Just the worst.

I feel the positive reviews are fake. Finally got our deposit back today so I feel safe enough to say that this is the worst estate agents I have ever had the displeasure to deal with. Rude, passive aggressive and incompetent. The last four years have been a nightmare under their management. Quick to reply but slower than a sloth to react and always with a patronising air.The icing on the cake was when they tried to flag things on the deposit - as if they didn’t realise we have a copy of the original inventory. To quote: “Furniture: items of furniture have been left behind - however the dining chairs in the living room the landlord is happy to take ownership” Yeah I bet he’s happy to take them, they were there when we moved in!!!!Petty. Cheap. Also, Emma’s listed the flat as furnished but due to everything being broken when we moved in, we agreed with the landlord that if we replaced it we got to keep it. I feel sorry for the people moving in after us, there’s not even a bed

Contacted to arrange a viewing for a property, before any consideration of a date to see the property I was asked for my annual income and dismissed immediately and refused viewing. Despite having a very good guarantor and additional future income - I was not asked about either. The lady I spoke to was disgustingly rude and seemed desperate to end the call without further explanation or interest in my situation, she was very unprofessional. Will avoid all properties listed under ‘Emma’s Estate Agents’ and run for the hills. Only want the money, nothing else is considered.

Dear Lauren, thank you for your review. We're very sorry that you did not feel positively about your experience with our office. We do ask, as standard, questions about potential viewers circumstances prior to organising viewings with them - this isn't done to insult or seem callous it's just that we don't want to waste your time booking a viewing and showing you a flat that might not be suitable for your needs, budget and timings. My colleague did explain that your income didn't meet the affordability requirements for the flat that you were calling about when she spoke to you on the phone and at this time you didn't mention that you could provide a guarantor, which is really helpful information but not something we normally ask people unless they proffer the information. If we seemed disinterested or unprofessional we sincerely apologise as this should never be an impression our staff give, but I hope you can understand that the questions asked were asked with best intentions at heart - we'd hate to waste someone's time when we should have done our job better and found out whether the property was right for the person.

On checking out of the flat we had a really bad experience with Emma's. Poor communication, rude emails and felt like they tried to keep as much of our deposit as possible. In management reviews we never had any issues highlighted yet at check out there seemed to be a multitude of issues at "tennant cost", such as "scuffs" on skirting boards which anyone would say is fair wear and tear especially considering we lived there for 3 years. We were told the flat was not left clean, which is objectively incorrect and they cited "dust on plug sockets" as an example of it being "not clean". In the end they didn't charge us for building works as it was covered under the landlords insurance but it was definitely a stressful experience and left a bitter taste. It's a shame as we had a great 3 years in our flat.

Hi Christina, Thank you for your review. We are disappointed to see such a negative review from you after such a long and pleasant tenancy. As you are aware your check out was conducted by an independent company, who provided a full report on the flat's condition, including detailed photos, and who made un-biased decisions as to the condition of the flat, and what fell outside of fair wear and tear. We responded immediately and in a clear manner to all of your emails and were able to release your deposit to you as soon as an agreement was reached on charges - in the end you were charged for significantly less of the damage than the check out report suggested you should have been. Whilst we understand it is frustrating to loose part of your security deposit it is necessary that the landlord's property is protected against unfair damage and tenant's are responsible for returning the flat in appropriate condition. We wish you all the best moving forward.

Really unprofessional company. Just finished an 18 month lease through Emma’s Estate Agents and had numerous issues with them, all of which were handled very unprofessionally. The worst case was when moving out the flat, we cleaned the flat to a professional standard for the next tenants. Emma reckoned the flat was not clean enough so called in her own cleaners without consulting us. Her cleaners cost £180-£250 which will now be taken of our deposit. We informed Emma we would be disputing this and she pretty much said it’s not worth our time as it can take up to 6 months to review. One other incident we had with Emma was when the flat below had a leak coming into it (it turned out to be because our shower was not sealed properly). Emma investigated the issue and decided it was our plant pot that caused the leak (despite it having no holes in it) and sent us a scathing email telling us we would have to pay for all the repair work. This email caused great upset and worry to us and it turned out Emma’s investigation was incorrect and it was actually the poor quality shower sealant that caused the leak. All in all, this is the worst agency I have ever dealt with, I would give them 0/5 if possible. Avoid like the plague.

Dear Andy, We're really sad to receive such a negative review from you at the conclusion of your tenancy. It seems as though we might have missed the mark with your tenancy without intending to - from our perspective we didn't have much contact with you through your tenancy and felt like it was smooth and well communicated. We're really sorry that that wasn't your perception and would appreciate if you would email us with some further feedback on this so that we can improve on this moving forward. Regarding the end of your tenancy, which was yesterday; your flatmate spoke to us on the phone this morning and confirmed that the flat wasn't professionally cleaned before you moved out and, as new tenants have moved in today, we confirmed with him that we'd need to send a professional cleaning company asap as the condition of the flat is not to standard (photos were provided showing this). We also sent an email confirming this. We understand that these sorts of issues at the end of a tenancy can be really frustrating but in the same way that you want to move in to a clean flat the people who have taken the flat over from you also want this privilege. We also definitely didn’t advise your flatmate not to bother with a deposit dispute, you have every right to dispute charges against your deposit if you wish, we just informed him, as we’re duty bound to, that if you choose to go to Adjudication The DPS can take 3 -5 months to finalise the process. We’ve explained to your flatmate that we’ll be in close contact via email regarding the cleaning, and the formal check out report (which will be provided as soon as we have it from the inventory company), so that we can resolve all of this as soon as possible.

