We rented with Linley & Simpson Leeds City Branch for 1year. The legally binding lease agreement seems to only apply to the tenant and Linley & Simpson seem to think their own lease agreements don’t apply to them. The lease agreement said they have 10days to notify us of deductions from the deposit at the end of our agreement they took over 2.5 weeks to notify us of deductions amounts and when I quoted the clause they said I’d have to go through a length dispute process if I wanted to challenge them on the deductions. They charged us for cleaning even though we left the property spotless and in a far cleaner state than we received it in (we received the property with a carpet moths infestation, dust covered carpets and blinds, leaking taps…). The lease also says they have 10days to return our deposit once the deductions are agreed. They completely ignored this took over 10days to return the bond and it took me several emails and calls get them to do this. Not to mention everytime I emailed our property manager they had left the business, we had 4 different property managers over 1 year.

Very disappointed with the Leeds…

Very disappointed with the Leeds office, after my daughter living in student accommodation in Headingley, i thought this was a step up ! , both were studying for Masters Degree's . Very very disappointed with the letting agents, holding money back for no apparent reason , the flat was a long way from perfect when they moved in , carpets not cleaned , no microwave , no light bulbs , gate not working, mould , windows that didn’t close !!! I could go on . The agents never answered calls and were not interested. They left the flat having got the carpets cleaned and a full clean of kitchen and bathroom , and they still held £200 each as it wasn’t to standard, seriously , if your son or daughter are thinking of renting off this company, THINK AGAIN!!! Not to be trusted with your deposit. Very disappointed with the greedy landlord and untrustworthy agents .so glad it was only a 12 month contract, BE VERY AWARE!!! Not to be trusted

Linley and Simpson, as reflected in other reviews prioritise landlords over tenants.We rented over 3 years with them, relatively seamless experience until problems arose regarding our flooring. Linley and Simpson routinely dodged the issue and 6 months later when it came to moving out they charged us for flooring damage not caused by tenant ‘misuse’ like they made out. They charged us £150 for this and a nice round £200 cleaning fee, no invoice attached of course. Like many agents in the modern era it’s all about maintaining a profit margin (not an ugly thing to do inherently). But penny pinching to this degree is stupendous. Avoid them if you can, at the end of the day housing in the UK is in short supply and expensive. So place them low down on your priority list. They will never fight on your behalf as a tenant ✌🏻

Tenants beware RUN!

Tenants beware RUN!! Horrid 1 year experience in a property that was just a living nightmare with a landlord who could not care less for the welfare of their tenants not even a care in the world for a 6 month old baby who was left in freezing conditions with a broken window for 8 weeks over the winter months even after persistent messages to get this fixed for us! Absolutely rubbish branch and they really need to be careful on the landlords they chose to represent as it makes you look even worse.
