Generally a Good Experience

Nested offered a way for us to guarantee our onward purchase could happen in time. There is a premium to pay, but it isn't too much and it offers peace of mind for the purchaser.We had a good experience with Nested. The actual estate agency part needs a little work in that we didn't think they were as well set up on this side of things. However, they do get help from local estate agents if required. If it is straightforward sale, they are fine in this area. If it is a little difficult, they struggle a little. However, the admin up to the point where the estate agency takes over and once the sale is agreed is first class. Stuart, who was looking after our case, was so helpful, supportive and accommodating through some difficult times. We can't thank him enough in particular and hope that Nested go from strength to strength.

Nested are incredible

Nested are incredible ! We have bought and sold numerous properties and each time there have been issues and delays related to the UK property buying and selling process. We met with Nested after our property had been on the market for months with zero viewings ! The process was outlined so clearly and every person we dealt with was incredibly friendly, knowledgeable and hard working. Nothing was a problem, everyone worked so hard for us to sell our property at a great price in arguably the most difficult market the UK has seen. The advance allowed us to move overseas together as a family, rather than my husband having to start a new job by himself and the family follow once the property was sold. The UK property market process is archaic, but with Nested you remove uncertainty, know your options from the start, and can move on with your life rather than your life being on pause until the stress of selling is over.. if you can sell at all ! Its an incredible business model and is exactly what the UK needs. The vibrant staff are completely dedicated to getting the process through as quickly as possible, and they are HONEST ! I will continue to recommend Nested to every person I know and meet in the UK who is selling a property. Thank you to everyone at Nested !

Good overall

I had an excellent introduction to Nested from Elliott who was courteous and helpful, answering my queries without being pushy. When I was ready to put my property on the market, Jodi was the most fantastic relationship manager. She truly went above and beyond for us and is a huge asset to Nested. When the valuation came through, it was completely in line with my expectations based on a recent sale on my road. There were a fair few issues on the estate agent side of things: no feedback on viewings initially; considerable pressure to keep dropping the price despite not needing the advance for a while; keys left in unlocked key safes; buyer’s initial offer not communicated and a lengthy delay on the memorandum of sale being issued with no communication. Ultimately it ended up in a good place, with a cash buyer found before I needed to take the advance but the process was not without its stresses. However, once I was passed to the sales progression side of things, service levels went back up to being excellent. A variety of issues popped up in our chain but Stuart was always one step ahead and I’m incredibly glad we had him working alongside us to help navigate that.

Nested - Highly Recommended

I don’t know if we were particularly unlucky (we certainly feel it), but we had a complete nightmare with our house sale, until we switched to Nested. In total, it took us over two years to move. We initially used a conventional high street agent, but after about five different buyers and two collapsed completed chains through no fault of our own or our property, we contacted Nested and thankfully they were able to help. We desperately didn’t want to lose another house purchase and needed the advance as soon as possible to be able to salvage our move. The people we have dealt with at Nested have all been refreshingly very professional and knowledgeable about their product and the current market. We took the advance at the earliest opportunity, which does mean we have paid the highest amount in fees, but it was worth it to us in the long run. We were able to buy the property we wanted and almost lost, plus we have now completed on our own house sale and received the remainder of the purchase price after fees. I would highly recommend Nested. You can just use them as a normal estate agent with a comparable and competitive percentage fee, but the beauty is the backup of the advance if you need it. It’s a sliding scale of fees with the advance, so if you don’t take it as early as we did, then it will cost you less. Our experience of the London housing market is that it is in free fall, so if you are serious about moving, Nested really is a great option to alleviate the heartbreak of broken chains, not to mention the costs associated with it when you lose a property which you’ve spent money on for surveys etc. I only wish we had heard of them at the start, as now we have experienced their service, it seems a ‘no brainer’ to us.

