Previous tenant review: Emma's estate agents are one of the least professional agents i have ever dealt with. They made promises before the tenancy to get the deal over the line and then never followed through on them; these issues were never resolved. Additionally, they attempted to deduct ~£1500 from the deposit unfairly; this was settled via the DPS ~3 months later with the independent body siding in our favour. This is because Emma's claims were completely unjust: - Filing for a professional clean ~£500 when we had already provided evidence that we had the flat professionally cleaned upon departure (&and there was no evidence provided that the flat was cleaned at the commencement of the tenancy) - Filing for a full flat redecorate ~£1000 even though the marks argued were present at the start of the tenancy, fair wear & tear and also only on one wall in the flat. All in all, my advice to prospective tenants is to avoid Emma's estate agents and my advice to current Emma's tenants is to document absolutely everything; they will try and claim money from your deposit on the off chance you don't have counter-evidence to provide.NegativeResponsiveness, Quality, Professionalism, Value

As we did explain to you during your tenancy our office are the middle-men, as it were, between you and your landlord. Whilst I understand your frustration that some of the minor repairs in the flat took a long time to be resolved, and some of them did, the contractors responsible for maintenance in your flat were authorised by the landlord and we were not permitted to send someone different. Likewise at the end of your tenancy the landlord was provided with your check out report and they proposed the issues which they wanted followed up on and how much of the associated quotes and invoices they wanted to seek from your deposit. Our office conveyed all information to you as promptly as we could and I believe we were professional and polite at all times. The deposit discussion did then go to the The DPS's adjudication function, which is absolutely your right as tenants, and the decision was made by an independent adjudicator who, in this instance, found the deductions to be mostly in your favour. If you have any feedback on how our office might have conducted our job better - perhaps clarity of information needed to be improved based on your review - please do let me know and we'd be happy to take your comments on board and work towards improving the experience we give our tenants. Friendly and professional service - truly recommended!

It's been very simple to deal with Emma's Estate Agents, both as new tenants and then as we were leaving the tenancy. Emma has been the only agent we have ever met to offer her time to explain the tenancy contract to us - no one had been so clear before! We were abandoning hope to move in a dog-friendly flat, but we were surprised to find that this Agency is very dog-friendly, and we have been helped straight away to include our dog in the contract. We are extremely grateful for it.Very easy to deal with during the tenancy - quick at replying and happy to help: we had our washing machine replaced quite swiftly. There were not surprises with the check out (as it had happened to us every time so far) and the deposit has come back in time and full. We also had to leave the flat earlier, but Emma and the rest of the team have been very kind to quickly find new tenants for the flat, so that the moving out was smooth and we didn't have to pay more than necessary.Thank you for everything!

AVOID THIS LANDLORD! Please read why below They increased our rent by over 26% overnight and wouldn't negotiate or even talk to us! When our kitchen was flooded, they told us to wait 3 days for a plumber. When we had a rat problem it took 2.5 years to get resolved. When my girlfriend was accosted in the street outside, people were using drugs on our doorstep and fly-tipping so much we couldn't leave our property, they refused to install CCTV. Unfortunately, it's terrible service and appalling tenant management. Our entire block is unhappy with them. Never met a happy resident (and we live in a huge block and everyone wants to leave!) ALSO NOTE - most of the 5 star reviews are from profiles that have only left 1 or 2 reviews...make of that what you will!

Dear Dave, I'm very sorry to see that after being a tenant with out office for over 5 years you've amended your previously glowing review so drastically. I don't like to engage with point-by-point responses in reviews as it's not often constructive but I do think I need to address some of what you've noted: - Your rent was indeed increased quite considerably at the most recent renewal but the decision behind this was carefully explained. It also followed a number of years in which your rent was either not reviewed at all or hardly adjusted. - Your maintenance has been handled throughout your tenancy in a timely manner, including a recent leak. - You've also never had rats, though you have had a few incidents of mice - which have without fail been treated immediately by the landlord using professional pest control. - Whilst we have expressed dismay that your girlfriend faced concerns over her safety in the surrounding neighbourhood this did happen in a public space and the landlord cannot assist with this. We did immediately follow up with you expressing our distress at your report and have confirmed that your landlord is currently gathering quotes to see what can be done to improve the security of the building, despite the incidents you've described not happening within the building itself. - You live in a building with only 2 other flats and neither of the other flats have provided notice or expressed discontent with our office. - We would also never permit false, fraudulent or fake reviews about our business to be posted, as you appear to insinuate, and are disappointed that you would imply such a thing. You have opted to renew your tenancy for a further year, bringing you to 6 years working with us and I’m upset that after such a long time you would provide so much false information about our office. Nonetheless our office will continue to provide you with the same service which you had previously been so effusive about and we hope that your latest tenancy with us is as amenable as your previous ones have been, despite your apparent misgivings.

