Taking the vales from Countryside’s own website, I feel I need to feedback on our experience since moving in March 21. Care- When you have such a high turnover of staff (from MD’s, customer service managers, assistant managers, work crew) you kinda start to feel that the business isn’t looking after their staff. You also start to feel that over a year of raising complaints and issues, the customer service team in the Midlands have logged out of their emails and have moved elsewhere. I can’t see no other reason (apart from being all dead) that no body would reply to our emails in weeks. No care is given to how we feel, no care is given to rectify issues or get jobs completed anymore. I wonder if ignore needs to be added to the company values? Pride- you get managers coming to your house and giving you the hard sell of “all I am here to do is to put things right.” Oh and can’t forget the “sorry, that’s all I can say”. Pride is something I feel has now gone out of the company. Hiring companies to build houses poorly and no pride in meeting high standards. Just those conveniently set by NHBC (I’ll not share my thoughts on the corruption that’s routed there…) Together- well they like working with you at the beginning. That is until you move in and start questioning what the hell you have bought! There is no together on working to fix the issues. There is no together as the months continue on, where you’re constantly sending emails, calling managers and MD’s to just get a reply from someone. If together means they ignore your existence then they are hitting this value 100%! Deliver- I think you can sense the theme of this review. Countryside have lost their way it seems. The company it once was that was a 5 star builder has slipped down to nothing. Now whether this is due to covid, people not being managed correctly or something different I do not know. All I know is that Countryside continue to strike out at every opportunity. Staff are deflated, the valued employees have either moved on or are worked to the bone. Customers on developments are frustrated, angry and are getting to the point of taking legal action against this company. Countryside, please read these reviews and help the customers who have bought homes from you. It’s getting embarrassing now how poorly you treat the people who trusted you to buy their homes from…

The quality of the home and the service received from the sales and aftersales team at Dutton Fields has been faultless.Justine made sure that we were well informed during the initial discussions and when making our reservation. After the reservation and during the contract exchange phase we were kept up to date throughout the purchasing stage by Billie and the site sales team directly. We were told what each stage of the build comprised of and what was left to complete.When we were approaching completion we had a home demonstration 24 hours before we actually received the keys. The demo itself was well structured and very thorough and we fell in love with our new home immediately. We were made to feel very valued as a Countryside customer.As with any new build, you have snags that require fixing. Although there was nothing major, these have been sorted very quickly and around our working hours. Dom and in particular Georgia have been amazing in planning the snagging and Dave the tradesman who has dealt with most of the issues personally are a true credit to Countryside. Nothing has ever been an issue and everything has always been dealt with and done with a smile.

Terrible quality of Countryside properties. But this company would first blame the owner for maintenance problem whenever an issue is reported during warranty period. Major defects found in my house and my neighbours’ include:(1) Gaps found in loft and normal people can see lights coming from the outside; (see my profile picture) (2) Mold and fungi growing on dividing boards in the loft: (3) Gutter NOT sealed! Water leak leads to moss on bricks;(4) Mold on garden fences;(5) Water leakage from terrace that ruined the kitchen ceiling. But they were not able to find the root cause. Water leak continue after first attempt to fix it.(6) Extract vent ducting inside the loft was NOT attached (7) Broken garden shed;(8) Water leak from toilets:(9) Swelled amtico flooring;(10) Boiler flue not cemented;(11) Obvious scratches on window glass. (12) Unfinished patio door(13) Insulation missing on one side of the wall inside the loft(14) Steel straps that secure the timber roof structure NOT attached(15) Roof clips MISSINGI believe Countryside knew there have been mold in my loft just like my neighbors’. The mold should be due to mishandling of building work procedures/ substandard material. And my neighbours spent months to negotiate with Countryside before they arranged to replace the dividing boards and re-install extract vents. And the weeks of remedial work inside the house caused huge disturbance. Countryside would not repair anything if the owner does not file a report in details, item by item, even the defects are obvious in the plain sight. In addition, Countryside emailed me two days after completion that I had to submit a snag list within three days of completion!!! I had less than 24 hours to prepare a snag list! Countryside is an unethical construction company using substandard material and poor workmanship. Countrysidepartnerships is part of Vistry Group.

