Waquas Awan made the whole process of buying my first home incredibly smooth. I initially wasn't sure what my exact requirements were at first and kept changing my mind, but he was patient, supportive, and always ready to adapt. He helped me narrow things down and quickly found a flat that ended up being perfect for me. Waquas also made sure everything was sorted in time before the stamp duty change this year, pushing things along when needed and keeping communication clear across all parties. Friendly, knowledgeable, and proactive - I genuinely couldn’t have asked for a better experience. Highly recommended!

A Detailed Cautionary Tale for Tenants and Landlords

Below is a detailed account of our profoundly disappointing experience with Foxtons whom we dealt with during our three-year tenancy in London. My husband and I have been renting properties in London for the past 15 years, dealing with various agents. Unfortunately, our experience with Foxtons has been the most disappointing and frustrating of all. Upon moving into the property in 2020, one of the first problems we encountered was a significant rusty hole on the edge of the bathtub, a clear result of water damage. We had explicitly requested this issue to be fixed before signing the contract, as it was causing visible damage to the adjacent wall also. Despite our multiple emails and calls, Foxtons/Landlord ignored our requests, dismissing the problem as merely aesthetic and insisting that we could live with it. Three years later, the bathtub issue escalated when it started leaking. A specialist sent by Foxtons confirmed what we had suspected all along: the entire bathtub had been leaking for years, causing the large hole. Foxtons or a Landlord had neglected this critical issue, causing further damage and inconvenience.Additionally, the property had a strong odor of cigarettes and other unpleasant smells when we moved in. Attempts to ventilate the living room were futile, as the windows were sealed shut. During the COVID-19 pandemic, this situation became dire and was exacerbated by Foxtons' lack of response and assistance. We endured six months of passive-aggressive behaviour and unresponsiveness before the issue was resolved. It took 5 min to unseal one of the windows. This situation has caused us a lot of anxiety and impacted our mental health. Additionally, the overall state of the property was far from perfect. There were cracks on the walls, and they were visibly dirty when we moved in, a condition we meticulously documented on the first day. Furthermore, a moldy and dirty sofa and chair were left in the kitchen, posing serious health and safety concerns due to the extensive mold growth. Frustrated by Foxtons' lack of response to these basic issues, we took matters into our own hands. We sought the landlord's permission to paint the living room walls at our own expense and professionally cleaned the sofa and chair, even replacing their covers ourselves.Upon moving out after three years, our ordeal continued. Foxtons sent us a claim for £1,500 via ZERO DEPOSIT, based on a check-out report that was astoundingly inaccurate. Remarkably, we had never received a check-in report, that should have been provided by Foxtons upon moving in. The check-out report was filled with ludicrous errors, such as labelling a sofa as missing despite it being in the photos they took themselves for the checkout report…. They attempted to charge us for items that were never missing, and for pre-existing cracks in the walls and structural wear and tear that had been present since day one. Fortunately, due to our meticulous documentation and detailed records, our evidence exposed Foxtons' mistakes and lack of professional support to tenants. As a result, the claim was reduced to £50, covering the cost of missing bulbs, which we deemed fair. This was a ridiculous waste of time for so many people involved in this process. In conclusion, our experience with Foxtons was marred by their failure to address critical issues, unresponsiveness, lack of fundamental documentation, and an astonishing lack of attention to detail during the check-out process. This ordeal had a significant impact on our well-being and mental health. I strongly urge prospective tenants and landlords to exercise extreme caution when considering Foxtons as their property management agency. We hope that our detailed account serves as a warning to others.

Real Struggle to get the deposit back

The primary issue I would like to address is the mishandling of my security deposit. After vacating the property in July, it took an excruciatingly long three months for me to finally see any sign of my money, despite following up and raising disputes numerous times. There was a very poor communication between the Foxtons and the landlord.Secondly, I was asked to pay money for the keys which were not even provided to us at the time of moving in. I have retuned all the provided keys and still I had to pay for those keys. Looking at the check out report, there are so many things which exactly matches with the check in report but they have seemingly exaggerated the images as damage and charged us for that as well.To summarise, we are deeply disappointed with the substantial deductions and the prolonged delay in returning our deposit.

I had a great experience with Foxtons Stratford, especially with Haythum Syed. He was very approachable, professional, and made a full effort. He was always helpful, responsive, and genuinely cared about providing good service. I’m really glad I was assisted by him and would highly recommend him to anyone looking for a reliable estate agent.😍

Foxtons wrongly holding my tenants deposit

The rental service was good; however, they are not releasing the deposit (Deposits Team) from the tenant to the landlord as per the contract. They are citing that the deposit certificate's first name was in a shortened form, which is strange for two reasons: * This was accepted several times before by Foxtons themselves for the current and previous tenancies. * All details match, such as the last name, address, phone, email, etc. There is no way it can be confused for an identity issue, and it is 100% valid.I'm not sure why they need to hold my deposit illegally. There deposit team(Leyla) did say they will come back to me few weeks back but no repsonse holding and still holding the money. Any help from Foxtons management would be greatly appreciated.

