Sale of property

In our dealings with the staff at Manning Staintons, initially Nikki and then Leslie Alexander, we found that they were always helpful and willing to take the time to explain how the process was progressing. This was particularly so in our sale where the buyer had issues with finance which delayed matters. As we had not experienced this before it was good that Lesley kept us well informed and was able to give us reassurance, based upon her experience, that the sale was progress and that we would not have to start the whole process again.

Finalised our house sale and I was extremely pleased that I picked up the phone to Manning Stainton first. From sound advice about the price to market the property to keeping me up-to-date on progress on the buyers side they were excellent throughout. Whether you prefer to speak to the daily or weekly, by phone or email, you can decide and they will adopt to how is best for you. I liked the text messages about viewings. Bel let me know the status of offers straight away and offered honest advice on them. Post offer phase, Yvonne was quick to respond to messages which I'm sure ensured the buyers were kept happy and meant the completion was as quick as it could be. Don't look anywhere else if you're selling a house in their area!

While the sale of my house was eventually completed, I can’t say the experience was a positive one overall. The process became very stressful, largely due to the lack of communication from the move manager, Carol Hartley. Calls were rarely returned, which left me constantly chasing for updates and added unnecessary stress during an already difficult process.

Great experience working with Kyle and Horsforth team

I feel that without the considerate, constant support of Kyle, I would have probably taken my property off the market. His regular calls to keep up my confidence finding a buyer, together with the long battle to get this protracted sale complete meant we had built up a great working relationship. Overall the experience from Manning Stainton following us taking out the a rental contract wasn't great until we started dealing with Aidan. He is an incredible member to the team and completely turned around the service we received as a tenant. Whatever issue we encountered he was there to try and help us where he could and offer support. Very personal and understanding. Property inspections were friendly and personal. If you're a tenant or landlord make sure Aidan is dealing with your property. I can assure you that you won't be disappointed.

Once we were accepted for our new home, Isabelle Smith, helped us immensely. I will never be able to thank her enough for her efforts. She has been there to answer any calls/emails straight away, she has been available to us without hesitation. Has processed everything so quickly, explained everything that we needed to do and informed us of the progress / next steps. Isabelle has answered all of my questions (even the silly ones) and has always been so polite, friendly and professional. I rung for a valuation on my property

I rung for a valuation on my property. I spoke to one lady informed her it was rented and tenants are vacating the property so it would be sold as vacant possession. She booked appointment for valuation. One day before the visit, received a call from another employee asking me to confirm appointment and I would be there. She then asked if premises had tenants. I confirmed house has tenants, I would be there on day of valuation and property will be sold as vacant possession. On day of the valuation, I received a call and lady asked me if house had tenants, I informed her it has and  tenants would be moving out as they have somewhere to move to. She said, company do not do valuations if tenants are living in the premises. I told her I'd already spoken to, two of her colleagues and informed them, tenants were there and they booked the valuation. Explained I found it confusing why valuation was booked and why it was never mentioned company does not  do valuations if tenants are living there. I got the  "they should have told you, then the apologies  blah blah blah." I would understand it if one colleague by mistake did not inform me about the tenant issue but for two colleagues to not tell me borders on incompetence. She told me to ring back and re-book once tenants have gone. 5 days later I rung and informed lady on phone, tenants had moved out I'm looking to re-book appointment for valuation. She booked appointment then queried as to how i manage to get tenants out so quickly. I explained tenants had a place to go to and they simply moved out bit sooner after I explained to them that estate agents will not do valuation with sitting tenants. I informed her my son has moved into the house.  ( I did not want to property empty for obvious reasons) She then told me that she does not think it's a good idea for them to do valuation or to sell the house as the "customer relationship" has broken down is not good due to the issues we've had so far. I tried to explain to her issues were not of my doing and that it should be me complaining about the "customer relationship" and not the other way round as I gave all the information that was requested. Impression I got was that she wanted me to listen and not reply back. When I did try to say something back, the lady said she's terminating the call and put phone down. The "customer relationship" is definitely broken down now. It was an unbelievable experience and a unprofessional way to run a business. Very disappointed with the service and attitude. A zero minus rating would have been appropriate if it was available.

Beyond professional agency!

Estate agents often get a bad press and unfortunately many are deserved, so when we appointed Manning Stainton we were ready to have to drive the sale of our property ourselves. Im thrilled to say we had nothing to do apart from some paperwork. We never had to make a single phone call to check anything, MS rang us very frequently to keep us updated every step of the way. With a good number of viewings arranged, the house was sold within the first week. Their recommendation for the solicitors was first class, as they also were super efficient. All in all, Charlotte Poutney was the perfect contact for us, customer focussed and highly efficient. I have no hesitation in recommending Manning Stainton to handle your property needs

Our move manager, Lauren Moore, was so helpful, kept us updated throughout and had such amazing communication.
