Time and again they put ridiculously low guide prices on properties just to get you in the auction room and then START the bidding higher than the guide!! For instance a property guided at £40,000 they'll start the bidding at £50,000 before it eventually sells for £130,000!!! I've been to so many auctions and SDL are by far the worst for pulling this stunt.
Hi Brian, We’ve been unable to find your name or details in our systems, which suggests to us that you’ve never bought, sold or registered for one of our auctions. Nevertheless, we wanted to take the time to address your points to avoid any future confusion, for yourself or others. We’ve reviewed our recent auctions and can find no examples of times in which we’ve started the bids higher than the guide price - in fact, it’s often that we begin below the guide price. With auction pricing, the guide price is an indication of the seller’s minimum acceptable price at auction when they enter the property. It’s also given to guide any interested buyers as to whether or not to pursue a purchase. However, the nature of auctions means that if there is a lot of interest in a property, a competitive bidding process can happen. This ultimately means that the final price can appear to be much higher than the original guide price. We put our property up for auction with SDL and although it didn't sell in auction it did sell post auction. I feel this was down to the tireless work by the staff, promoting the property to potential buyers. We are very happy with the result and if we need to sell again in the future, we will be using SDL.

I have sold 2 properties through SDL and my advisor was Rachel. She was amazing. Especially with the hassle I had with the last property I sold. She managed to keep the buyer on side through a difficult time and greatfull for all her work. She is a credit impeccable customer service and hopefully we work together on other properties I am selling in the future!!

one major gripe is that after paying deposit and fees I was promised receipt which came for thousands less. I emailed back straight away and have not heard a thing. Still ongoing and have not completed which seems to be dragging on a simple transfer. Everything prior was good but after payment its just ground to a halt ...
