GoogleEmma's team hide behind only being a managing agent, meaning that they can't resolve any issues themselves, but also will not get the landlord to fix the problems in the flats. They rented us a flat with broken windows, rotten window frames and several severe cracks in the roof. I sent countless emails pleading with them to fix these issues (and many others) for over a year, getting different excuses every time. First Covid meant that they couldn't change the windows (in 2021), then the landlord had issues with the company that would do it (the company later confirmed to me that they could have done it months before - they just didn't get the go ahead from the landlord), then they were waiting for approval from the council (I checked the council website and they never applied for approval). I even signed a contract extension on the promise that these issues would be fixed as soon as possible, only to get completely dismissed whenever I asked about it. By the time I got around the 5th leak on the ceiling I sued them for disrepair to get them to do something. This was the first and only time Emma called to check up on me, at which time she was aggressive and tried to gaslight me into thinking I was being unreasonable. I'm sure that if I hadn't sued the windows would still be broken (they only fixed mine, and not the ones in the flat next door that also had infiltration and were rotting - even though the guy who fixed mine mentioned that they were ready to change the rest whenever the landlord wanted to). That was also the first time they sent an actual independent contractor in to take a look at the roof for the leaks, because up until then they sent the landlord's trusty handyman, who would literally pick up some leaves and sticks from the roof and call it a day like that would fix the structural issues of the building. Do not trust these people to act on your best interest. Their purpose in life is to make money off of people and protect landlords who would rather let their own buildings collapse than fix any problems with them.

We do understand your frustration but would like to correct a couple of key points - as you've pointed out, our office is only a managing agent.
In your specific case your landlord's contract with our office stipulates that they wish to carry out all of their own maintenance and we therefore legally lack the authority to have work carried out on their behalf.
You did experience some issues in your flat, as you have pointed out, and you did end up contacting specialist solicitors to help you make a claim but this claim was not against our office but your landlord. Our office was responsive to both you and your solicitors throughout this process and you were successfully able to both have your landlord carry out the repairs to your flat, and receive sizeable compensation for the inconvenience you faced. All of this was done without any obstruction or animosity from our office but, as your solicitors correctly identified when filing your claim against your landlord - our office really were just the middle men in this instance and had no power to act to have repairs carried out on the landlord's behalf.
We're deeply sorry that you had to take such action in order to encourage your landlord to repair their flat but this review feels more appropriate for your landlord than our office as it doesn't really pertain to our service to you, as your managing agents, during your tenancy, within our legal abilities.

GoogleI admittedly misread an email, and thought I had a viewing at a property. But after phoning several times and emailing, they didn’t even bother to respond. When I turned up to the property, I was informed the viewing was not booked, which (again) was my fault. But the way in which the accompanied viewer conducted herself was needlessly rude.
If they answered the phone, responded to my email, or just told me to politely go away when I turned up without a booking, I would completely understand. But they didn’t do that. Would not recommend.
(edit) Just changed from two star to a one star. I'm not even sure if they even read my review. I admitted I had misread the email, and would have been happy if they had politely told me to go away. Given I, albeit incorrectly, thought I had a viewing, I phoned and emails asking for the address. You could have answered you phone and told me I couldn't come, and I wouldn't have minded at all. But you didn't. You deliberately didn't answer the emails or calls, which is the epitome of unprofessional.
I did not lie to your agent because, as I have already mentioned, I thought I had a viewing. So I said, given I thought I had a viewing, that I had a viewing.
The irony is that this was at 5pm and your office was, in fact, open. So who's the liar now?
In summary, I misread an email and thought I had a viewing. You could have politely turned me away at the door and I would not have had a problem. You were open and deliberately ignored me and then, in response to my review, you LIED. The audacity.
No wonder you're so poorly rated.

I’m afraid this is rather a misrepresentation. We’d actually emailed you explicitly letting you know that all available slots to see the flat had been filled so we wouldn’t be able to book you a viewing. In spite of this you emailed and called us to demand the full address of the property (which you’d not been given as you didn’t have a viewing) however, our office had closed by this time and so this wasn’t responded to. You proceeded to turn up at the property, finding it off of the map location on the advertisement, and lied to our agent saying that you had a viewing booked. When they discovered that this wasn’t the case they explained to you that it was unfair of you to turn up and expect to be shown the flat as there were others on a waitlist for the flat who you were effectively cutting in front of. In spite of all of this our agent kindly told you that if you would wait a short time she would fit you in in between other booked viewings and she showed you the flat so that your trip wasn’t wasted. Our office has clear processes for viewings in order to ensure the safety of our team and I’m sure our agent was appropriately startled by your conduct which may have resulted in her being more flustered than usual however, given the above, we don’t feel that this is unexpected or inappropriate.