Emma is the most horrible person I ever dealt with in my life Emma how does it feel when you put head to pillow at night and know you’re being horrible to so many people on a daily basis? This is not the job for you,you should not work with people, you call us dear but know what an evil person you are, it all comes through you’re horrible emails, we can all feel the patronising tone of your emails. I wonder how long until your business is closed, you cannot do this to people. To anyone thinking to rent though then please don’t because you will hate every minute of your tenancy, dealing with these people is a nightmare from hell and you won’t wake up from it until you leave, just read all of the reviews!

I’m having an extremely bad experience with Emma’s agent, they are the most unprofessional and the worst agency I’ve come across unfortunately. Although I have been receiving emails while living in the house praising the way we’ve looked after the house and kept it clean and tidy. Once I was out Emma her self tried to take most of the deposit claiming that there were a few nails in the wall which meant they had to paint the entire house, and that the house wasn’t left to their standard of cleaning which I find very difficult to believe. We did not agree to give more than half of the deposit back for such pathetic statements and so she’s now refusing to go through deposit protection because she knows very well that they will not be giving her no way near the asking price. She’s also very rude in her emails and quite stubborn. Her excuse for not signing the deposit protection claim was that she’s getting quotes from companies to try and fix the property on our behalf and it’s been over 2 months now. I’m extremely extremely disappointed at the unprofessionalism and almost feels like I’m dealing with crooks. I highly do not recommend dealing with them and if I could give them 0 starts I would. I feel like 1 star is too much for them.

Dear Mariam, thank you for your review. Whilst I respect and understand that it is frustrating to be asked by the landlord to cover damages to the property when you move out in this case these requests were reasonable - your children had drawn on a large number of walls in the house and this had to be painted. We have been in regular correspondence with you regarding this and you have let us know you disagree with the proposed costs that the landlord is asking you to cover. We have explained that this is absolutely fine, and that if you do not wish to discuss the charges with us we can pass this on to the DPS's Adjudication team, but that we have to wait for final invoices to be provided to us before we can further the discussion with you and the DPS. At the moment we don't know the final amounts for the works, and therefore don't have an accurate final cost for the proposed deductions, which prevents us from moving further. Whilst we appreciate that delays at this stage are a frustration I'm afraid, having left the flat quite significantly damaged, they are a necessity. The damages couldn't be seen earlier than your check out as the flat was provided to you unfurnished and your furniture hid the drawings on most of the walls - only when you emptied your belongings did the scale of the damage become visible.

100% the good reviews on here are fake because all the bad ones are literally saying the same thing. THEY ARE EVIL. I wish I could give no stars. I despise Emma's estate agents. They are cruel, unprofessional and will do everything in their power to rinse you of money. We've lost most of our deposit for tiny things, like the oven wasn't clean, but they refused to let us send our cleaner back to sort it and then charged outrages amounts to remedy the oven. Every time I speak to them about these issues I end up in tears due to their manner and I have never ever experienced such a horrible situation with an estate agents. This is just the tip of the iceberg. Save yourselves the trouble and use literally ANY other Estate agent in the whole of London. I will be reporting Emmas to trading standards because its so wrong what they are doing. I will take any action in my power to prevent what I have experienced happening to other people. how dare they say I wasn't nice to them. I would always approach them politely and often asked if they would alter the way they would speak to me as they were so nasty. They're insane.

Dear Christy, We are sorry to see this review from you. We can confirm a large portion of your deposit was put towards restoring the flat to its original condition. The flat was freshly and fully refurbished when you moved in and you left it in quite a poor condition on your exit. All of the costs deducted from the deposit were explicitly agreed to by your flatmate and were made based on a detailed independent check out report which confirmed both the start and end condition of the flat. Our office was ceaselessly patient with you, even when your behaviour towards our team became abusive. Nonetheless we wish you the best of luck.

I had a really disappointing experience , primarily due to the rude customer service I received from Emma. From the very beginning, it felt like she couldn’t wait to get me off the phone, which left me feeling depleted and frustrated after our conversations. Her responses were vague and unhelpful. Emma seemed completely disinterested in addressing my concerns, making me feel undervalued as a client. I expected much better service from a professional real estate company. This experience has pushed me to look elsewhere for my real estate needs, and I can’t recommend based on my interactions with Emma.

