I have been a client of Manson’s Property Consultants, Newcastle for over 10 years. During this time I have received 100%+ professional, helpful and friendly service from all of the staff. Earlier this year during a routine inspection on my first floor flat in Wilson Street, Wallsend it was noted the staircase was infested with dry rot and therefore making it unsafe to use. Manson’s very quickly arranged for a contractor to attend to give a quotation. The dry rot was emanating from the downstairs flat so Manson’s made contact with the owner who carried out remedial works. However it was felt these were not sufficient to enable my work to be carried out at great expense and for the contractor to offer me a guarantee for the work that I needed to undertake. During the whole process despite being kept informed my tenant became extremely demanding and challenging. After many weeks of negotiation with the tenant and the downstairs owner we were forced to involve the services of North Tyneside Environmental Health to resolve the issue and start repair work on the flat. Manson’s sourced an alternative contractor that could carry out the work which was commissioned. Arrangements were made with the owner of the downstairs flat and my tenant. Unfortunately, works were delayed due to circumstances beyond our control (ie securing delivery of materials). During the whole period as the flat was unsafe to live in we did not collect any rent from the tenant as she was advised not to live there. Despite numerous requests for her to move out she refused and continued to live in the flat knowing there was a serious health and safety issue. During the period the tenant notified us of issues relating to electrics and boiler that needed repairs. However, these repairs could not be undertaken as the property was unsafe to enter. In the meantime as the tenancy period was coming to an end I instructed Manson’s not to offer a renewal as I was uncertain how long works would take. The tenant was served a two month notice that the tenancy would not be renewed at the end of October 2024 and she was advised to make arrangements to find alternative accommodation. My tenant has threatened me with disrepair, harassment as a result of retaliatory eviction compensation claim due to a breach of Landlord’s obligation. Recently a colleague of my tenants posted a very damning review on the Mason’s website in relation to all of the above. Subsequently due to the defamatory nature of the review, the post was taken down. During all this time Debbie Smith the manager has worked in an extremely professional manner and the fact that her professionalism, competency and compliance with housing legislation has been questioned by my tenant is an absolute insult and outrages. Fortunately work has commenced and I have been advised that the flat is now safe to enter, and therefore the outstanding repairs will be addressed. Thank you Manson’s for all your assistance during this extremely stressful period. Debbie you are an absolute star and deserve a medal for everything you have had to endure to remedy this situation. I cannot thank and praise you enough for all your assistance and help.

I appointed Mansons to sell my property after several years of them managing it on my behalf. Their management service was second to none and extremely comprehensive from locating suitable tenants, dealing with any issues arising (including chasing Third Parties where appropriate) and all aspects of administration. When I decided to sell the property Mansons were the only firm I would consider. I was initially guided by Nick but then I was taken under the wing of Deborah. Although my sale took much longer than I had expected (due to procrastinating Third Parties), Deborah was proactive throughout and I am grateful for all of her help and assistance. Mansons sold my mother's house for me and my siblings. They were very clear at our first meeting about the process, fees, who would be our main point of contact (important to me to have one person) and what the challenges might be. The house sold extremely quickly and Deborah was clear and communicative during the viewings. When our mother died midway through the process, and everything held up by probate, Deborah was empathic and reassuring and offered options to ensure the sale proceeded smoothly. When we first got introduced to Rello, I was unsure of how it would go considering we had not moved in a long time and was used to communicating with estate agent and solicitor, but once we understood how it worked and managed, trust me with any form of chain involved a platform like Rello is a huge help, Emma stride at Rello was fantastic at managing everything and very fast and efficient at dealing with any communication, also milestones throughout the process were chased down to ensure closed and onto the next, Emma has been there every step of the way and will do anything within the process to take as much stress away as possible, not all estate agents seem to use platforms like Rello but I would highly recommend more do, just having the App that gets regular updates showing you where everyone stands towards exchange and completion really does help. Rented a Jesmond student house with Mansons for my 4th year at uni… The house was refurbished in the summer before moving in, and was modern and clean. My partner and I opted to go with Katy after unsuccessfully selling our flat in St Ives with other agents. We decided to go with Katy as she was selling a house locally (one which I had already seen but my partner was unable to). Katy reached out to my partner to see the house however my partner had no car at the time. Desperate for my partner to see the property, Katy kindly diverted her route to pick up my partner, show her around and then drop her back off. When my partner informed me of the effort Katy went to, I immediately turned to her and said ‘that’s who I want selling our property’. So, we made the decision to jump ship and put our property on with Katy. The flat had previously been listed for sale for 4/5 months; it received a number of viewings but no formal offers. After 24 hours of being on with Katy, we had some viewings and within approximately 72 hours we had an offer at asking price. Having met Katy several times prior, we had established a number of essentials / non-negotiables for our future house. A few days after receiving an offer on our property, Katy had found us a beautiful house (initially it was slightly outside our desired location) but trusting Katy entirely she had encouraged us to ‘take a look’. Fast-forward 4 months, the sale of our property is complete and my partner and I have moved into our first home together that Katy had encouraged us to see. Throughout the entire process, Katy’s service has been exemplary. Her photos of our property, her enthusiasm, her ability to answer every question (big or small), her knowledge of the market and ultimately her unwavering desire to always go the extra mile.