GoogleI would recommend Emma’s for anyone looking to sell their property. Will was a friendly estate agent who was always very quick to answer queries and assist in keeping the process moving.
The only minor hitch was that the listing for my property had a mistake on it when added to Rightmove and Zoopla which made it look as if it had been on there for months longer than it actually had been.
Apart from that though I was satisfied with the service and value provided by Emma’s and would go through them again in future.

GoogleIt's been very simple to deal with Emma's Estate Agents, both as new tenants and then as we were leaving the tenancy. Emma has been the only agent we have ever met to offer her time to explain the tenancy contract to us - no one had been so clear before! We were abandoning hope to move in a dog-friendly flat, but we were surprised to find that this Agency is very dog-friendly, and we have been helped straight away to include our dog in the contract. We are extremely grateful for it.
Very easy to deal with during the tenancy - quick at replying and happy to help: we had our washing machine replaced quite swiftly.
There were not surprises with the check out (as it had happened to us every time so far) and the deposit has come back in time and full.
We also had to leave the flat earlier, but Emma and the rest of the team have been very kind to quickly find new tenants for the flat, so that the moving out was smooth and we didn't have to pay more than necessary.

Emma’s estate agent are simply the worst letting agency I have ever encountered in my life.
Had an incredibly frustrating experience with them. Communication was poor from the moment they received the first payment, I had to move in in December in a flat with broken windows and a mattress that looked as if it was picked up from the street. I frequently found myself having to follow up multiple times to get things settled. When they did respond, they were often passive-aggressive and unprofessional, making the entire process unnecessarily stressful. Maintenance requests were either ignored or poorly handled, and their overall lack of professionalism was evident throughout my tenancy. The most obvious example is the fire alarm in the common area that had been ringing continuously for 4 months, and they were never able to fix it. I wouldn't be surprised if it's still going on. I strongly advise against using this agency if you're looking for a smooth and respectful renting experience, just avoid them!

Thank you for taking the time to provide feedback. We are very sorry that you are unhappy with the service provided by our office.
With regards to the mattress, as was explained at the time, it was purchased new in 2019 and as it was not broken or damaged, replacement was not a possibility. The mattress was therefore steam cleaned and no further issues with the condition were noted after this.
In relation to other maintenance issues, I have reviewed correspondence between yourself and our office and I can see that all maintenance was addressed in an appropriate manner and within reasonable timeframes - I cannot see that any of your emails were ever ignored.
To address your comment relating to the fire alarm, we do apologise for any inconvenience this caused. Our office was not always made aware of issues with the fire alarm panel sounding and without this knowledge we cannot arrange resolution.

GoogleEmma’s estate agents is appalling. They gave us the flat in a filthy state with crushed insects painted on the wall, mouldy blinds, and very dusty. They are now charging us a cleaning fees after we’ve moved out despite myself and my partner spending serval days making sure it was clean. Outside of this they have tried to charge us for other bits throughout the tenancy and put the burden of proof on us every time.
Renting in London can be difficult and I understand there is limited choice, but avoid Emma’s if you can. We are with a private landlord now and they are great. The difference is stark. Do not use Emma’s.

The issue is you gave us a dirty flat and then when we clean the flat for you, leaving it far better than when you gave it to us you still are trying to charge us for cleaning. The contract said to leave it in the condition we were given it in and we went beyond that. I don’t care whether you offered to pay for cleaning at the time, you are completely missing the point. You have quite blatantly just hoped we would just accept the cost of cleaning and move on. You even had to ask us whether the property had been professionally cleaned or not.
Also, as you are keen on telling me you didn’t try charge us for other bits during our tenancy, please see below an image of the email you sent us claiming we had thrown large industrial rubbish out of our windows and that our whole building had to pay for it. Only when I sent pictures of how ridiculous the claim was did you back off.
If you do move in with Emma’s photo everything as I did, but even still be prepared for them to try their luck.

To be clear, no deductions from your deposit have been actioned and this cannot be authorised without your express permission.

Meeting Emma's state agency was the worst thing that happened to me in London, I rented a property with them for seven months, and it was a real nightmare, I ran out of hot water, left the house without being able to shower, wash laundry and washing dishes due to clogging.
In the end, the power connections were all irregular, as I already said, a real nightmare, I spent a lot of money, as I had to stay in other places, with other costs that were not all paid by them, in the seven months that I had the property rented, I need to be away for 4 months, disrupting my entire routine, disrupting my entire life
They don't solve anything, and there are still employees who are extremely rude, and without the slightest care for their customers.
100% of the good opinions you see here are false, the people they know and their relatives among them, don't believe the good opinions, they are liars, just read the bad opinions and you will understand, when they don't have answers to what people say they intend they don't know who that person is, and call them a pseudonym
As I said, the worst agency I have ever seen in my entire life.
Do you want an advice? Avoid this agency for your mental and financial health, they are the worst.

