CityRooms is a scam!

Please, reconsider signing a deal with CityRooms. This has been the worst living experience of my life. Never, have I dealt with such a dishonest and unethical company. I'm filling a report to the UK government for unethical business practices. To give you a few concrete examples of the many issues I went through with them: - They lied to me regarding the number of inhabitants in the property - The bills which were meant to be included, were actually not (with a tricky clause on the contract). I had to pay over 400£ from my deposit to cover remaining electricity bills. - They lied about the contract entering a rolling basis. Even though this is stated on the first paragraph of the contract. What they do is to cancel the contract after a year and force you to sign a new one with higher rents and no rolling period (i.e. you'd have to again be tied to them for another year, which wasn't the contract you signed originally). - Their service after you sign the contract is truly abysmal. Not all agencies out there in London are good, but City rooms is surely horrendous. Do not make a deal with them, it's a scam!

Genuinely the worst tenancy experience you can come across. Property was littered in mould & was never fixed. Without notice, they removed and refurbed the bathroom which took 8 days, which was 8 days without a shower/bathroom, with no compensation/ alternatives provided. Responses from agents were awful, inconsiderate and morally appalling. The house was constantly without gas/ electricity, there was no enforcement for other tenants to contribute to the topping up of meters. Bottom of the barrel humans who treated tenants as though they were cattle. Cant believe these guys are allowed to operate. (Property conditions attached)

I first contacted city rooms regarding a room. Was assisted by Tommy. He held the viewings of multiple rooms and was very open, honest and helpful sharing online pictures and info. The smoothest and best communication ive had from an estate agent. Available on whats app with clear instructions and made the sign and the move as easy as it seemed possible. Was able to make sure all changes/fixes that were highlighted prior to the move was fixed on day 1. Still checks in shortly after the make sure have settled and no issues have arisen. Such a disgraceful company. They assigned an agent who “will” contact you, you keep chasing and chasing, and they kept saying “will” contact you. And you called that person, that person kept HUNG UP the line. Wondering if they were discriminating against people and that’s how they picking on people???

Warning to landlords, Cityrooms does not perform according to contract

They tried to silent my honest review. But i would like landlords to never lease their properties to cityrooms as they do not perform according to the contracts they sign. Rent was not paid in full, and many times late. They even promised to guarantee future rent to me asking me to extend existing contract at a lower rate, eventhough they could not perform under the current contract. So would u believe their guantees if u were me?Lease your properties to them at your own peril, u have been warned

The biggest scam here in London!

One of the biggest scam here in London and I'll explain why.I was looking for a room for me and my girlfriend so I posted a Room Wanted AD on Spareroom.An agent contacts me to propose a 0 deposit (as required in my ad due to low budget) room near Limehouse, 1000£ PCM with all bills, wifi and council tax included.We were excited because the photos were great, we did the view and the room was pretty the same, so we decided to book it because it had all the requirements, 0 deposit, all included and was a nice room.We finished the view around 10 pm (yeah it's late) and then paid the 1st week of rent to block the room the next morning.We were supposed to go and sign the contract on the day after we paid the 1st week, but when we arrived at cityrooms office the agent told us about the "reposit" option (obviously never mentioned before) This Reposit was the "0 deposit" option, meaning that we should pay 1-week rent to have access to the 0 deposit option, but the agent didn't mention that, and as a plus, there were some top-up for bills (electricity and gas) We didn't have the money at the time so we tried to ask for our 1st-week rent back because we couldn't afford to pay another 1week + some bills.the agent brought me to his General Manager, who seems really helpful but in the end he doesn't care at all.I explained the situation and told him about the low conduct of his agent to hide extra cost and he did literally nothing to return my money back.And now I'm writing this review after 2 weeks when we started the book.This company don't give a shi about tenants, they just care about the money and if they can do the same thing they did to me to everyone else, meaning they can just get free profit without renting the rooms.After this review, I'll send all the proof collected with dates and names to the Council and hope to have some response for thieves like this agency.DON'T GET SCAMMED AND LOOK OUT FOR PEOPLE LIKE THIS!

I heard a lot of bad things about…

I heard a lot of bad things about cityrooms and a lot of people tried to put me off using them. However, I went ahead and put my request in regarding a room I liked. I have to say from start to finish - my estate agent Simon was brilliant. He was on hand by text or phone, called me to arrange viewings, rang me for a catch up and also helped me with finding a man and a van service etc. He is an asset to cityrooms! I really had a pleasant experience with Cityrooms and I really think it's down to the agent - not the whole of the company. I would definitely recommend using Cityrooms.