The worst estate agents I've ever experienced

I've lived in a half-dozen different flats and houses over the past 15 years, but I've never had a worse experience with a letting agency than with Emma's.They're only interested in getting as much money for the landlord as possible, and feel no obligation to the tenant.This creates a poisonous relationship, and I found the whole experience extremely stressful, especially dealing with their bullying emails and a final attempt to keep a huge chunk of our deposit for imagined breakages.Renting in London is so expensive that it can limit your choices, but if you can avoid going with Emma's, I'd recommend doing so.

DO NOT USE. UNPROFESSIONAL. UNKIND AND RUDE STAFF. I am not surprised to see more than one negative review of this estate agents on here. If I could rate them less than 1 star I would. I recently used Emma's in the renting out of my flat, something I was doing for the 1st time. They bent over backwards to win my custom even putting a card through the door, which lead me in to a false sense of security. I used them for a Let Only service and therefore they organised services including electrician to perform the EICR and the professional cleaners etc. On moving in my tenant reported that the electrics in the kitchen weren't working, leaving her without a fridge etc. They had worked perfectly for me for the 3 years I lived in the flat. Emma's electrician had been the only person to go near the electrics prior to my tenant moving in, so I asked Emma's if they could contact them to have a look at the problem. clearly not unreasonable. I was met with rudeness and told that it wasn't the electricians fault and if I wanted the problem looked at it would not only cost me £60 to Emma's for arranging the appointment, but the electrician would charge me for the call out. This left me with no choice but to arrange and pay for an emergency electrician. He kindly fixed the problem and confirmed that Emma's electrician had caused two serious electrical faults, one of which was dangerous, causing the electrics in the kitchen to stop working. On presenting this written report to Emma's I was STILL met with rudeness and utter incompetence. Safe to say there has been no apology or reimbursement for this to date. Secondly, Emma's has charged me for the arranging of, and for the carrying out of the professional clean. On moving in my tenant reported that the flat had not been cleaned professionally and that there was a smell in the fridge. Again - no apology, no acknowledgement, no help in trying to put it right. Just rudeness and incompetence. This was the first time renting my home out, something I was nervous about. Please save yourselves unnecessary stress and upset and use ANY estate agents OTHER than Emma's Estate Agents. I wish I had read the negative and truthful reviews on here before signing with them. I am only grateful that my dealing with them are now over. Based on what I can see on this review site I should think that Emma's will reply to this saying "sorry I don't think our paths have crossed" and "we don't seem to have you on our books" - DON'T BELIEVE THIS. It is further proof to me at just how awful and untruthful Emma's are. In response to your reply - I don't know what planet you are on! I most certainly don't think you're fantastic, and we most certainly don't have a positive relationship. You are unhelpful, unkind and unpleasant people. Rather than spending time replying to multiple negative comments on here - which all say the same thing by the way - why don't you try and improve your attitudes. Natasha, we’re disappointed to have received a review such as this from you as, in your own words “you’ve been fantastic”. As you’ve rightly pointed out you opted for our Let Only service, this means that our office was told not to manage the property and you were responsible for everything relating to the tenancy except for finding the tenant, which our office did. You asked our office if, in addition to our normal service, we could also organise contractors for you to sort out the legislative and organisational elements before your tenant moved in, we confirmed our fee for doing this and contacted a number of contracting companies for you. None of these companies is in any way associated with our office, they are companies that we know of who have done good work for our clients in the past but are totally separate from Emma’s. We told you their pricing for carrying out work and you agreed they should attend. Unfortunately, nearly two weeks after the property was handed back to you, you encountered an issue with the electrics in the flat. We expressed our dismay at this and immediately wrote to the electrician who had been out to your flat and they said that because so much time had passed since they first went, they would have to charge for their visit if the fault was found not to be as a result of their works. You then told us that you would prefer to organise your own electrician, which was totally fine. Your electrician found issues and we immediately put you in touch with the contractor who had previously been to the flat so that you could discuss this matter with them but there was nothing further our office could do as your issues related not to work we had done and charged you for, but to works done and invoiced by a separate company. At all points our office has endeavoured to respond to you in a timely and polite manner and provide you with advice and we’re very sorry to see that the issue with the electrician has sullied the wonderful relationship with you. We are always here to help if we can and we wish you and your new tenant every success.

I rented a property from a private landlord which was managed by Emma's Estate agents. Unfortunately, it quickly became apparent that the rental was not in good condition and mould appeared quite quickly and extensively. Emma's estate agents worked tirelessly to try to resolve the issues with my landlord, which eventually resulted in my landlord agreeing for me to exit the property before the break clause and also compensation in the form of rent reduction. Emma's also ensured I received my deposit back in full. They were always there to help during a really stressful period and provided a really person and tenant centred service. I cannot recommend this estate agency enough! Since the day of the viewing until our moving into the flat, Emma's team has been very helpful and responsive (they even answered our emails late at night, and always with a kind tone). The paperwork and legal terms in the contract were clear and well done (and I'm a law student!). I look forward to continuing the deal with this agency in the future.

