Excellent service, highly recommended

We have been extremely happy with the service we have received from everyone at Nested. From the first person who came to value the house, to the photographer, and especially the sales agents. The pictures and floor plan for the house looked amazing and really helped to get viewings. No question is ever too much and we’ve been kept informed every step of the way on the progress on the sales of our property. Fraser has been absolutely amazing in everything that he does. He is always there every step of the way to advise and guide you. He even helped with negotiating a better price on the forward purchase. The brokers that Nested recommended have got the best rates and have been extremely helpful to us.

Where to start? We first stumbled across Nested almost a year ago as we were interested in a property they were marketing. The vendors were so enthusiastic about them that we thought we would give them a call having had fairly average service from the estate agents we were with at the time.We didn’t end up using their chain free selling model as it wouldn’t have been worth it financially for us so we can’t really comment on that. But, based on the customer service and competitive price they offered we decided to use them as a traditional estate agent.What really, really stood out was their viewing feedback, realistic advice and above all their sales progression team. Despite a stormy journey (no fault of theirs) which involved buyers pulling out at the last minute we took their advice & remarketed our property and received another asking price offer within 2 weeks, during one of the most challenging periods of the year to sell. This sale completed yesterday.A special thanks must go out to Stuart and Becci both of whom worked tirelessly and diligently to get the sale “over the line”. We also had contact with Nicole who was equally as responsive and proactive Many thanks Nested we highly recommend them as a company

Incredible experience - couldn't recommend highly enough

We first contacted Nested in mid 2018. We were on a tight schedule chain-wise and our buyer had fallen through, which was stressful as our children were entering school for the first time in our new area. On top of this, we had a challenging co-freeholder on the property we were selling. Within weeks of contacting Nested we'd received the advance, completed the chain and were in our new house. Nested then dealt with a series of major hiccups on the sale - a buyer's surveyor claimed subsidence which didn't exist, and two other buyers (who'd made very good offers) pulled out due to poor market conditions. Despite these challenges, Jamie, Becci and Alex were patient, communicative and intelligent throughout, only contacting me when it was necessary and fighting to get the best result possible. Eventually, almost exactly a full year later a sale went through for significantly less than the amount Nested had valued and advanced. I was not liable for that shortfall, and they then reimbursed the council tax, insurance and utility costs accrued over those 12 months. Without them we wouldn't have been able to move on time and would've received less money for the property. Even though they no doubt lost money on this transaction, I was given incredible service throughout. Thank you for all the hard work!

Good service, very proactive and easy to contact

Salesman Harry was attentive and honest, not too pushy, gave us time and space to make up our minds. Control then handed over to Nicole, who was very proactive in contacting us, our solicitor, and (presumably) the seller and their solicitor, chasing us up, making sure we were doing what needed to be done, and kept things moving forwards through to completion. Nicole mostly easy to contact and responsive. (When she was not available, calls would go through to an anonymous voicemail, which apparently nobody else was monitoring, which was a bit frustrating for just a few days close to the planned completion date when there was a delay on the seller's side, and some support would have been appreciated.)On the whole a very positive experience, contrasting very favourably with previous situations.

Very impressed

We were impressed with Nested right from the beginning. Initially Brad came to do the valuation which was far more scientific and realistic than some of the other estate agents we saw. He then passed us to Hannah and Debora, who managed to get us 3 offers around the asking price within a week. We then actually ended up dealing with Zoe for our onward purchase. Nested have conveyancing progressers that then take over; ours was Nicole and from the start she gave us really solid support and went the extra mile. It was a difficult chain and she worked really hard to keep things moving, for which we are very grateful. All the Nested employees were easy to deal with, responsive, friendly and helpful. Definitely not the experience we had with other agents whilst viewing properties. If I had any criticism it would be that the initial valuation was probably a little low and we pushed to advertise it at a higher level, which we ended up achieving easily. That said, Brad was flexible on this. We didn’t use the advance but this would have been a helpful tool had we needed it.

From the moment Tom Cottrell arrived to value our flat, we knew he was the right person to get it sold. He was genuinely enthusiastic and gave none of the sales spiel that we had from others. He then got us several offers on day one. Tom guided us through every step of the process. When we hit hurdles, he went out of his way to get things back on track. He responded quickly to every query and calmed me down when I was on the verge of melting down (more than once!). He’s knowledgeable, honest, kind and very good at his job. We sold our parents house with Nested…

We sold our parents house with Nested because they could no longer live there and they were racking up huge debts on an equity release loan. So it was really good to know that we could use the advance facility and clear the loan if the house wasn't selling, but in the end we had a quick sale and we didn't need the advance. Nested were extremely professional in dealing with us and with buyers. Commission at 2.5% is a little high but I think we achieved a better price through using Nested. Because of the advance element you have to use their recommended solicitors but they were also very good and not too expensive.Overall I can recommend Nested without reservation.

