently had. He said there was lots of interest so I foolishly believed they had ethics and put down a deposit. I gave my move out notice. Then I got a call that this flat was actually Β£500/month more than my offer was accepted for and I had made an offer on some nonexistent flat that "had no photos, yet". So I had in fact been conned. They mess with peoples lives and really don't give a damn. I hope nobody has to go through this type of con artistry.NegativeResponsiveness, Quality, Professionalism

I would suggest both tenants and landlords to avoid dealing with property management by KFH at all costs. We rented a property managed by KFH and experienced a lot of issues in just a year. Here are the details: - KFH ignored conditions of the offer that were included in the contract. We specifically discussed some of the repairs we wanted to be done and included them into both offer terms and tenancy agreement. Upon move in we realised the repairs were not done and it took us about a week of chasing before any actions proceeded from their side even though they were in clear breach of contract. - Tenancy agreement has illegal clauses. Their contracts are not up to date with recent legislations - we were asked to pay a greater amount in council tax that council itself would accept from us. - KFH kept holding our security deposit for 7.5 weeks after the move out date without giving any proposals for deductions or informative communication. After 6 weeks of chasing them we received deduction proposals that should've have taken no more than a week to be made up. - KFH didn't ensure the property is clean for move in. We basically moved in with a young child to a dirty property with hairs and dust all over the place, condoms under the bed and mould in bathroom. We had to urgently organise cleaning at our own expense and seek reimbursement later. - KFH fees to tenants are unreasonably high. Β£300 for the renewal of the contract is just one of the examples. For the poor service they provide this is unacceptable. - KFH managing agents are extremely slow at communication when an issue arises. In some cases our urgent requests were ignored for days. - KFH wastes tenant's time and landlord's money. As we are landlords in London ourselves we could see how inefficiently they deal with some of the issues sending several contractors to get quotes (4 was our record), performing cheapest possible repairs and not keeping landlord fully aware of the repairs that have been done. KFH managing agents also performed a routine property visit just a week before our move out - a service that landlord pays for as part of their property management service and which was completely useless to the landlord at this point since they will have received a check out report in a week's time anyway.
