We approached Nested towards the end of…

We approached Nested towards the end of our contract with another agent, in what seemed like an utterly intractable market. As it happens, we received a proceedable offer which, fingers crossed, will now move us to completion on our onward purchase. That said, I’d have no hesitation in recommending Nested. We spoke to Charley, who would’ve worked on our sale and Emily who was lined up to assist with re-negotiating our onward purchase should that have been a requirement. Both were excellent: understanding but pragmatic, with a data-led sales strategy and apparently, zero bullsh1t. Charley was open about the costs involved in Nested’s bridging offer, which can be substantial but seemed utterly committed to helping us avoid that by digging out blind to get us a realistic price in a weird market. I think the hyperlocal knowledge of a high street agent will always be useful. But they won’t be able to ignore the data-led approach that companies like Nested work on (they provided substantial market data to us in their valuation) and I suspect this is a company that will blaze a trail.

Nicole Snape is great!

Incredible support and guidance throughout a difficult sale

I would like to thank the whole team who were involved in our sale, and with particular thanks to Nicole who was clear, calm and supportive throughout the whole process. We put our property on the market in the Summer of 2019 and, as these things can sometimes go, many issues came to light as we navigated the sales process. We finally were able to exchange this September.Nicole was absolutely amazing at supporting us to resolve all issues as they came up. Despite our sale being so complicated, she was able push forward through issues by contacting landlords and council services on our behalf.Nicole worked tirelessly making sure the buyer, vendor and solicitors from all sides were always on the same page. Her professionalism and negotiating skills meant we were able to move forward on a purchase that we were convinced would fall through. Our experience

Our experience, as potential buyers, with Nested was really positive. The video tour was impressively good to start with. When we met Reiss, he was one of the most professional estate agent we have ever dealt with: prepared, polite, passionate. He was able to tell us a lot about the property and answered all of our questions. We really appreciated that he religiously followed the COVID 19 precautions and that followed up with us for a candid feedback two days after the viewing.

How all estate agents should be!

Our experience with Nested has been brilliant! Right from the beginning when we first made contact with our agent, Reiss Braniff, to the present day (having now accepted an offer and looking forward to our move), we have been treated with respect, patience and transparency at all times. Reiss took time to listen to our requirements and understand what was important to us and was reasonable and flexible and worked with us to ensure we were happy with the process. He had the required local knowledge and managed our expectations with realism and pragmatism. We were kept informed at all times and given updates promptly, which is vital as a seller. The agent who managed our open day was also brilliant and gave immediate feedback about how the day went, which we really appreciated. Reiss managed the offer/acceptance process extremely efficiently and with professionalism and we really felt that he had our best interests at heart. On the whole, a truly positive experience and we wouldn't hesitate to recommend Nested to our friends and family.

Nested are awesome

Nested have been fantastic from start to finish. We put our house on the market in February just before the pandemic hit. That’s made the whole process more stressful and prolonged than we anticipated, but Nested have been the one constant supporting us all the way through. Early on in the process there were some minor snags with communication, but I made it very clear what I wanted to go differently, and Brad was excellent. Took the feedback onboard and handled the situation professionally. Dan did an excellent job with the viewings and secured a good price, all the while Fraser was helping us with the buyer reports. Having someone to go to for advice and a steer on not only how to negotiate, but to give you the inside track on a property (often information not available even via an avid google search!) was invaluable. We accepted an offer on our house, and had an offer accepted on a new one just before lockdown. So we waited months to be able to crack on with it, and at the last hurdle just as the lockdown was lifted, our purchase fell through! Fraser gave us solid advice that helped us to walk away from that one, and within days we had an offer accepted on another. At the point of exchanging and completion, Becci looked after us and she’s been great. I can always rely on her to be on top of things, and chase everything just as much as I was! All in all I can’t recommend them highly enough. If I ever move again I would absolutely use them.

Would use again!

Estate Agents tend to get a bad rep and I can understand why, but Nested is different, they're online, customer service focused and honest. Recommend over any High Street agent!

After 4 months with limited movement on the sale of my property, I moved to Nested, who within 2 months presented me with two offers and handled the process from start to finish impeccably. Before selling through Nested, I didn't really know much about them, but I have to say after this process, I wouldn't consider selling through a high street agent again. Nested provided analysis of the feedback on my property through a scoring system, as well as detailed area analysis, which was really interesting to study throughout!Nicole handled the after offer process, and held things together for me throughout, solving issues and delays between solicitors, communicating effectively with both parties - in all honesty I wouldn't have a sale without her! We chose Nested because they clearly understood the economics of the property market, and they didn’t disappoint. Right from the very first they were prompt, efficient, energetic, helpful, hard-working, and thoroughly committed to getting the job done in spite of all the COVID-19 chaos. I lost count of the number of after-hours emails and phone calls they made and received. Unlike so many other agents, they don’t just pull a ridiculously optimistic estimated sales figure out of thin air, and then waste months of your time trying to get offers at an unrealistically inflated price. Great experience with Nested and the business model is win-win.

Having been stuck in a chain with all of the accompanying uncertainty , Nested did exactly what it said on the tin. They helped us get out of the chain, their embedded finance allowed us buy our onward property and then - although it took a few months to get out of a soft spot in the market - successfully sold our old property at a good price. Nested's people were flexible, patient and understanding, particularly Elliott who successfully steered the sale process through some difficult waters. The business model makes sense - Nested get exclusivity and thus certainty of their revenues in exchange for absorbing risk for the period they make their customers chain-free. The built-in long-term tie in and incentives also avoid a lot of the more cut-throat tendencies of traditional estate agencies. Highly recommended.

Successful move, great people

Elliott and Nicole helped turn around our moving experience. After a disappointing start with another online firm, and finding a house that we loved, we had two options- let-to-buy and pay eye-watering stamp duty, or do some kind of bridging finance. Enter Nested.Spoiler alert- they made it happen for us.Be ready with all of the paperwork for the advance approval- they are very thorough- it is worth it because then it’s all ready for the buyer. I would say that it would have improved our experience even further if Nested had committed to a deadline on the advance- the window of 10-45 days didn’t help me manage the expectations of the vendor, and despite pouring all of my energy into the process it did take nearly 7 weeks, and even at the end nobody could tell me when it would be done apart from “soon”. I still rate this as a 5 star experience though because this annoying part of selling a house is inevitable, and it’s better to have it at the start than at the end, when you’re in a chain and worrying about exchange. I’m convinced that this is a better way to sell a property.The data analytics were really cool- as a bit of a nerd I really enjoyed clicking through the stats each day, which reassured me that we had priced it competitively and were likely to sell successfully.Elliott did a great job, getting lots of viewings and fitting them around our family life, and sold our flat within two weeks at the price that we expected to get. He was very knowledgeable and always positive and calm. Nicole then got it completed within 2 months despite a slow solicitor on the buyer’s side. We only needed the advance for 1 month in the end. I’m really happy with the people we dealt with- very positive and more relaxed in manner than your traditional estate agent, but also very hard working and proactive- they get things done!We moved into the home that we fell in love with, three months after reaching out to Nested. I think that under the circumstances they are the only people that could have pulled this off. Huge thanks to Elliott and Nicole.
