Sophie Richards carried out the tenancy inspections for 6 of my rented properties in Leeds. She reported back to the Landlord very promptly, took on board the issues reported by tenants, provided reports and photos for the Landlord and thanked the tenants for maintaining the flats to a good standard.She did everything I could have wished for as a landlord, without prompting, including maintaining good Landlord/ tenant relationships. I applaud Sophies commendable initiative and good judgement.

Good and bad... mortgage buyers beware

This is a really tough one to review as an investor. Always clear communication and easy to get hold of. Time will tell, but on paper now completed looks a decent investment if rental return is as advised, and that the property will be mortgageable hopefully. But the journey to completion has been rough. Big note to potential investors buying with a mortgage. I was assured at the outset (9 months ago) that the property would be mortgageable by all the main lenders at good rates, even as a Ltd company purchase. Paid my 20% deposit 8 months ago and it then transpired in Feb/March (2 months pre-completion) that most the lenders I thought were available had classed the development as un-mortgageable due to the surveyor not liking the closeness to commercial property in the area. Unfortunately the surveyor company was one which a lot of the main mortgage lenders used, so this knocked out most available mortgage lenders. Then I was in an awful position where my only option for a mortgage would be by paying a rate that can only be described as extortionate which would not have made the figures work. Luckily for me I have a family member who bailed me out and stumped up the money, and hopefully I can mortgage the property in the next 6-12 months now the development is occupied, if I can't then it will have to be sold. So just a cautionary note if purchasing with a mortgage to really do your homework and not take what is told by NPG at face value, and double/triple check and do a lot of your own due diligence. I made the mistake of not visiting the development first so my next investment, whoever that may be with, I will personally be visiting the development to spot any signs at all that a mortgage lender may not like the devlopment, and then ask questions. I would have hoped that these risks around mortgage lending would have been pointed to me at the outset when handed over my £2,500 introduction fee to NPG, but no conversation at all around mortgage lending risks was ever advised to me. It probably is in some small print amongst all the documentation they provide, but as a professional company, this really should be highlighted verbally amongst the sales calls.
