Deception in connection with property purchase

I agreed to purchase a site comprising several commercial units. My offer was for the whole site only. I made this very clear to the lady at Barney Estates. When I received the mandate giving authority to exchange contracts, I queried the wording, ie Lot 2. The lady assured me that I was purchasing the whole site and to ignore the misleading wording. Unbeknown to me, one third of the site had already been sold ; yet I was being asked for the whole site purchase price.I exchanged contracts and paid a deposit. I feel that I was coerced into making a hasty deposit payment through deceipt, misleading and mis information.Barney Estates are operating a sophisticated scam and obtaining money by deception.

Do your homework before you trust.

Great at calling you when they want to sell you something. The calls stop once you’ve paid. I don’t trust this agent. Look at the website tells you one thing. Look at companies house tells you another. Look at auction results. They sell very little. Don’t take my word do your own search it cost nothing. Search director’s, years trading, tax returns. Then decide if you want to trade or trust them. I wouldn’t again that’s for sure.

I’ve been attempting to purchase a property but my experience has been frustrating due to a lack of transparency around the fees. I was informed that there would be £3,600 and other person said £3300 include tax an agency fees for a £15,000 property, which I feel is disproportionately high. Additionally, the cost of the legal pack was over £10,000, another significant expense that wasn’t clearly explained upfront. Despite multiple requests, I’ve struggled to get a clear breakdown of these charges, leaving me concerned about their fairness. After leaving a review about my experience, I received an email from the company threatening legal action if I didn’t take it down. This kind of response only raises more concerns about their practices. I would advise others to exercise caution and make sure they fully understand all costs before engaging with this agency!!

I’ve placed an advert on the gazette to give creditors the opportunity to come forward following a family bereavement, so far I’ve had 2 letters both from Barney regarding auctioning the deceased estate.The first letter shows a complete lack of respect and sending a second letter is rather insulting. May I please remind you of the purpose of the gazette death notice: “The Gazette which contains the details of a deceased person and the executor/administrator, so that anyone or any organisation owed money by the deceased person's estate can come forward.”Please adjust your practices accordingly and ensure this is passed onto senior management who are either unaware of the practices amount the team or themselves incompetent.

This estate agency is a SCAM.

Please avoid this estate agency/WE DON'T EVEN KNOW YET THIS TILL THIS DAY IF ITS 'LEGAL' PLOT. AGENCY BOUGHT THE PLOT and resold it - under different names. Staged. Still reviewed by land deed registry.1. They sold us 8 % smaller plot. Shown in sketches months after purchase and 'site survey'.2. Didn't share correct AP1 forms and dimensions until - bombarded with emails. 3. Refused to share other owners contacts - in order for us- to build a path and get BUILDING PERMIT from the local council. Absolute scam.4. lied about the neighbouring plots purchased. Which are still on the market. 5. all neighbours in the area - said - it was a scam set up by the estate agency to buy the large plot cheap and then sell it on - by violating their promise to seller - to not advertise it as - commercial - residential plots.

Block out huge amounts on your card and then refuse to fix it, sent me begging to my bank to remove a block that they put on my card a week ago. Insult + Injury - this was all for an auction which I couldn't even access on the day cause their site was crashing. So I missed my lots cause of their system, I'm £6k out of pocket and they've told me to fix it myself with my bank. Rubbish company.

Despite being informed by the legal owners of a property that the land is no longer for sale through that route. Who have requested in writing thar the land be removed from sale. They have continued to advertise, and proceed to auction on the advise of a company who do not own the land.
