GoogleBeware of these agents who steered me to buy two so-called investment properties that were both being built by a dodgy dishonest construction company (one of the developments went bankrupt and I lost all my 50% deposit, whilst the other has still not completed after 5 years). To compound this unprofessionalism, they also shunted me to use two separate incompetent conveyancing solicitors! Whenever I have tried to get any information or advice; RW Invest are unresponsive. unapologetic and bear completely no accountability for any of these disasters, they are oblivious to my complaints and pleas for much needed help and support. They received their commissions 5 years ago and I have been hung out to dry! This glaring lack of any integrity should make everyone avoid using these agents.
Dear Amber, Thank you for your feedback. When we initially agreed to market these properties all relevant due diligence was carried out and the developer had a proven track record of completed developments in the same area which were fully tenanted and paying assured rent in full and in a timely manner. Given this was the case, there was no cause for concern. Whilst it is regrettable that the projects referred to in your feedback later encountered difficulties, those difficulties were as a result of various economic factors, including but not limited to the Covid-19 Pandemic which impacted the construction industry across the UK, and the continuously changing nature of the pandemic and restrictions imposed on the construction industry further compounded these difficulties. Given the above, these difficulties could not have reasonably been foreseen at the time the properties were marketed. The first development referred to in your feedback faced challenges as a result of rising material costs combined with supply chain issues throughout the global pandemic, amongst many other challenges arising throughout that period. These difficulties occurred throughout the Covid-19 pandemic, and at the time RWinvest reached out to all investors to inform them of this and worked with closely with the administrators in an attempt to facilitate the best possible solution and attempt to achieve the best possible outcome for investors. One proposed solution was, without obligation, to assist investors to purchase the site out of administration using deposits already paid, and we would then help in appointing the relevant professional team of Architects, Quantity Surveyors, and Construction Managers etc. to finish the development. Unfortunately we did not receive sufficient response to this proposal and therefore the development remained with the administrators who are still in communication with all investors. The second development referred to in your feedback encountered almost identical issues, however as the construction on that development was further progressed, several blocks were able to be completed using materials already on site, and we will continue to monitor the situation to assist wherever possible. Please be assured we do understand and share in your frustrations, and whilst it is regrettable that you remain unhappy with the progress so far, we can assure you that our clients best interests are always our focus and we will always do everything possible to assist in any way that we can. I have paid in full for my property Hamilton hub from rw invest /ypg , its been 7 years on and still nothing but lies, I would strongly recommend to anyone thinking of investing with rw invest/ypg. I am now having counselling as they have taken 50.ooo pounds from me and 200 other investors. I am at my wits end and was contemplating some very bad things as I have nothing left and can't see the point in going on. Pls take heed do not trust rw invest/ypg.

The development completed at around the same time that the Covid-19 pandemic arrived in the UK and nationwide lockdowns were imposed in early 2020.The Covid-19 pandemic impacted every sector across the UK including the construction industry and the student rental market. During the initial stages of the government imposed lockdown, many students vacated their properties and new developments such as this one could not take bookings for their opening academic term, which meant the building remained vacant. As you may recall the restrictions imposed within the various periods of lockdown were consistently changing which meant that there was no certainty on when bookings could resume. Once the lockdown restrictions had eased, it was no longer viable to rent the properties as originally intended and the developer has since been working to find a solution to return all investors deposits to them in full. RWinvest has been in constant communication with investors throughout this time providing updates where possible and assisting in any way we can. Please be assured that our clients best interests are paramount and we will continue to offer our support to all of our in this matter. We do not wish for any client to feel undue pressure regarding this matter and would invite you to continue to speaking with our post-sales department so that we can offer our full assistance. Most of the reviews from RW Invest are 5 stars because the sales process is very smooth, and most people leave the review right after buying the property which doesn't reflect the end-to-end experience.I bought a student pod in 2019 with Assured Rent. For the first 2 years, everything went as planned: I received my assured rent of 8%. Then the net rent each year continued to go down. This year (2023) I have only received £1,000 (on a £60,000 student pod) and I owe almost £600 due to a service charge increase, which is not passed down on to the weekly rent to the tenant. The weekly rent is almost the same amount that it was back in 2019. What's most concerning is that these student pods are very hard to sell. The Net Return offered on this property is misleading because it justifies a high price for the property, when in reality, the Net income rent is much lower after the assured period ends, so you end up paying an inflated price as if the net income would remain around 8%. Their sales department kept on calling me once every 3-4 months offering other properties until one day I told them about the situation with my student pod, and I asked if they could help me sell it. Conveniently, RW Invest said that they are not dealing with Student Properties anymore. They also said they were going to get back to me with some information about selling my student pod. I have not received a single call after that, and the sales calls also stopped.The reason I bought it was that it was very convenient for me as a first-time buyer to get on the property ladder, not worry about managing the property, and get a stable stream of income. Think about your exit strategy before you buy. I will also encourage you to do some Googling yourself, there are some other concerning stories out there.
Dear Victor Gonzalez,Thank you for your feedback and whilst I take onboard your comments, we must stress that the contents of your review are in parts, inaccurate and defamatory.Whilst there are reviews following the initial purchase, there are many reviews left by clients throughout the progress of their developments and following completion of their off-plan investment.Your initial purchase in 2019 came with assured rent and is the obligation of the developer to adhere to the contract in place, not RWinvest. We are the sales agent on behalf of the developer and as you have noted, everything went as planned. We are not in control of the service charge on a project and this, although may have increased, is in line with inflation of the general cost of living, Victor. The cost for services has increased and this falls to the client to cover, not the tenant.Many of our projects are available online and as such many of our clients purchased units by contacting us directly, not the other way round so RWinvest is not a ‘predatory’ firm looking for ‘easy targets’. We are well recognised, multi-award winning property sales agent and the positive reviews we have visible by our clients support this.