We started using Nested when we had failed to sell our house through a conventional Estate Agent. The prospect of being able to move before selling our house and essentially acting as a 'chain-free' buyer seemed too good to be true but we got in contact anyway to see what the catch was.From day one Nested were on a different planet to the other agents we used in terms of their approach, professionalism and work ethic. Everything was explained so thoroughly and so well that we soon realised that the only 'catch' was that Nested's fees are higher than most agents, but the difference in quality means that they are far better value than the competition.We took full advantage of the advance and moved before selling. This means we paid the higher fee, and it was still 100% worth every penny.Right up until the completion of the sale Nested's staff have been helpful, professional and dedicated and that goes for every member of the team we dealt with.A particular mention should go to Emily, Josh and Stuart, but as I say everyone we dealt with seemed to be just as hard-working and committed to the cause.I've recommended them to everyone I know who is looking to sell and the only criticism I would have is that they are currently only operating in London!

FANTASTIC EXPERIENCE 5*'sI had the pleasure of selling my property with Nested overseen by team leader Alice B who sold my previous property a few years back and again she was absolutely amazing throughout the whole process. She allocated team member Jamie S who was my point of contact for the selling process. He was incredibly knowledgable about the current market and future property forecast and got a good deal for my house sale quickly and smoothly. I also had a great experience with the post sales team. Becci M my appointed relationship manager, pushed my sale through brilliantly with my buyer even though their solicitor was very slow and unhelpful. She did a great job at chasing and keeping on top of everything and updating me daily. Nested's fee for the work and experience is very reasonable and I couldn't fault the process. We originally approached Nested as they offered the advance system alongside their Estate Agency, as we'd found a house we didn't want to lose - as it transpired, Nested found us our ultimate buyer alongside several others who made offers, in the midst of one of the most difficult periods the property market has faced. Fraser and his team supported us throughout, being proactive, responsive to the various challenges, problem solving and very honest with us when we needed it. Ultimately we didn't need to draw down the advance, which was testament to their property selling skills. As it's an online agent, we were initially nervous of Nested, but we'd previously been let down by traditional local Estate Agents, and quickly realised the merits of what they deliver and how they support their service. Accordingly, we'd thoroughly recommend Nested.

I was initially a little skeptical of Nested due to their lower fees, but they did one open day on my flat and got an offer straight away. The sale took 5 months to complete, but that was due to delays elsewhere - it would have been more like 3.5/4 months. Nested stayed in touch throughout the process and the solicitors that they recommended (PCS legal) were great as well.I would highly recommend Nested (especially compared to other estate agents that I've encountered) - professional, smart and proactive. Excellent service from a thoroughly likeable team

Elliott was my first point of contact. Highly professional and friendly. He introduced Brad as my Relationship Manager. I met Brad at my home. He was very personable, informed and gave me an intelligent perspective on the market and how Nested could help me secure my onward purchase, having lost my buyer a few weeks before. As my relationship manager he did an excellent job staying in touch at all hours, and advising me as needed. Brad put me in touch with St John who, with Elliott’s input too, gave me the confidence to structure my offer correctly, and stick to my offer price when an increase was requested. I also had contact with Alice, when Brad had a day’s holiday. I found the entire team to be engaging, enthusiastic, intelligent and helpful and I would highly recommend them on this basis. In the end my vendor pulled out, and I decided not to proceed with selling through Nested, but that was no fault of the lovely people I got to know there. If you need to be chain free to buy your perfect home, they are definitely your go-to agent.

Honest, engaging, realistic

Nested were smart, engaging and responsive from the off.They set out a more convincing and realistic pitch and trajectory than the ‘typical’ estate agents we spoke to.Their model is good, and a bit different and even when the economy and other factors began to bite (and we had to revise our expectations) we still felt supported and cared for. It was a more honest and resales it process.They weren’t pushy and their customer care was great - it was pretty much pain from from that side of things.We decided to take the loan option - the period after (securing a buyer and working through to completion) was smooth and pretty pain free!Would recommend!

No control!

The purchase of my property was more stressful than it needed to be. The handover in particular was a complete shambles where a set of keys to my house is missing; the sellers are blaming Nested and vice-versa. At the end of the day Nested get a fee for the sale and in my opinion it was not well earned. Their were no white appliances when I moved in despite saying I wanted to have these. The lack of control for the process is what made it such a bad experience. I can see the appeal from a sale point of view but for a purchase I would strongly avoid!

Overall I can highly, highly recommend Nested. After trying and failing to sell my London flat through a regular estate agent, I heard about Nested and went with them for attempt no.2 on the flat sale. Overall I was very impressed with everyone at Nested; the customer service was generally excellent and they were pro-active and switched on.I ended up using the cash advance, and Nested were good to their word and provided the cash in short order which enabled me to buy my new place. For that, Nested was an absolute god-send as viewings of my flat were very thin in on the ground (it took around 4-5 months to get a single offer) and I would definitely have missed out on my purchase had I been using a traditional estate agent model. So, I have Nested to thank for enabling my purchase, and for the (in my view very reasonable) premium you pay in fees when you use the cash advance, it's a remarkably good serviceThe one and only caveat I would highlight to anyone using the cash advance is that you have to be prepared for the possibility that you will not get more than the c.90% Nested will give you. That's what happened with me - though I think this was largely due to the tricky London market, and a lack of interest in my flat. Of course, if your place gets plenty of viewings and interest, then you're probably going to be fine and get a nice windfall when your property sells. In my case, Nested did seem to be very motivated to get my place sold for the asking price. Again, highly recommended and thank you Nested for making our home purchase possible.
