Nested made it possible for us to buy our dream home!

Nested made it possible for us to buy our dream home! We sold our flat with Nested, beginning the marketing of it towards the end of 2017. Even though we did not have an acceptable offer on our flat after a couple of months, we were still able to make a proceed-able offer when our dream house came on the market at the start of 2018. Because our offer was backed by the Nested advance, we were a chain-free buyer (effectively making an all-cash offer) which put us in a stronger position than other interested parties and ultimately secured us the purchase. With any other estate agent, this would not have been possible.On the sale side, Nested have a dedicated exchanges and conveyancing team, and Becci did a fantastic job across the board: in lining up our flat sale and house purchase so we did not have to draw the advance despite benefitting greatly from the certainty it provided, in dealing with the various parties (buyers, solicitors, agents) and keeping us completely informed throughout the whole process, and even in calming us down during a moving day hiccup. This aspect of the Nested service is immensely valuable and really makes selling/buying property a less stressful experience. Its also worth shouting out the amazing Agency team for their great work in marketing the property and making that stress-free, and mention that the photos taken (and team used) by Nested for the online portals are also fantastic!The whole Nested team were supportive and quick to resolve any bumps that come along with the home-buying process with no fuss. We definitely recommend it to all our friends who are thinking of moving up the property ladder!

Nested is by far the best company I have dealt with for selling and buying property. They are absolutely amazing at what they do! I have bought and sold several properties in the U.K. previously, and each time it has been a painful and tedious process, so using Nested has been a refreshing experience as they were efficient, adaptable, diligent, honest and professional.They gave a fair valuation of our flat and gave us the ability to live in the property we were selling whilst simultaneously renovating our newly purchased home. It was brilliant! The actual sale of our property took longer than expected and had many obstacles to overcome. However this was partly due to a rubbish Solicator I hired, despite this, Nested continued to push through and dealt with everything professionally and efficiently. I can’t tell you how important this was, and regardless of the challenges we came across Nested guided and aided us through it.Highly recommended!Thank you to the entire team, especially James, Fraser and Becci!

Very helpful when in a chain, but quite costly

Very professional service that provides us security and comfort during our less-than-straightforward exchange process. Both Ed and Henry were very helpful from start to finish and were both swift to respond and proactive in getting the sea over the line. I would highlight however that the service is quite costly, and though we were offered a discounted fee and lowered the guaranteed amount as far as possible, the total absolute amount paid in the end was only justified by the offer of the guarantee so my advice to those considering Nested would be to think very hard about using them unless you are in a delicate chain as we were. If so, then they provide an excellent service at a price; if not, then a fixed priced online agent may be more cost-effective.

Both my boyfriend and I had flats to…

Both my boyfriend and I had flats to sell so that we could buy the flat that we had in mind. If we had not used Nested then we would still be sat in a complicated chain and the dream property that we now live in would be the home to someone else. Nested were really easy to deal with the entire way through, they work with you rather than against you which was my main concern when I first signed up to the concept. Any worries I had were very quickly allayed and I cannot recommend them more highly.

Nested is an amazing business model…

Nested is an amazing business model which I have no doubt, will be the estate agents for the future. Our move was not the easiest, requiring the sale of 2 flats in London in order to purchase our dream house in Bath - there were complications along the way including managing garden sub lease extensions, missing building regulation sign off of an removed internal wall and tight deadlines. Some of the issues Nested had not come across before but they were extremely accommodating and flexible. In the end, we only required the Nested guarantee on 1 of our flats. It was actually incredibly useful having access to my flat in London after we had purchased our house in Bath whilst the sale of my flat was being finalised. Could not recommend this company more!

Selling and buying with Nested was a…BREATH OF FRESH AIR!!!

Selling and buying with Nested was a breath of fresh air compared to our previous experiences and attempts. The business model is a fantastic idea and hopefully will help revolutionise the chain process, especially for Londoners looking to make the next move up the ladder in these turbulent times. Aside from helping us with the sale of our flat, Nested were very efficient with our onward purchase and we really felt we could trust them not to screw us over. After being treated like we were doing something wrong every step of the way by the other agents, solicitors and brokers we were subjected to dealing with, the team at Nested were the only people in the 12 months who actually treated us like human beings and showed some compassion. Special mention has to go to Becci who went above and beyond for us and absorbed our stress and angst with no complaints, even when we reached our lowest point.

I enjoyed my interaction with Nested and regret deciding to go with a traditional agentI received a valuation from Nested but it was lower than I received from other agents so I went with the other agents. Unfortunately it took far longer to sell my property with the other agent and I actually ended up accepting a sum a little lower than the Nested offer. As it took so long I also missed out on the property I wanted to buy. Nested were very nice throughout and spent a lot of time explaining things to me throughout the process (I just didn't quite listen). I simply regret not using them as we would have moved quickly and for the same price in the end. I guess the moral of the story is not to get greedy when you need to move in a tough market

Buyer beware?

We recently bought in SE London through Nested, and Alice, Aaron and the team were generally very helpful and supportive, and excellent with communication.The only thing I'd say is that due to the nature of their business model, we had (it turned out to be unfounded) reservations at various points along the buying process. These were because our survey had flagged potential structural issues, and Nested subsequently arranged (and paid for) a structural engineer to provide a report to allow the bank to move forward with the mortgage. In hindsight this was great and allowed us to move ahead with the transaction and completion. At the time, we and our advisors weren't sure if our survey had picked up something that Nested's hadn't, and therefore (as we understood it), Nested were keen to have us proceed as buyers so that they wouldn't be left to buy the house if we fell through, having completed their own due diligence.Being first time buyers, we were required to take a lot on trust and needed to be satisfied that there were no issues with the house (it wasn't just about getting the mortgage).It didn't help that the structural engineer's company appeared vague, and the report wasn't what we, our lawyers, or mortgage broker considered to be up to a professional standard. We were also accidentally copied in on an invoice from the engineer, whose ambigious wording did not allay our suspicions - just the opposite! Aaron and the team remained patient and helpful throughout and guided us through the engineers initial visit and subsequent revisit confirming no structural issues.As mentioned in hindsight there turned out to be no basis for our suspicions, no issues with Nested or the property that weren't transparently revealed through the process, but our experience might be helpful to another buyer in a similar situation with similar reservations.The sale went through to completion and we are very happy with the outcome, moving in (it turns out) a week before our first child was born.We had no plan B if the sale fell through and would've had to move out of our flat anyway, and park the house hunt for another 6 months.So it was fantastic that everything went through without a hitch.Thanks a lot guys!
