HARRASSMENT

DISGUSTING! I posted an enquiry for lettings agents on Right Move in 2008 and since then I have been harassed by Atkinson Mcleod. 11 years!! I have replied to countless phone calls and emails in the last 11 years stating that I do not want or need them as a lettings agent and to please delete my records. I have called the Balham office. I have emailed the managers at all of their branch offices and the Head Office. EVEN IF I NEEDED A LETTINGS AGENT, I WOULD NEVER USE ATKINSON MCLEOD. None of the other lettings agents that responded to my enquiry in 2008 have ever contacted me again-because it has been 11 years-and I never needed to email and phone them. What a bunch of cowboys.

Worst experience ever

I never faced this kind of mess at the property agency. We have been renting flat with them for about 1,5 years. Nobody knows nothing about the flat, nobody explained how things work here, so we had to explore everything by ourselves. After 1,5 years we found a new flat and now it's another struggle to communicate with the agency as it seems that no one is responsible to do things, they only kick you from one to another, wasting our time. Never will have any deals with them again.

Landlords be careful

AtkinsonMcLeod have been letting a property for me for 3 years on a non managed basis meaning I only have to deal with them when I need to find a new tenant.- When they first showed the flat (first year, first viewing) they broke the patio door and left it open. I was out of the country and explained to them that they must return and shut the door. When I returned the door was still open and had been for a week. I had to pay to get it fixed.- Getting in touch with anyone is impossible. Everyone I’ve ever dealt with has left and you don’t get told so you email constantly and don’t get through to anyone. - They will chase you to pay the bill but be prepared to chase them to do anything else. - I live overseas so having someone complete a reliable inventory and check out report is crucial. When I got my last check out report it said everything was ok. My new tenant moved in and I quickly realised this was not the case but AM weren’t interested and there was nothing I could do but resolve myself and be out of pocket.- I currently have overpaid agent fees. Lettings manager advised I would get these repaid and wouldn’t be out of pocket. When it comes down to paying them they now however they refuse to do so. No one is responding to queries on this and there doesn’t appear to be any way of escalating it.In summary, yes they will get a tenant in the property but you really need to watch them and be careful in your dealings with them. Please read reviews on other websites as TrustPilot seems highly skewed compared to other reviews.

I thoroughly recommend Atkinson, especially Gilbert Francoise. Not only, did he help sell our flat as quickly and efficiently as possible. He went above and beyond in his customer service.

Poor Communication and Service Across The Board

Our Account Manager, regularly ignores emails, phone calls and has never shown the level of care I would expect from a person in his position in an industry that is fully lead my customer service and experience. The communication throughout our experience so far has been sub-par - not only with our account manager but with our dealings with property management as well.Whilst trying to deal with a tenant swap, I was passed from pillar to post with seemingly no response from anyone. Even involving our landlord into the process didn't seem to help. After an extremely abrasive phone call from Property Management, I literally had to call my landlord to speak with them on my behalf (despite him already sending an email to the same effect - that was of course, ignored).Very disappointed with this service - I can't say that they build a good reputation for an industry that is already under scrutiny - especially when living in London.

AVOID this estate agent at all costs

AVOID this estate agent at all costs! You will deeply regret using them.At the start of the tenancy we flagged a LOT of things that were wrong with the flat and that we wanted fixed. Issues included but weren't limited to: big crack in wardrobe door, crack in wash basin, faulty blinds that wouldn't shut, sunken/stained mattresses in bedrooms, broken knob on microwave making it unusable, damaged sofa without a bottom etc. Despite numerous chasing emails sent, nothing got fixed throughout the whole 12 month tenancy. 12 months into the contract we served notice and advised the agency we intended to take advantage of the break clause in our contract. At this same time we got in contact with the person who initially advised us of possibility of an early termination. She told us that this was indeed still possible and viewings started to be carried out from that date to take over the tenancy. After much correspondence with the agent we were told to pay an "early termination fee" to come out of the contact earlier and that nothing else would be payable. We were advised that by paying this fee, we wouldn't be liable for July's rent. We paid the fee and we were told to vacate the flat on 28 June. We were also told that renovations were taking place during the 2 first weeks of July and the flat wasn't being rented out during this time. A couple weeks later, after having handed the keys back I got an email from the agency requesting July's rent. Obviously this came as a massive shock to my flatmate and myself as we were advised that we would NOT be liable for July's rent if we paid the fee to come out early which we did! Why would we pay an early termination fee if we were still going to be liable for July's rent????It has now been over a month since we vacated the flat and this matter is still being disputed. Our deposit still hasn't been released. The agents are denying EVERYTHING they had previously advised us regarding the early termination and are claiming we owe July's rent even though the property was being renovated for the first two weeks of July and new tenants moved in straight after this! To top things off when we received the check-out report half of the items were marked as missing, despite them being in the photos I took on the day we vacated the property. The report also includes damages to the property which were ALL issues we flagged at the start of our tenancy that the agency failed to resolve during the year and are now trying to deduct from our deposit! We have been completely mislead by the agency. Please be aware. DO NO USE THIS ESTATE AGENT!!!!

WORST SERVICE EVER, this is a company that allow "photographer" to come in your house without any advice, making photos because I was leaving the house. The "lady" (I wish to call her in a different way but I can't be RUDE like her) came in without knocking as they have the keys, so I had an heart attack thinking of thieves, then she was the most RUDE, unprofessional person I've ever met in my life, I wish she'll be unemployed one day. AVOID AVOID AVOID AVOID THIS "COMPANY"!!!!!!!!!!!!

