Please take precaution with this agency. Take a video of any pre-existing damage when you move in & out, and document your communication exchanges. That literally saved me when they tried to withhold a significant amount of my deposit for damage I was not responsible for.NegativeProfessionalism

This is by far the poorest letting agency I have ever dealt with. Their main targets are international students and young professionals. They will do whatever they can to retain the whole of your deposit. Poor communications, poor management and unprofessional are the least I can say. This letting agency should be reported to the local council and housing organisation so all of their frauds will be investigated. Do not rent here!

WORST CUSTOMER SERVICE I HAVE EVER EXPERIENCED. Very dishonest and misleading. Do not have your best interest at heart because you will be promised something before signing the contract then when you sign it, you will realise everything you been told are just marketing lies. If you are a tenant go elsewhere to find a property. THEY DON'T VALUE THEIR CUSTOMERS AT ALL. Overall, it's the worst letting agent in Leeds and if i can give no star I would.

Not very trustworthy. Rang the office to sign the contract for a property. Was told we would need certain documents and to come in whenever and it would be sorted. We went to collect our relevant documents and arrived at the office an hour later ready to sign. We were told to take a seat whilst they printed their documents to be told 10 minutes later that another couple has just signed for the flat. No real apologies just smiled and was offered an alternative 30 minutes walk from the original property

LEEDS BRANCH Worst letting agent imaginable. They will be looking for every opportunity to get money from you. I have seen them empty a flat by mistake and throw in the garbage all of someone's possession while she was still in contract and just on holiday. Complete absence of communication between team members, never had a single person handle my file for a prolonged period of time. They'll try to have you rebook as early as possible without warning you of a ridiculous and arbitrary cancellation fee nowhere to be seen on the tenancy agreement. They gave me a dirty flat at the start of my tenancy and charged me extra at its end despite the immaculate state I left it in. Overall the worst kind of crooks you could think of, as they are a student letting property in a city with a lot of them around they know they can treat their client like garbage because they will always find a new one. Do avoid and deal with professionals.

DO NOT RENT WITH YPP! We were assured that we would move into Apollo Residence on 16/09. This became 03/10 and then 23/10. We were told again and again it would be 23/10 move-in date. Even yesterday (17/10) they assured us of this. Well... it’s now 25/10. I have made complaints and told I’d get a reply within 7 days... no response. I just feel scammed out of my money now. I’ve paid for something and don’t have access to it. And when I do mention this, they say how it is bad for them! Honestly, I cannot stress enough how you should never deal with YPP. I do not believe a word they say. And I’ve got to live at this place until June of next year. They don’t care at all. If you value your wellbeing, you’ll stay far away from YPP. Throughout this process, YPP have been reluctant to help. They offer 'luxury apartments' and say they care about their tenants, but the building isn't ready and we are put in a hotel without cooking facilities or even a fridge. The compensation they have offered is inappropriate given the cost of food and laundry in Sheffield. They do the very minimum and kick up a fuss when you request more. We have already paid three months of rent and a deposit in advance, but it seems they've forgotten that. We have asked several times to be released from the contract, but they refuse. I WILL NEVER DEAL WITH THIS COMPANY AGAIN! I was really looking forward to living in this place, given my viewing of the show flat. But the way they've handled the situation has been awful. As a note, I understand that property development can be delayed for lots of reasons. That, however, is no reason to treat tenants in the manner that they have. If they had sincerely apologised and provided appropriate compensation, I wouldn't have been so angry

Took £112 from me for "cleaning fee", I hired cleaners regularly for a deep clean and I know that it costs nowhere near £112 to clean the whole flat. Took £337 for "redecoration" and removal of items. When I moved in, there were already items scattered in the flat the previous tenant left, the only thing that were actually mine were a couple of shirts hung nicely in the closet that I mistakenly left because of an emergency. It only costed me £90 pounds to hire two guys and a large van to move lots of huge boxes, a surfboard, a bike and a set of golf clubs, so I really doubt it costed a lot to remove a couple of boxes. I would reject their claim and try to reduce the amount they charged me but it would take 42 more days to receive my deposit on top of the two months of waiting for my deposit because apparently YPP released it to the wrong address thus forcing me to go through the tedious process of contacting DPS. Oh and for redecoration, the flat was not even in a good shape when I moved in. Just ridiculous.

worst people to let with. rented a property, 75 Heald Grove in Manchester, the place was infested with mice and bugs, the rooms had damage on the walls and furniture. mould all over the bathroom, took over 2 months to fix half of it. very rude employees as well. How did you even have the decency to try charge me for the damages that you didn't repair at the end of my contract too?.They have also been made public on Facebook too with problems another resident had.

I really want to praise the Maintenence team at YPP for their amazing service, if I could give 10 stars I would! After reporting a couple of minor issues, I was visited by the Maintenence manager just one hour after calling, who was extremely apologetic and lovely, promising to get the issues sorted out right away. The lovely team sorted out everything on the same day, and the Maintenence manager even brought us chocolates as an apology! We love living in our new apartment and have been made to feel so welcome, by the lettings team and receptionist too who are incredible. Thanks for everything! :)