Superb Customer Service

I had the pleasure to come across Nested during unsuccessfully trying to sell my property with 3 different agents. They have been realistic in their approach and valued the property at the right price so it can sell and it did. Nicola Snape as designated negotiator made sure the selling process ran smoothly and had been very careful to keep both me and the buyer happy in a fair manner. I could have not imagined a more efficient way to complete the sale, and she has been the leader in making this happen. Fantastic - highly recommended

We used Nested to sell our house in Watford, and they have been absolutely fantastic throughout the whole process. We struggled to sell our house with a different estate agent and Nested took over to successfully enable us to move quickly. It has been refreshing to go through this process with an estate agent who we could trust and had high standards & values, being very customer focused throughout the whole process.We ended up using their advance facility to conduct our onward purchase, and ultimately they enabled us to move in what has proven to be an extremely difficult market, making the process a lot less stressful than it otherwise would have been via the traditional model of moving home. Thoroughly Professional & Friendly Agency

The Nested USP, offering you money in advance for your property to enable you to go out and make offers, is the obvious selling point. However, when our property failed to attract the attention expected, the sales team really came into their own. We were lucky to have Josh & Izzie looking after our area who, even in an unfavourable market, were bringing in over 4 viewings per week. All of these viewings were followed up upon immediately and we received extensive feedback from every visit. Honest and enthusiastic estate agents

Nested helped me and my family to move to our new home which wouldn't have been possible without making our old house chain-free. We also took out the Nested advance to purchase the new house. The overall experience was very positive. The staff I interacted with, were very professional and I found them to be quite honest. Emily was the sales person who first visited us to give an explanation of how Nested model works and that probably was the most influential meeting that helped us make our decision to try Nested. As the paperwork progressed, our old house was valued a bit less than the high street estate agents, which initially was a bit of a surprise to us. However, in the hindsight, I have to agree that their assessment was accurate and real, without the high street estate agents' pep talk to get your business. Even though we put our house in the market for a bit higher price than they thought it was worth, it did not help. We had to bring the price down to what they had estimated and then it was sold at the full value they had estimated! While going through this process, our agent Josh very patiently explained the statistics of user visits to the website, inquiries, viewing etc. to make sure that we understand the probability of house getting an offer vs. having to reduce the price. I found that conversation to be very useful and helped us make the right price decisions. Once we got an offer, Becci took over rest of the process and she helped us with the completion in less than 3 months of the offer, having a downward chain of few houses. I can't think of any particular bad experience in the whole process. I would only point out that Nested being a new model, we had to convince our preferred lender (a major high street lender) that it works without any risks and eventually their legal team agreed to proceed after the Nested progression team helped with the right documents. As more and more users use Nested, this model would be well-known to all lenders and should not be an issue. I would highly recommend Nested!

Nested weren't able to offer me an advance but I still rate them Excellent. There weren't enough similar sold properties in the area for an advance to be possible but did everything they could to help me out and were open and honest - to the extent they provided an assessment of the best alternative agents and also helped with valuation reports on my next purchase. There is real dedication to building a strong and trustworthy brand and addressing the major issue of liquidity in the housing market.

I’ve used Alan before. Went with another company after Alan and it was a major regret. I got in contact with Alan as soon as I was selling again. Would never use or recommend anyone else. His experience, people skills and knowledge of the market are second to none. Keeps you update with everything. He’s at the end of the phone or a msg away for absolutely anything you need. Second house sold by Alan for me in unbelievably quick time with highest selling figures in the area. He’s an absolute gent, all round good guy and expert in his own field. Dream Cottage