These people clearly failed both their English and Mathematics GCSEs. I've explained so many damn times what my requirements are and what my budget is, yet they keep pestering me with calls proposing completely off the mark properties. I'm looking for a 1 bedroom flat and my budget is £300 pee week and they call me with a 2 bedroom flats for £350. Is it stupidity or something else? You're really just wasting your time with these lot. Help yourself, go somewhere where they listen to your accommodation requirements and take your house search seriously.

We were mislead about multiple items in the home by our agent. When we were showed the property there was a TV shown to us, promising it would be included in our apartment when we move in - no TV when we moved it. Agent dismissed us without care and didn't feel the need to address it. 2nd was a sofa - promised a brand new one and got one, with at least a couple of years of usage on it. Again, when we complained to the agent - we got dismissed with no resolution

If I could give zero stars I would. Obstructive staff who do not care for their tenants, they only have $$$ on the brain. They are all wonderful and helpful until they've got your money and then after that they do not care. Absolutely no empathy understanding about ongoing issues with our property. Property management do not reply to emails and avoid phonecalls from you. One lady told me to "stop calling them". Getting any response or update from them is exhausting. Every process since signing the tenancy agreement has been extremely flawed. Do not rent a property from them - learn from our mistake.

Words will not describe just how bad the service is from not just Atkinson McLeod but also the landlord they used in our case. Me and my ex partner rented a place via them sharing a house with another tenant. After living their for around 8 months my partner and I split and obviously needed to move out. The housemate also decided to leave and move back to Poland. We never missed any payments and kept the place in exceptional condition. We paid to break the contract which cost an extortionate amount, but as stated due to circumstanced we paid anyway. They found new tenants immediately who moved in immediately after we left on the 28th February 2019. We paid to have the place deep cleaned by a company they recommended at a cost of £395. The clean was completed and the company sent pictures to show it was of a high standard. A check out report was sent on the 13th March which we responded to straight away to point out a few discrepancies (the report listed the sofas as not seen, we did not take them and they were in the cleaning pictures after we left). We did not hear anything back for almost 3 weeks, literally nothing despite several emails. We called them and was informed that the person dealing with out property had been on holiday for two weeks but was back in tomorrow. Apparently if someone goes away nobody covers their emails or work or even informs you (they also told us on the phone that despite the fact she was back tomorrow they only deal with deposit returns once a week so she might not even deal with it then). They have consistently told us they are chasing it up with the landlord and in the last week we finally thought we had success when the landlords deductions report came through. He claimed £74 for small things like light bulbs, ok fine and £180 for cleaning?!?!?! Despite us using the company they suggested and choosing the most expensive package which they also recommend. We are of course contesting this. It has now been 41 days since we left the property and 28 days since the check out report was sent and despite several more emails and phone calls we still do not have our deposit back. I urge anyone even thinking about using these scam artist to steer well clear.

Hackney Atkinson McLeod the worst estate agents I've ever dealt with.

The Hackney lettings management were the worst estate agents to deal with. The director was also very unhelpful, when we shared our concerns with him. The most unprofessional company I've ever dealt with. Up until the day before our move date the lettings manager failed to sort out tenancy agreement we had to continously email him and his responses were very vague and unhelpful. Despite knowing our move in date the agent failed to have everything sorted. He lied and failed to follow on many points, like the furniture and when we would hear from the landlord. We had to pay extra to rearrange the delivery vans. Finally the manager cc'd the other tenants bank statements and ID to us. I would not recommend using this agency I do not trust them with my personal details and it was a very distressing experience.

I have been using AML for over 10 years. They are always proactive and helpful. When works were required at my property recently, Lauren Chapman quickly got in someone to review the work, provide a quote, covering the absolutely required work plus an assessment of optional items, in a transparent manner, so i was able to quickly move on getting the work done. thanks

THEY DON'T TAKE CARE OF THE CLIENT

THEY DON'T TAKE CARE OF THE CLIENT, AT ALL! To them we are just people who pay rent, they use to reply to each request saying "LANDLORD SAID/LANDLORD DECIDED/LANDLORD AGREED/DISAGREED" not even trying to get the best for a person who has been a 2 years client. If you want to renew they say that the landlord decided to change tenancy because he wants to increase the price but then they rent the flat for £200 LESS; if you try to negotiate on the deposit refund asking for a reasonable deduction (even though the flat at the move in was in a VERY BAD conditions - NOT CLEAN, NOT ALL LIGHTS WORKING ETC..) they get back to you without even trying to find the best solution for you but just saying that landlord agreed on an amount (a huge one) and that 's it, quoting a cleaning for 180£ which is ridiculous and I could go on and on and on.They will hear back from me because it's unacceptable their unprofessional behaviour, the role of an agency is to be an intermediate between landlord and tenant but they don't do anything, they are useless. They blame landlords for any kind of decision, I would stay away from them both as a tenant and as a landlord.

Stress-free Experience

Francesco Allegri from Atkinson McLeod was extremely helpful throughout the process, helping us close the deal on our apartment and went out of his way to hasten the legalities and the paperwork, keeping us informed of progress every step of the way. He is always prompt with response to queries and made the whole process stress free for us. Would definitely recommend his services!
