TrustpilotAvoid if you don’t want to be mislead
I previously wrote a positive review but I take back everything that I said. The person we have dealt with has been misleading, is unprofessional and lacks in communication. Failed to highlight crucial information from the beginning and now we are faced with bills that he confirmed were included in the rent price and is trying to brush off responsibility. After countless emails over a period of months, I’m still waiting for a response on what is included and what isn’t, and I have lived in the property for more than 6 months.

GoogleTotal disaster miss-management. They failed to properly reference the tenant, yet, at the start of the tenancy, confirmed as passed the referencing checks, including employment verification. It was only after my investigation did I get to the bottom of the matter and found that the individual never actually worked for the company claimed as I obtained formal letter from HR, yet AKM made no effort at all to do anything from their side, other than serve arrears letters. Staff turnaround rate was incredibly high, so much so I communicated with no less than 5 different persons over the course of 3 months! Sadly I could not have taken control as I was resident overseas, but thanks to a friend in London, we gained access to the property after servicing section 8 to discover this tenant was subletting, no help. Form ATKM. In addition, ATKM still haven't returned the float fund monies which they took from the initial rent deposit. We evicted the tenants and gained possession of the property. Aside from the problem tenant, which could have been avoided had AKM been diligent with the referencing, the terrible miss-management from Atkinson McLeod and poor communication from their side is the core issue with this agent. Further to this, one of the directors was extremely rude, dismissive and unprofessional in his poor communication. I cannot recommend Atkinson McLeod in any way to professionally manage a let. Their failure to follow up on issues, poor communication, high staff attrition, rude management and irresponsible stance. Diligent in obtaining their commission, negligent to provide the service and support. There are other agents in the area who actually provide a professional service and are ethical, as well as able to successfully manage a property.NegativeResponsiveness, Professionalism, Value

I viewed a flat with my partner recently and the experience was absolutely horrendous. The property agent kept insulting us and making us KNOW that we're not important. We had one problem which we mentioned to him and he told us he doesn't care because there's gonna be more customers, and he doesn't earn money that goes into the house, that's for the landlord, so he doesn't care if we rent the flat or not. He also said that were wasting his time over and over. And that there will be customers for this flat in minutes so it's worthless to think and we have to decide NOW. Ive never met a worse salesman in my life. Even though the area was nice, and we were willing to pay a bit more for it, that experience was so bad, that I'm never coming back to this company. Absolute joke.

AVOID AVOID AVOIDI have no idea how Atkinson McLeod Balham are lawfully operating. C.H. (Lettings Manager) is extremely rude and disrespectful. I have never been treated like this and no one should have to stand for it. My only regret is not standing up for myself when it happened. I have contacted citizens advice and the Council to report this agency for dishonest trading behavior. I have trauma from interacting with this agency and its simply unjust. Backstory: I received a call from the agent the NIGHT BEFORE we were supposed to move-in telling us that none of the works nor a deep clean was done. We signed on for this flat more than two months prior so the agency had plenty of time to sort these issues. Our flat at the time was full of boxes and a moving company had been booked for the next day. How can this happen? Completely unprofessional. We were asked to attend the office first thing in the morning to discuss this matter. We had our masks on, socially-distanced sitting in the waiting area, was rudely told off by C.H. to leave. I told him that his agent asked us to be here first thing in the morning - he's the one that is late!C.H. then told us there is nothing he can do, we signed the tenancy agreement so even though the stove, hot water, fridge/freezer and toilet were inoperable and no deep clean had been conducted - we had to move-in. He handled us two bundles of keys - there were about 30 keys each. I asked which key was for which door - he said 'try them all and figure it out'. He also didn't have the parking gate remote for us!! We had to ask our neighbor to borrow theirs - how disorganized. It's been an ongoing battle with property management to get repairs and fixes done. Please save yourself the headache and heartache and do not use this agency. If you are already with this agency, please report them via citizens advice, your local council, and/or MP. These are people's lives they are messing with - so terrible.