These guys are absolutely rubbish, agreed a flat viewing with me and then just didn’t show up, I waited at the flat for 20 minutes, the agent didn’t contact me to cancel and didn’t answer her phone or reply to my messages. Prior to this they had also agreed a viewing of a different flat with me - they never sent me a confirmation of the viewing and I happened to see on rightmove that the property had been let so I deduced my viewing would be cancelled but they never got in touch to let me know this. Absolute timewasters, I have given up trying to view any of their flats and will just avoid now, would not recommend to anyone. The woman I spoke to on the phone was also curt and unhelpful, just poor service all round, definitely would not trust them enough to live in one of their properties, they are completely hapless. As another customer has pointed out further down, most of their five star reviews on here look vague, cliche and fake so just be very careful if you are considering using them.

Absolute satisfaction. High level of professional service with quick response times. Me and my wife moved to a property in Dalston using the services of Emma’s Estate. The process seemed a bit overwhelming at first but they walked us through it in detail and were very responsive and attentive to any queries or concerns. (Details in contract, deadlines and payments, practical stuff related to the place or paperwork) After we moved in the communication and level of service remained quick, professional and beyond the standard of any other agency I dealth with in the past. So far I have very positive experience and would recommend their services!

Recently my partner and I had a disaster when discovering that the night before we were due to move house we had been completely scammed!! In about three frantic days and by complete blessing we came across Emma’s Estate Agents, who went above and beyond to help us find something lovely in a really short space of time. Within a week they had us through referencing and settled in to our lovely little flat, all whilst making the transition as smooth and stress free for us as possible. I can honestly say I would recommend these guys to anyone.

I recently rented a one bedroom property through Emma's Estate Agent and was very impressed with the service. They are very quick to respond to any queries and any issues in the flat were dealt with timeously. What I liked about the agency is that they initially sign you up for 6 months and thereafter you sign again should you wish to extend. Being a contractor this was a very helpful option as most agents would need you to sign for a full year or pay upfront if you not permanent. They have been a very helpful and understanding team and I would recommend them as an agency.

Emma's Estate Agents were there for me when I needed them most. I have been renting in London for over ten years. These are the best estate agents that I have ever used. When I lost my job and had to move before the end of my two month notice period, Emma found a replacement tenant for me before the end of my contract. I had kept the flat in good condition and there was no disagreement about this and the full deposit was returned to me. These are ethical, kind people who are trying to do the right thing. I am very grateful to them. Thank you.

We have had a look and it appears that you enquired about two properties we have on the market - both of these enquiries were responded to with our standard questions. These questions aim to determine the suitability of the flat for you. It doesn't appear we had any further contact with you as neither of these emails seems to have been replied to by you and I can't see that you ever did a viewing of either flat. I'm not therefore sure when you might have interacted with a member of our team or had the opportunity to feel as though you were not receiving excellent customer service. As your review doesn't give any more information I'm not able to comment beyond this as I am uncertain where our paths may have crossed or how we might have improved our service.

Our experience with Emma's estate agents has been amazing through out our whole process of moving into our new flat. They also went above and beyond for us, when my partner and I got locked out of our flat late in the evening. They were kind enough to come out after working hours for us to get a spare key. I would honestly recommend them to anyone who is looking for a smooth and stress free moving in process.

Reviews positive are fake…the worst agency I've ever seen in my entire life, I've lived in four different countries, and I've rented several properties in London, they're terrible, they're not professional, if you need them, they won't do anything to help, just no no, if you ask, They are rude, in my case they even blocked me from WhatsApp, I had numerous problems, including due to their irresponsibility I spent days without hot water, because the boiler in the house I rented stopped working by itself, they were rude to me and my wife. Do you want advice? look for another agency

What can I say? It was a brilliant stay at one of the properties managed by Emma. The letting process was quick, easy and modern. I cannot rate Emma's highly enough. I've been renting since early 2016 and they are by far the best estate agents I've ever dealt with. Quick to respond to emails/calls, managed the tenancy well (even though the building management company that managed the flat we rented were very slow and difficult) and were always polite and professional. 10/10.

I was a tenant with Emma's for just over 2 years. In that time they were always professional, and fixed the few issues we had quickly. The staff were always quick to respond to our emails if we had any concerns. When we were checking out of the property they were super helpful and clear regarding their expectations, and also happy to clarify all of our questions! They provided a great service.

I rented a flat through Emma a while ago and I don't recommend it at all. They are NOT flexible at all for viewings and check out/in as if people didn't need a job to pay for the rent! They were also not careful at all with our belonging when they came in to take pictures (broke something but were adamant they didn't) and left a window open.

Emma's were friendly, responsive and extremely helpful throughout the entire tenancy process. From the viewing, to signing the agreement, to maintenance throughout the tenancy and then all the way to checking out and returning the deposit, they made the process easy and a pleasure to deal with. By far the best agency I have used during my time renting in London. Highly recommended.

Whilst we are disappointed that anyone would leave with a negative view of our office we would like to provide an alternative perspective to the information within your review. You were a tenant for a number of years and over the course of those years you were, on several occasions, abusive towards not only members of our team but also to contractors who attended your property. This included physically assaulting a contractor who attended your flat for a booked and confirmed appointment on one occasion. Despite this behaviour, you were not forced to leave but instead provided your notice and left in accordance with your tenancy agreement, receiving your full security deposit back. Nonetheless we wish you the best of luck with your future endeavours.

Experienced landlord recommends Emma's

I've let my flat through Emma's for 9 years and the service has been exemplary. From finding honorable tenants to expertly managing the letting process. Recently, they've project managed a refurb of the flat. This has been done consultatively and with care. Significantly, their suppliers (who work unsupervised) have delivered quality work, in the most part. Emma's is conversant with latest legislation and proactively offers landlords tailored solutions to forthcoming legislative changes, for example fire safety. Emma's is a well run business and those I liaise with are professional and cheerful. Strongly recommend.