We originally advertised our property with a local High Street Agent had a buyer who wasted our time for seven weeks unable to get a mortgage and then backed out. We then went for nearly three months without a viewing. In the meantime after searching for one year the house of our dreams came on the market in the exact location we wanted to be. Unfortunately for us three other people were interested all putting in offers at the asking price. The vendor made it clear he would go with the first buyer who had sold their house. We decided to Google other options we felt there must be an alternative option out there and we came across Nested, we had never heard of the Company. With nothing to lose we gave them a ring, the module seemed too good to be true. We felt sceptical however Anup visited and explained the process we were very impressed. He explained we could be a cash chain free buyer even liaised with the Vendor and his agent who were dubious about accepting us as buyers. He explained the process in a way which gave them confidence to accept our offer. We were thrilled we secured the house against what we thought was impossible odds. The service we received was excellent such a contrast to the original Agents who were shoddy in comparison. We dealt with Anup, Joshua and Tom who did the viewings and Nicole. Every member of the team was exceptional in the service they gave. The photographer was lovely even giving tips as to how to present the house and a young man produced a very detailed floor plan within a few days of their visit the house was listed. The open day arranged had 4 viewings booked in total over 10 days we had 9 viewings with 2 people putting in offers. Our accepted buyers offered just under the asking price, and Nicole helped them every step of the way. She explained to us we could probably completed without taking the Guaranteed Drawdown. It transpired we took the Guaranteed Drawdown to comply with the Vendors time scale however our house sale was completed shortly after. The day we completed on our purchase proved to be special by coincidence our granddaughter was born and we received a beautiful bouquet of flowers from Nested, which we thought was a really nice touch.We would have no hesitation in recommending Nested, we did hit a few bumps along the way, due diligence on the house must be completed, but Nested proved true to their word and assisted in every aspect of the purchase and sale.We are now living in our dream Country Cottage which would never have happened without Nested.Even if you don’t take the Guaranteed Drawdown we would recommend Nested as an Estate Agent you won’t find one better.

Great start to finish

Nested were great start to finish - they gave us a realistic view of the market from the outset and then worked hard to get us the best price in a difficult market. They were very responsive and kept us regularly informed. The Conveyancing Progressor (Becci) played a vital role in keeping our chain informed and moving forward - without her there is a good chance the chain would have broken down. This adds real value when compared to the traditional/high street estate agents, who in my experience tend to lose interest once you are under offer. I would definately recommend Nested.

Great if you need to sell and move in a hurry…

I instructed nested to sell my home after no luck with a traditional agent. Nested were great and sold my home within days, at more or less the asking price (which was the same as with the previous agent). I did have some issues with the listing/photos and viewings process, but when brought to Matt's (CEO) attention he was very responsive and dealt with it personally. My sales progressor Nicole was very professional and kept me up to date when needed. This was welcome as my previous agent would call to give me quite pointless updates. The recommended solicitors were excellent and I was welcome to go in to their office to complete paperwork or discuss my sale and purchase. This was really invaluable to me. The reason I have given three stars is that, along with the upfront issues I had (which were resolved) I do feel that nested is geared towards those who need to sell and move house in a hurry. This was not the case for me - I just wanted my home sold quickly after four months of endless viewings and no results. I didn't need to move within a certain timeframe. However, nested guarantee to complete the process in 90 days (that's market, sell, exchange and complete) so there was alot of pressure to keep things moving which I was not always comfortable with. At times I had to dig in my heels and refuse to be rushed on matters that were important and needed time. Nevertheless, I undersand that they must strive to fulfill this guarantee, and from acceptance of offer to completion took less than three months, as promised. They also brought over a gift and bottle of champagne on moving day, which was a lovely touch. In all I would recommend nested if you really need to sell and move house in a hurry. For me, who never intended to use the advance and didn't have a moving deadline, the process was a whirlwind and rather rushed, so this is definitely not a 'one size fits all' model.

Definitely a success for us, it took 3 months from listing with Nested to completion

We’d listed our property with a high street agent for a few months, it had become evident that our asking price was too high, viewings had stopped. We knew we’d have to drop the asking price but the agent wasn’t offering any advice. We heard about Nested through a friend who spoke very highly of them, I didn’t think it would work for us as we had built our house and there was nothing in the market to compare it with. We decided to contact Nested to hear more about their business model.Ed from Nested came to view our house, I was immediately impressed, he was personable, had a great knowledge of the local market and I trusted his opinion. The valuation was lower than what we would have liked, but I thought it realistic as I’d been following the market. The great thing for us was that we could put an offer in on a house we’d been intrested in for a while. It needed work so we put a low offer in, Ed spoke to the agent selling the property to confirm we were chain free and our offer was accepted. The money all worked out, we were selling our house for less but with the help of Nested our lower offer was accepted. At the lower asking price we found a buyer for our property on the first day of viewings, so we didn’t need to draw down the advance.Thanks to Nested for providing an efficient and professional service.