From the day we paid the mortgage deposit, Countryside have been nothing but terrible. We were mis-sold our plot, Countryside made promises that they never kept and it has been disgusting customer service since then. We have been in our property for almost a year, and we still have snags outstanding. We paid for a professional snag company and there were in excess of 280 snags in total, some of which Countryside have just decided not to do, with no explanation. We have sent several emails asking for an update on when snags will be completed, if you are lucky, you will receive a reply but you should expect to be waiting over a month for a reply. If on the odd occasion they contact us to book a technician to attend the property, they don’t turn up resulting is us having to take either unpaid leave or annual leave just to sit at home waiting. There has been the odd occasion when a member of the team has been booked in to attend the property, but they have turned up a few days prior. The garden is disgusting, extremely unlevel, the turf used is terrible quality, its boggy and muddy. The higher cost for our plot was justified by it being a south facing garden, unfortunately this is a garden that we cannot use unless we pay thousands to re turf and level it ourselves. There is a facebook group for our development (The Colleys) and many of the residents are in a similar situation. I haven’t heard one positive comment from my neighbours. The site manager has changed a few times since we reserved our plot and you can’t keep up with the site team changes. I work for one of the largest companies in our town and it gives me great pleasure in knowing that I have convinced several first-time buyers to purchase from a local competitor as opposed to Countryside. If you email the main lady that deals with customer care queries (I'm unable to enter her name) at Customer Care you have absolutely no chance of getting a reply, she is useless. If I specifically ask for email contact due to not being able to take calls at work, she will still call me. I have some photo’s that I am looking forward to sharing with any potential buyers. My biggest regret in life is buying a property from Countryside.Update on this. A few days after submitting this review I had a call from Countryside, however following a solicitors advice I asked for email contact so there is a paper trail of conversations, however unsurprisingly it’s been over two weeks and I am still waiting for an email from them.

Rhodri and Gavin are both valuable assets to the company. They have been very responsive, honest and helpful. Having had experience with various sales consultants in other developments, we can definitely see the difference. Rhodri and Gavin were fantastic and very accommodating in the way they dealt with our situation, provided a lot of information, spent a considerable amount of time going through everything related to a purchase and made sure that the whole process was as smooth as possible. The Countryside properties are beautiful, built to a high standard with high specs and many extras included. Importantly, they are built to NHBC standards. Wakefield is certainly not the nicest place to live, but City fields is a nice area itself- quite isolated but with good road links to Leeds. With a lot of developers investing there, new schools and GP services will be soon available. Good existing schools around, not very many supermarkets and retail at walking distance, but a number of malls are within a short drive. Overall, very good value for money properties with A* service and customer support. Thank you to the City Fields team!

False promises and no transparency. Avoid while you can. I wish I had never purchased my property in the Beampark development which is looked after by Countryside and L&Q. Edited on 13th December 21. We were left with no heating for 10 days when we first moved in and the patio door has a gap letting in all the cold wind in from outside for 3 months (especially during these cold winter days) . The extractor fan in the kitchen does not suction any cooking odours or excess humidity while cooking, instead it blows the steam under m cupboard (perfect for damp/ mould issues). There is no proper communication and were left to suffer. The customer assistance based on site have not been trained and they send you on a wild goose chase instead of being honest and explained they do not know the answer and will find out. This is meant to be a great experience for a firstime buyer buy instead you become a project manager for your own property without a salary.

The process of actually buying our house and the sales team were very lovely people. HOWEVER, the aftercare and customer service following moving into the property is horrendous! We were literally bribed for a good survey, they would complete snags and works for us that needed doing on the house if we gave them a good survey.As soon as the houses were handed over and we moved in, Countryside literally disappeared. The aftercare team were non-existent, there were no follow ups and work has been left uncompleted nearly 2 years later!!!The state they left the new build estate in was horrific and still is now, again nearly 2 YEARS LATER. The roads on our estate haven't been finished and neither have the pathways. The kerbs have piles of sharp bricks piled up to them that have just been brushed to the sides of the road. It is the most dangerous place for kids to even walk, let alone play! As for the park...the laziest job I ever did see. They didn't even the ground out and laid grass down...with how awful the council is at keeping on top of things why you would lay grass down on a park I do not know. There is never any children on this park and it cannot be used as it is so overgrown and uneven land, you could literally break your ankle with the holes in the ground. Sure it's up to the council to keep on top of it but Countryside did an extremely lazy job in the first place, it's a disgrace!!The road out the front of our house is only just being done...2 years later. But the roads and paths are on our estate are still unsafe and incomplete. Fancy buying a new build property on a brand new estate and not being able to go out for a walk with your kids around it? I can't even count the amount of houses already sold or gone up for sale on our estate, it's such a shame as it's in a great location, however the surroundings of the estate, the roads, the paths the park, the greenery are all unsafe, overgrown and just miserable. There is no sign or evidence to say these works are even going to be completed, no dates set, no communication - NOTHING. Every time I make contact I just get told someone will call me back - they never do. There are much better new home providers than Countryside, as much as the buying process is easy and the sales team is great as soon as you have your house the company simply disappear and leave your estate unfished, incomplete and quite frankly dangerous. Choose a different provider!!