BEWARE ALL IMMIGRANTS AND INTERNATIONAL STUDENTS - cityrooms will try to report you to the Home Office to ruin your visa status in this country. Giovanni will threaten you with this for anything. He even tries to threaten british citizens. BEWARE or your whole education and career could be ruined. Their flats are DUMPS. In the one I lived in there was RATS, MAGGOTS, and FLIES from the rats and they never properly dealt with the situation over TWO YEARS. Also BEWARE OF TOMMY he asks for reviews but it's all fake. In fake ALL OF THE GOOD REVIEWS FOR CITYROOMS ARE FAKE. Take a look at how many appalling reviews they have. The flats are rubbish. Please don't give yourself the grief i've suffered.

My old landlord asked me to leave literally in five days. I found Yarina and she was so quick on presenting me with multiple offers on just 1 day. Our experience with city rooms was truly excellent. Our agent Vicki was extremely professional and went above and beyond to get our room ready Even working on Sundays and Bank Holidays doing viewings and negotiating for us! We were kept well informed throughout the entire process from requesting pictures and videos, placing an offer to now where we offer was accepted. When it comes to renting a room I don't know why you would go anywhere else than city rooms.

This was the first time I have ever rented a room. I can honestly say my experience with Linn from Cityrooms has far exceeded my expectations. I found her to be extremely professional, credible and helpful throughout the whole process. She took the time to understand what was important to me and then supported offering advice and guidance when needed. From sending pictures( which helped me on multiple viewings) to helping negotiate a good price. Linn went above and beyond. My house has 5 rooms and my flatmates are amazing. I cant recommend Linn highly enough to anyone looking to rent a room, she has made what could be a stressful process very simple and stress free.

I had a terrible experience with City rooms, and I strongly advise others to stay away. I booked a room on October 19th, with the expectation that it would be available on November 16th, almost a month later. After waiting for only three days, I canceled my reservation, as the wait was simply too long. However, I was shocked to find that I was still charged the full £500 deposit with no clear explanation of what these supposed "costs" were, especially considering no service was provided to me. It’s clear to me that this company operates in an unfair manner, and I believe the deposit charge is unjustified. This experience has left me feeling scammed, and I wouldn't recommend this company to anyone. Please be cautious and avoid booking with them.

Worst agency you can deal with.City rooms is only interested in your money, doesn't care about tenants and won't do anything to help you. They just see you as a money dispenser. The contract is very badly written and the agents will give you only partial information when you ask something, so that they can always use the excuse 'it is the responsibility of the tenants to ask further'.The tenants cannot do anything that is forbidden by the contract otherwise they are charged. But the agents will do all they want even if it is forbidden by the contract. For example, they cannot enter the flat without a notice of 24 hours, but they enter when they want.We had problems with internet (included in the rent) and the agents did not help us fixing it and we did not get a reduction of the rent. We had problems with a couple of flatmates (very dirty, not contributing to the bills, stealing communal stuff, smocking inside the house, making noise at every hour even during the night, etc...) so when we claimed to the agency, the agency just charged them. The flatmates got upset with us and behave even more badly. Conclusion: the agency got more money and we had to live with them for other months and in a worse situation because of the agency actions.When our contract was due in two months, we started looking for other accommodations; we asked the agency for a reference necessary to make an offer to rent another flat. but they didn't give us the reference until we paid the last penny.. This was really unfair, expecially after one year of contract and payments always given on time. We had to pay every rent in advance or wait for the last month to find a new house.For long contract i.e. 12 month, there is a breaking clause after 6 month. Which is normal with any contract in any agency, but with cityrooms you have to pay the 7% of all the remaining months plus keep paying the whole rent until they find someone else; in other words you pay the rent plus 7%, hoping that at some point they will find a new tenant, but you do not have any guaranty that they are actually looking for a new tenant or when they will find, given that you are still paying the rent. There is no point on having a breaking clause if you cannot leave the flat.They do not care about the persons! They just see you as a money dispenser.

Jay was amazing throughout the viewing…

Jay was amazing throughout the viewing of our room. I was in two minds about using city rooms but I can honestly say it was the complete opposite. Jay was always available day or night, I could call him or text him and get a response immediately. We were very happy with the pictures and took the room off the market. Even after the let, Jay has been there to support us through the move in of our new home and even managed to get us a video viewing at our new home! I do think the whole process was made less stressful having Jay support throughout and can honestly say that I would recommend both her and city rooms to my friends and family looking to rent.

I would definitely recommend City Rooms.The best thing is everything is done through their website. Which is so simple to use.The fact that you are in control of viewings and you can message and pay your rent is great.My agent was Ruth who was fantastic from start to finish. EXCELLENT SERVICE From my very first meeting I found…From my very first meeting I found Andrea to be very polite and very professional and extremely easy to converse with.He gave me precise information about my contract would work with City Rooms and what the costs and the process was going to be. Everything was simple and happened exactly the way it should. I took a room was within a week because Andrea had done a fantastic job. Alan was absolutely outstanding from…

Alan was absolutely outstanding from start to finish with regards to renting me a room. Nothing was too much trouble to him, kept me informed all the time and helped me feel confident while renting on line, he is down to earth and has a fantastic personality.