We recently purchased a house where Emma's Estate Agents were acting for the sellers. The team at Emma's were fantastic - responsive, professional and friendly throughout. Emma was extremely pro-active and managed to help us overcome some last minute hurdles right before exchange of contracts by liaising with (less than helpful) solicitors on both sides. If you are looking to rent I advise that you stay away from this estate agent! When we arrived the property was in a poor state despite their promise of a professional clean (see pics of hairs, food and stains). The staff are very unprofessional and childish when we communicated with them, and there is a review on here from an ex-employee who confirms this in their experience with the staff. When we were served with a non-fault s21 during the peak of covid this March 2020, we were happy to leave quickly so that we did not have to deal with these people anymore. If I could rate lower then one star I would and I agree with the other reviews that the 5-star ratings look suspicious and unfortunately from the manner in which Emma and her colleagues acted, I would not be surprised if they were fake. I can laugh about this experience now, but please think twice before dealing with these people.NegativeProfessionalism

Dear Bryony, Thank you for your review, though we are disappointed to have received such poor feedback from you. Our office endeavoured, throughout your tenancy, to be responsive at all times to you and your guarantor but, as we reminded you during the tenancy, our office is the middle point between the landlord and the tenant and we cannot take action on things without the landlords' approval. You and your landlords did not always see eye to eye on things in the flat, and whilst we appreciate that this is frustrating, as an office we are only responsible for conveying to both sides the situation, which we feel we did at all times to the very best of our abilities. The flat was professionally cleaned prior to your move in and you were given the receipt to show that the landlord had had this done. As an office we also organised for the cleaners to return not once, but twice, to carry out further cleaning in order to allay your concerns. In addition it seems slightly unfair to suggest that you were asked to leave the flat during peak COVID - you were actually served with your notice in March, when we told you that the landlords' had decided they wanted to try to sell the flat, but you were given proper notice and didn't have to leave until May. Our office worked really closely with you on this to make sure that your circumstance were considered by the landlords and that you were inconvenienced as little as possible by their decision. We would finish by reiterating, as we have below, that our office never writes fake reviews. In addition, the review claiming to be from an employee is from an individual not known to our office, and is certainly not someone who has ever worked with us.

If I could leave a negative number of stars I would. They had no problem moving us into a bed bug infested flat in Streatham, London and then once we discovered the infestation were unresponsive for months before pest control was called in to begin treatments. It took them months to resolve the infestation issue all the while we had to sleep on the floor, in hopes that the bed bugs wouldn't crawl all over us and do any more damage than they had already done. No compensation or apology was ever offered for our months worth of suffering

We are a little startled to receive a negative review from you at this point as our records indicate that you rented a property through our office about 8 years ago. We've had a look back through our records of your tenancy and can see that you did indeed have the misfortune of having bed bugs in your flat, this was however, not resolved over several months as you have stated. You reported the issue and within 24 hours pest control had been sent to the flat to begin the extermination process. You were informed that neither the landlord nor our office had been made aware by the previous tenants of the flat that there were bed bugs and we therefore couldn't have taken action on this any sooner. We expressed to you during your tenancy, and express again now, that we are deeply sorry that you had bed bugs but reiterate that every action was taken to resolve this matter swiftly and in full.

Emma's has been the managing agent of a family property for as long as I can remember. I won't say we have never had any differences but they have been very few and always dealt with promptly and satisfactorily. What we have really appreciated is that they have always been able to use their initiative to resolve day to day problems. I cant fault this agency at all. I had previously tried to sell my flat with larger agencies and had no luck but after having a straight forward and honest conversation with Emma's and having taken their advice I had an offer on my flat which was over the asking price within two weeks! I have just moved house and the whole thing went seamlessly. They are locals themselves which helps in the selling game an awful lot. Every other flat on my road with other agencies hasn't moved in over a year! I find the negative reviews on here rather odd as I dont believe this to be a rude agency at all. They are honest and know their stuff and from a selling and buying perspective have been fantastic to deal with.

Emma's were by far the best estate agents I have ever dealt with renting in London. It's a family owned business and I think that really makes the difference! All members of staff were always very friendly, responsive and helpful whenever we needed them. The checkin/checkout processes were both very easy and seamless and throughout our tenancy it was really reassuring to know they were always on the end of the phone ready to help us with anything we needed. I personally found them infinitely more helpful/responsive/understanding than the chains in London and will definitely go back to them when I'm next renting/buying!
