At first I was a little unsure with purchasing off plan. After all it seems like you are buying a promise!! We exchanged last week on 2 apartments in Leeds and are very pleased. It’s only with the help and support from Aspen Wolfe that made this happen, especially Ruzel who has been solid, honest and very understanding (as well as patient with me!). Investment in Leeds Flat through Ruzel and Anisha

Ruzel Uddin is a fantastic guy. He has been very supportive throughout our journey to buy a flat with honest advice, always there to answer to our queries and questions even at late night and accomodating for time zone differences when we had to do conversations from overseas as well. Clearly he knows his job, loves it and is keen and serious on getting things moving. He has explained things really well and was quick to address concerns or issues that prompt up during the purchase process. With the Whats App group Ruzel along with Anisha Patel followed us throughout the journey, with Anisha taking over after reservation till exchange by following up with us and the solicitors and making sure things are progressing in the right direction. Overall, Ruzel and Anisha are a very proactive and honest team and I would highly recommend them.

Good overall

As a first time investment this was quite daunting for us, initially we spoke with Stuart Clark who was very responsive to all of our many queries - which was great. When we had made a reservation with Stuart we were then passed over to Anisha who has handled us since then and has also been quick to respond and always checking up on progress and how us/our solicitors are getting on. However, I will say that quotes given by Stuart Clark in the initial talking and decision making stage actually turned out to be inaccurate. Luckily our solicitor spotted them and consulted with their solicitors to negotiate a middle ground for various contract clauses. This was not ideal as we had reserved a flat based on false information. Personally, I would recommend going with your own independent solicitors rather than ones recommended by Aspen Woolf purely because you know your interests as a client are clearly their main concern, not the time scale or getting contracts exchanged and money in.Secondly, I understand that Anisha is a salesperson and she has done an excellent job at consulting between both solicitors and us. However, at certain points during the time between reservation and exchange of contracts Anisha was very persistent in getting everything sorted ASAP and in as fast a time-scale as possible. My solicitor obviously has other clients and bigger cases sometimes and Anisha maybe wasn't aware of this and was enquiring very frequently about when we could move onto the next stage. Overall though she has been a great advisor and always is polite, efficient and available when needed.

I had a great experience buying my first property through Aspen Woolf. I initially contacted Henal who showed me a few options. Relative to other agents, I did not find him pushy at all. I felt that he was very professional and made sure I was comfortable, since this was my first time. Henal was quick with his responses, and answered all my queries. Once I had paid the reservation fee towards the property, I was transferred to Anisha who was responsible for closing the transaction. She was extremely efficient and professional in liaising with the seller, their solicitor and my solicitor. She made sure my legal advisor received all relevant documentation, and ensured that he was satisfied with everything. Anisha - Since the very beginning of this process, Anisha has been nothing short of fantastic. Anisha was always checking in to make sure that I was okay and to make sure that I understood everything that was going on, and with me being a first time buyer that was incredibly important to me. She always followed up with great advice and a simple tasks for me to get done so that this process ran smoothly and always made me feel comfortable with the decisions I made and also the timescale I took to do things (as work 9-5 every week can mean it’s hard to get things done. I personally couldn’t have asked for a better person to guide me through this process than Anisha and simply could not recommend her high enough to anyway looking to buy property. She was an absolute star for start to finish. Thank you Anisha! Here are some facts around my experience with Aspen Woolf in the UK:I bought a flat in Ropewalks, Liverpool through Aspen Woolf in 2016, and part of the deal was assured rent for 3 years. Completion was due Q4 2017 but only completed in November 2019, 2 years late. We received NONE of the assured rent and took control of managing the property ourselves, after struggling to gain access, in the summer of 2020.So by the middle of 2020 we had missed out on assured rental income, plus had various legal and locksmith expenses.Not a good experience!

Excellent communication and preparation

By chance I came across Aspen Woolf and even more by chance they had an option that was of interest. Henal was friendly and professional, giving me time to digest information and ask questions about the off plan flat purchase in Nottingham in which I was interested. In fact the detail of the information that he and then later Katerina has provided has been one of the outstanding features of this 'relationship'. They both proved to be really thoroughly prepared in all aspects of the purchase. On two occasions I did feel rather chased; while this is not something that I personally found necessary, I nevertheless appreciate that getting agreements over the line and getting firm commitments can be testing. Communication has always been prompt - there has never been a need to ask or email a second time. This is a well-prepared, well-motivated and repsonsive team that are undoubtedly always working hard to do a good job, look after everyone's interests and it seems provide 'win win' situations. I am excited to see how the project develops with continued communication in the way of updates from the team. I am certainly hoping that 12 months from now everything will have progressed to schedule and that I'll feel keen to look at other options with Aspen Woolf and this particular team!

They always seem great at first till you find out what you've gotten into and that's if its not already too late

We were convinced & sweet talked into investing in an off plan apartment in Nottingham sometime in November 2020.At the start, they were very reassuring and explained that, if for any reason we weren't happy with anything, there'd be no issue giving us a full refund. That made us proceed and send across the deposit. We then got the contract from the lawyers and that was were we started getting worried. There were lots of red flag on the contract. The first been the lease term starting from January 2020 for a property that is being sold off plan Nov. 2020 with building work to commence Jan 2021. 2nd is the fact that they have put other payment as cannot be determined now which means by the time it has been determined, it will be too late to back out yet the contract would have been signed. On the contract, the lease is for 250years and we are expected to return the house in a better condition than we met it after 250 years. The contract refers to the owner of the land (who we were told is the developer) as the landlord and states we cannot sublet the apartment without getting permission from the landlord that's just to mention a few. After raising this concerns, we asked to pull out and we were told one of the directors would like to speak with us to clear the air. We spoke to Stuart and he told us the contract we were sent was wrong and we shouldn't have gotten it in the first place. It took them over 7 days to get back to us and what was more shocking was the fact that it was the lawyer they recommended to us that sent the contract which only goes to show they don't have the buyers interest at heart neither was the contract checked at all. After getting back to us, they put in comments about speaking with the developers and agreeing to some of what we raised but never changed the wordings in the contract. Stuart had told us he didn't want us to leave with a wrong idea of the company and if we still wanted to leave after he came back that it was fine and that was not going to be a problem. Alas! it was indeed a problem because several calls came through cajoling us not to pull out and we were once again passed to another Director. I shouldn't forget to mention that one of the said Directors raised concerns about the person that introduced us pulling out once we pull out - another red flag. When it became clear we were not bulging they decided to play the non refundable card and that the payment had been sent to the developers.Suffice to say we found out the said property is still on the market, they refused to give us the name of the developer, We visited the location and no building work as started or looks to be starting anytime soon and in their latest response to us they have shifted the goal post for completion to early 2022 again. We have now decided to go via the ombudsman and legal means to get our money back.The other thing you should be weary about is the fact that they will tell you they are investigating your complaints but will only quote back recorded telephone calls that favour them and not a mention of any of the other calls made.We also researched the rent claims and property within that area (both old and relatively new) and all came up short of the value we were given. There is no way you will make ROI in 2 years. It's all part of the advertising gimmick.You're better off investing elsewhere. If I can have them pay off legal fees after this is over, I definitely will seek that option as well. Stay away, not worth the stress at all.Update: No we didn't just change our mind for changing sake. You don't pay £6k to secure a property and change your mind if what you're getting into is really a good investment.

What I heard is that people in UK are inactive and low response to deal with, but not Henal. Sufficient information was provided with clear explanation. Henal is a very professional and a reasonable guy to work with.