Agent replied · 10 June 2024

Dear Deva,Thank you for your feedback. The deposit certificate that you provide must match the current certificate and failing to register the deposit correctly can result in you being unable to claim from the deposit and liable for up to 3 times the value in compensation to the tenant for registering it incorrectly. Please ensure the name matches that of the tenancy agreement and once received we will be able to send the funds to you.Kind regardsNick

DON't choose Foxtons if you want a reliable agent

I don't think I could have had a worse experience. Very unprofessional. My flatmates and I found a flat through Foxtons (Edy Ruiz and Hildegard Gonzalez were following the entire process). We signed the contract within the Foxtons website and later paid a full year upfront by June with a move-in date in September. The day before entering the property Foxtons (Edy) told us that the landlord did not sign the contract (even though the Foxtons website had written that the flat was confirmed and they knew for 3 months we had paid the full amount while the signature was still missing). They did nothing to accommodate this last-minute cancellation of the property and they removed all the information from our Foxtons accounts as if nothing ever happened. They sent back the paid amount without taking into consideration any interest and we were without a home at the move-in date for their fault. Very disappointing.

Avoid!

They are unfriendly, unprofessional, unhelpful and certainly not trustworhty. They misled us and we really don’t think they care about the property or the people. Moving in was an awful stressful process, with lots of snags that were documented in the inventory but never fixed or dealt with, important things were missing too. Property was not professionally cleaned with soiled carpets that were meant to be brand new. Looking after the offer and initial payment was swift but once the contract was signed the property management never replied to our repeated emails, and we had to chase them on payment day; they didn’t seem to care even about the landlord interest, totally incompetent. Just an awful letting agency to deal with that we’ll certainly avoid in the future. We dealt briefly with other letting agents like Belfers who we found to be professional and helpful.

We are professional landlords using…

We are professional landlords using various managing agents across the country & know what to expect. Our original company (Imagine) we absorbed into Foxtons & many of the staff continued to service our needs adequately. It is important to note a couple of exceptions that make it particularly worthwhile. Kelly Fordham (divisional manager) provides us with the high level of service we require & helps us run a smooth operation. Ellie Slaughter in the rental dept. is also an efficient liaison in overseeing rental issues.

Zawaad Zahur

Although the situation I have been dealing with has been stressful and has taken longer than expected to resolve, it has been reassuring to have a responsive and proactive property manager like Zawaad supporting me throughout the process. He has consistently kept me informed, responded promptly to my queries, and has clearly made an effort to push the relevant teams to help get the issue resolved. While the circumstances themselves have been challenging, Zawaad's professionalism, communication, and commitment to helping have made a significant difference. Thank you for your support and dedication.

Foxtons the brand that get things undone

Have been tenants with them 1,5 year all issues started from the moment of renewing contract they asked probably suggested to the landlord 500£ rent increase we said no suggested 300£ which was not enough fair enough we decided to move on , very unprofessional one of the replies from Tom Chandler was quote ‘lol’ to our reasons why we think 500£ rent increase is too much , anyway time has passed we saw online offer for our flat with the price that we were asking so not sure with interest they represent as we had to move out and landlord stayed with empty property the cherry on the cake was that we booked with them end of tenancy cleaning 320£ and they arranged check out report before the cleaning how organise is this company I have no idea as both was arranged by them just a faulty tower show it is !

Awful service

My daughter rented a flat through Foxtons and moved in two weeks ago. The number of issues is shocking and not what we were expecting from Foxtons. They had clearly not carried out a pre-tenancy check. The flat was filthy. There was no smoke alarm which, I believe, is illegal. Electrical sockets are loose/exposed. There is no urgency in getting any of the issues resolved. Now they've got their money this is of no interest. Appalling. We will be contacting the Ombudsman and asking for financial compensation.

Foxtons are a terrible company - AVOID

Foxtons are a terrible company. They allowed my daughter and friends to rent a flat without a smoke alarm being fitted which, I believe, is illegal. There were so many things wrong with the flat. Despite promises being made to rectify the matter nothing ever gets done. Once they've got your money there is zero interest in you. Scandalous. What a way to run a company. I have already contacted the Ombudsman and will be emailing their Managing Director.

James · 27 February 2023

Agent replied · 10 June 2024

Dear Mr Dunne,Thank you for providing more information and please accept my apologies for the delay in responding.I have been speaking to your Property Manager and her Divisional Manager to understand what the situation is. I understand the tenants are frustrated with how long these issues are taking to resolve and I empathise with them. However, we are unable to carry out any remedial works without authorisation from the landlord. As you may know the landlord had previously opted to use their own contractor to investigate the issues but after this did not happen we have now received authority to instruct our own and an appointment has been booked with the tenants. I will continue to monitor the progress of the works and ensure that we are able to resolve the issues as soon as possible.Kind regardsNick
