Real Struggle to get the deposit back

The primary issue I would like to address is the mishandling of my security deposit. After vacating the property in July, it took an excruciatingly long three months for me to finally see any sign of my money, despite following up and raising disputes numerous times. There was a very poor communication between the Foxtons and the landlord.Secondly, I was asked to pay money for the keys which were not even provided to us at the time of moving in. I have retuned all the provided keys and still I had to pay for those keys. Looking at the check out report, there are so many things which exactly matches with the check in report but they have seemingly exaggerated the images as damage and charged us for that as well.To summarise, we are deeply disappointed with the substantial deductions and the prolonged delay in returning our deposit.

Foxtons wrongly holding my tenants deposit

The rental service was good; however, they are not releasing the deposit (Deposits Team) from the tenant to the landlord as per the contract. They are citing that the deposit certificate's first name was in a shortened form, which is strange for two reasons: * This was accepted several times before by Foxtons themselves for the current and previous tenancies. * All details match, such as the last name, address, phone, email, etc. There is no way it can be confused for an identity issue, and it is 100% valid.I'm not sure why they need to hold my deposit illegally. There deposit team(Leyla) did say they will come back to me few weeks back but no repsonse holding and still holding the money. Any help from Foxtons management would be greatly appreciated.

Agent replied · 10 June 2024

Dear Deva,Thank you for your feedback. The deposit certificate that you provide must match the current certificate and failing to register the deposit correctly can result in you being unable to claim from the deposit and liable for up to 3 times the value in compensation to the tenant for registering it incorrectly. Please ensure the name matches that of the tenancy agreement and once received we will be able to send the funds to you.Kind regardsNick

I wouldn't recommend Foxtons to my worst enemy.

Foxtons are cashing in on higher rents in the current rental market crisis but there is no sign of improvements to their quality of service. Foxtons is either made up of hugely incompetent people from top to bottom or is incredibly under resourced (or more likely a mixture of both).Speaking as an ex-renter, we haven't been able to reach the property manager for 4 weeks (but not for lack of trying). We are currently still waiting on our deposit return having left the property 5 weeks ago - we haven't even reached the point of agreeing on what we're getting back, let alone the funds being released. Foxtons' excuse? "We've been really busy". There has been no accountability and absolutely no transparency or courtesy to let us know what has been happening on their end; in fact there has been nothing of anything. Very eager to take our money, but no interest in giving it back. How can Foxtons possibly explain that to be a reasonable business practice?Furthermore, the fact that I have a better relationship with my landlord than the landlord has with Foxtons, says it all. Shouldn't Foxtons be the interface between a tenant and a landlord? Can Foxtons explain why over the 2 years we were renting we often had to side-step them and go directly to the landlord to get things actioned? And yet the landlord is paying Foxtons money every month? It's an absolute disgrace and daylight robbery.I wouldn't recommend Foxtons to my worst enemy. I only pray they don't buy my current letting agent like they bought my last one (Douglas & Gordan). Foxtons is where friendly and competent letting agents go to die.

Dear Matthew,Thank you for providing more information. I've taken a look into this and I can see that the deposit can be released to you. All you need to do now is log into your My Foxtons account and confirm the bank details this should be returned to. The other tenants will also need to log in to confirm this. Please accept my sincere apologies for the delay and the lack of response, which I have raised with the management team.Kind regardsNick

DON't choose Foxtons if you want a reliable agent

I don't think I could have had a worse experience. Very unprofessional. My flatmates and I found a flat through Foxtons (Edy Ruiz and Hildegard Gonzalez were following the entire process). We signed the contract within the Foxtons website and later paid a full year upfront by June with a move-in date in September. The day before entering the property Foxtons (Edy) told us that the landlord did not sign the contract (even though the Foxtons website had written that the flat was confirmed and they knew for 3 months we had paid the full amount while the signature was still missing). They did nothing to accommodate this last-minute cancellation of the property and they removed all the information from our Foxtons accounts as if nothing ever happened. They sent back the paid amount without taking into consideration any interest and we were without a home at the move-in date for their fault. Very disappointing.

Rebecca has been a fantastic property management for us as tenants. Always very quick to respond to emails, proactive when solving issues, overall friendly and positive attitude which made discussing our tenancy very easy.

Avoid!

They are unfriendly, unprofessional, unhelpful and certainly not trustworhty. They misled us and we really don’t think they care about the property or the people. Moving in was an awful stressful process, with lots of snags that were documented in the inventory but never fixed or dealt with, important things were missing too. Property was not professionally cleaned with soiled carpets that were meant to be brand new. Looking after the offer and initial payment was swift but once the contract was signed the property management never replied to our repeated emails, and we had to chase them on payment day; they didn’t seem to care even about the landlord interest, totally incompetent. Just an awful letting agency to deal with that we’ll certainly avoid in the future. We dealt briefly with other letting agents like Belfers who we found to be professional and helpful.