Dear Andre, we are sorry to see that you had a negative experience with our agency. Your tenancy was indeed interrupted by some significant disruption and our office can only apologise again for this.
Your boiler did break and had to be repaired and whilst this repair was carried out as promptly as possible, we do appreciate that any period of time without hot water is unpleasant. You did also suffer from some drainage issues within the flat which the landlord was very proactive in resolving. These issues had not occurred before in the buildings long history of being tenanted and were ultimately deemed to be due to the age of the pipework.
Again whilst we appreciate that things going wrong is frustrating, it is not always predictable or avoidable and our office communicated with you tirelessly to keep you informed and have issues resolved in a timely manner. Ultimately your tenancy then had to be concluded early because a fire in an adjacent building destroyed the cabling that provided power to your building. You were immediately re-housed by the landlord however, then chose to refuse the landlord’s offer for continued alternative accommodation (all of the other residents of your building were re-housed). Once it became clear that fixing the damage the fire caused would take a long time, your landlord agreed with you for your tenancy to be concluded. It is worth noting that while all of the above understandably caused you stress and disruption, which our office attempted to be understanding of, you were consistently hostile and abusive towards all members of the team.

At the beginning I was definitely an annoying tenant, not knowing the London rental formalities, but Emma’s were so patient and organised throughout. From then on, it was such a smooth sailing partnership. Every issue I had was dealt with within days, and any time they needed in the flat they gave so much time in advance.

Got our deposit back today so I feel safe enough to say that: this is the worst estate agents I have ever had the displeasure to deal with.
Rude, passive aggressive and incompetent. The last four years have been a nightmare under their management. Quick to reply but slower than a sloth to react and always with a patronising air.
The icing on the cake was that (despite leaving the flat in a better condition than when we moved in) they tried to flag things on the deposit: nails that were present when we moved in, things (that were broken when we moved in) having gone missing - it’s as if they didn’t realise we had a copy of the original inventory too.
To quote: “Furniture: items of furniture have been left behind - the matching dining chairs in the living room the landlord is happy to take ownership”
Yeah I bet he’s happy to take them, they were there when we moved in 🙄
Petty. I feel sorry for the next tenants.

Emma's are posting incorrect information. It's a shame you feel that to combat Anna’s comments, you had to say that "you indicated when you gave notice that it was because you could no longer afford to remain in the flat" - this is entirely false and Anna gave no reason for moving on in her email. I have the email as evidence. Even if this was true, posting publicly about my daughter's financial position is totally inappropriate.
I had to contact the landlord mid-tenancy to complain and Emma's were very reluctant to give me his details. The absence of a working fridge caused a rodent problem and when challenging Emma about this she was beyond rude. What a shame-it's a lovely property.

GoogleMy experience with Emma's was challenging, frustrating and inadequate. Firstly, some of the agents were rude to myself and my family over the phone, which is obviously entirely inappropriate.
Secondly, they did not fix problems in the flat with any urgency or any care for their tenants (my fridge was broken and I had to wait two weeks for a repair, with no replacement provided despite the white goods being their responsibility, so leaving me with no safe place to store food for two weeks) plus a whole host of other issues.
Unfortunately, it seems that Emma's focuses solely on collecting rent and not on the happiness or security of their tenants. Would not recommend. I adored my flat, but had to move on because of the poor management.

GoogleI would not recommend this estate agents. They work with other service providers (which are terrible) for referencing, end of tenancy checks etc. The referencing process was the most difficult I'd ever been through (the user face was impossible to use), we were charged too much for cleaning (and the parking for the cleaners) in my opinion and received an invoice for waste disposal without them being able to clarify what was removed. Very poor service and I'm happy to no longer be using this Estate Agent.

GoogleThey didn't deliver on what was promised. We were unable to access the electricity meter, we had to wait for almost an hour to get into our apartment on our first day, there was damaged furniture... I don't recommend, they put pressured us to make the payment and then handed us the apartment in terrible condition.

Hi Adam,
I’m sorry to hear that you're disappointed with the service that's been provided so far.
I’m not clear on what promises you're referring to as I can’t see that any specific agreements were made prior to your move-in regarding the flat. You put an offer in for the flat without any conditions stipulated - which means you took the flat as seen during your viewing, and it appears that this was the condition it was in when you moved in.
With regards to your comments, guidance on how to access the electricity meter was provided to your flat mate who attended during your move in. There was a minor delay on accessing the flat on the day of your move in (no more than 15 minutes) as the inventory clerk didn’t see our agent's call asking them to come down and open the door - our agent was waiting with your flatmate the whole time and kept her updated. In relation to the damaged furniture, I’m afraid this report is incorrect as there is no damaged furniture within the flat.
In relation to the payment you've referenced - this balance was the security deposit and first month’s rent, which are required before you're able to move into the flat.