We are professional landlords using…

We are professional landlords using various managing agents across the country & know what to expect. Our original company (Imagine) we absorbed into Foxtons & many of the staff continued to service our needs adequately. It is important to note a couple of exceptions that make it particularly worthwhile. Kelly Fordham (divisional manager) provides us with the high level of service we require & helps us run a smooth operation. Ellie Slaughter in the rental dept. is also an efficient liaison in overseeing rental issues.

Zawaad Zahur

Although the situation I have been dealing with has been stressful and has taken longer than expected to resolve, it has been reassuring to have a responsive and proactive property manager like Zawaad supporting me throughout the process. He has consistently kept me informed, responded promptly to my queries, and has clearly made an effort to push the relevant teams to help get the issue resolved. While the circumstances themselves have been challenging, Zawaad's professionalism, communication, and commitment to helping have made a significant difference. Thank you for your support and dedication.

Foxtons the brand that get things undone

Have been tenants with them 1,5 year all issues started from the moment of renewing contract they asked probably suggested to the landlord 500£ rent increase we said no suggested 300£ which was not enough fair enough we decided to move on , very unprofessional one of the replies from Tom Chandler was quote ‘lol’ to our reasons why we think 500£ rent increase is too much , anyway time has passed we saw online offer for our flat with the price that we were asking so not sure with interest they represent as we had to move out and landlord stayed with empty property the cherry on the cake was that we booked with them end of tenancy cleaning 320£ and they arranged check out report before the cleaning how organise is this company I have no idea as both was arranged by them just a faulty tower show it is !

Awful service

My daughter rented a flat through Foxtons and moved in two weeks ago. The number of issues is shocking and not what we were expecting from Foxtons. They had clearly not carried out a pre-tenancy check. The flat was filthy. There was no smoke alarm which, I believe, is illegal. Electrical sockets are loose/exposed. There is no urgency in getting any of the issues resolved. Now they've got their money this is of no interest. Appalling. We will be contacting the Ombudsman and asking for financial compensation.

Foxtons are a terrible company - AVOID

Foxtons are a terrible company. They allowed my daughter and friends to rent a flat without a smoke alarm being fitted which, I believe, is illegal. There were so many things wrong with the flat. Despite promises being made to rectify the matter nothing ever gets done. Once they've got your money there is zero interest in you. Scandalous. What a way to run a company. I have already contacted the Ombudsman and will be emailing their Managing Director.

Agent replied · 10 June 2024

Dear Mr Dunne,Thank you for providing more information and please accept my apologies for the delay in responding.I have been speaking to your Property Manager and her Divisional Manager to understand what the situation is. I understand the tenants are frustrated with how long these issues are taking to resolve and I empathise with them. However, we are unable to carry out any remedial works without authorisation from the landlord. As you may know the landlord had previously opted to use their own contractor to investigate the issues but after this did not happen we have now received authority to instruct our own and an appointment has been booked with the tenants. I will continue to monitor the progress of the works and ensure that we are able to resolve the issues as soon as possible.Kind regardsNick

Foxtons Watford

We have used Imagine in Watford for many years and continued with them following their acquisition by Foxtons. One of Imagine’s greatest strengths has always been its staff. We were therefore delighted that Kelly Fordham, Laura Shaw, and the Property Management team remained in place, as they are truly excellent. Professional, friendly, and efficient, Kelly, Laura, and their team give us complete confidence that we are in safe hands.

Beatrice Rogers at Foxtons sales has been excellent. It was complicated freehold sell with sitting tenants. At every point of the sale she was driving the process forward and keeping us up to date on progress. There were a couple of moments I was sure the sale would fall through but she went over and above to keep ourselves and buyer happy and informed. I don't think we could have done it without her.

Property Management

This review is 5 stars for my Property Manager, Mollie York. She is responsive, knowledgeable and professional. To be honest I do find it frustrating when there is a change in property manager as sometimes communication is lost and have to repeat myself but I understand it is not a permanent position. Anyway Mollie did pick up any issues quickly and deals with them efficiently.

Offered on a property, but never heard back for a week and a half. Finally fetched the agent, and got my offer accepted. I thought it was a done deal, instead, they showed the property to someone else who has now allegedly made a higher offer. Be very mindful, however, whether is this or another agency they're all the same. They don't care about buyers, they only care about the extra pounds the can make off people.

We still couldn't get our remainng deposit after 2 months

As tenant, we moved out from the property by end of July and accepted the requested deduction from our deposit even we think that it is unfair. However, after 2 month we still couldn't get remaining deposit back. Process is extremely slowLastly, 3 weeks ago we have been told that we would receive deposit in 5-7 days but still could't get it.