Absolutely disgusting business practise. Me and my partner went to view a home at Hall Park gateford and were so excited. We went through all options from part exchanging our house(which they offered over £25 000 under the houses worth) to the assisted move and decided this would be the best option as they recommended a liase company called house to home who would sort everything out for us and we wouldn't have to deal with any of the normal stress of selling and buying a house.We were told by their sales rep (alan) that we wouldn't be able to put a reservation on the new house until we had an offer on our current one, which is fair, however less than 2weeks from us originally speaking with countryside about purchasing the house they increased the price by £10,000. We were disheartened but still loved the house and were willing to go ahead with the purchase. After we had an offer and accepted on our current house we reserved the plot at Hall Park. Alan had been moved but there was a very friendly and helpful woman in his place named Sonia who went through everything we would need to do to the point where we could exchange contracts as the time scale was only 28 days. She advised that she was only on site to help and a woman named Karen would look after us and we would have progress reports every Monday to let us know how the build was going. Within two weeks my partner and I had made sure we completed everything countryside had asked for including paying extra for certain searches among other things. We had to phone Karen though as she did not keep us up to date with how the property was progressing or inform the liase company, house to home, of anything that was happening on site. We eventually were asked to come in and chose any extras we mite want to purchase and met their assistant site agent Mark. All extras had to be paid for on the day and we were assured by the sales rep Karen and the assistant site manager Mark that the property would be ready to move into somewhere in December 2021. They did not give us an exact date but assured us they would give us 11 days in writing to be ready which didn't sound like a long time but with the constant communication on the progression of the house, which we weren't receiving, this wouldn't be as daunting as having to move with less than two weeks notice. A couple more weeks went on, ourselves and house to home still receiving no communication from countryside, and our buyers solicitors were being very slow at sorting out things on their side. Everytime we called to discuss things with the sales rep, Karen, she never knew what was happening whether we were asking about progression on the build or how long before we could exchange contracts. Things were starting to get stressful as everything was ready with the paperwork on our side but our buyers solicitors were still being very slow with completing the last few things their end. We spoke to Karen and she informed us that countryside would threaten to pull the reservation from us, which we wouldn't be refunded for, as a 'scare tactic' to get our buyers solicitors to speed things up ,however before sending the email countryside didn't inform house to home or our solicitors, so when our buyers solicitors tried to send paperwork to be seen by ours they obviously thought we'd lost the house and refused to receive it.... nightmare. Countryside eventually let the relevant people know what they were doing and things started moving slowly again. We had to have a couple of extensions on exchanging contracts where they gave us an extra 2 days on one occassion, which was an unrealistic time scale to get correspondants from our buyers solicitor's, still countryside were growing inpatient with how long it was taking our buyers solicitor's(whom they recommended our buyer to use) to get us all to the point where we could exchange. Another e mail was sent again threatening to pull the plot but after speaking with house to home they managed to get through to the sales director Marianna who assured them, my partner and I that as we were so far along in the process she would not authorise the plot being pulled from us. Still waiting for our buyers solicitors to send last few items over and countryside sales progressor Emily had sent a couple of e mails again saying she was going to pull the reservation the week we were due to exchange. My partner and I aswell as house to home informed her of the reasurances we had from her director Mirianna that the house would not be pulled, but still she was very rude and explained that the deadline had passed and she was not willing to wait any longer.

There are three stages to buying a property with Countryside: 1) The offer. At this stage Countryside on the development (Tara and Annabel) were fantastic, super helpful with answering so many questions and offering us suggestions. You could not fault their service. Sadly the same doesn't apply to Countryside's head office teams who are frankly inflexible, don't understand the buy to let purchase process and pretty rude. Billy in particular was a nightmare to deal with, after one phone call I almost walked away from the purchase as it was clear she had no understanding of how companies purchase properties and wasn't very interesting in listening either - 5/5 stars for Tara and Anabel, sadly 0/5 for everyone else 2) The handover. At this stage, you're about to own the property or are having the property handed over to you. Lisa from Liverpool oversaw my account and just like Tara and Annabel was fantastic! Really helpful handing over all the correct documentation, walking us through the property and told us everything we needed to do - 5/5 stars 3) Aftercare. This is the stage where Countryside address any challenges/ issues raised after the build. I've yet to speak with the team so no comment - N/A

I bought a place in Greenwich Millennium Village that was delivered by Countryside. Overall, I would buy in the area again but not via Countryside for the below reasons. Things you should watch out for when buying from Countryside. FYI: The below points have been raised with Customer Services already but not addressed properly Sales team not providing full info (eg you’ll be told you can switch your utility providers this is not true- upon exchange you get locked in into unfavorable contract with EON Heat; I was told I have to use Countryside broker too - this is also untrue; I was only told one of my windows won't open after I paid the reservation ) Snagging - you will be sold a ‘don’t worry everything is covered under a 2 year warranty dream’ in reality upon moving you’ll learn there are defects (such as floor scratches caused by contractors, balcony doors installed the wrong way round, chipped doors, stains on walls). The time and effort it takes to resolve these things via Countryside is beyond frustrating . It's a bunch of contractors who pass queries between them and things require multiple approvals before things are resolved. Quality of flooring - the oak flooring is sold as great quality but it’s not durable, it’s very soft, prone to scratches, dents , discolouration. It can be re-surfaced only 3 times- this hasn't been mentioned at the point of sale. If you have kids or dogs it won’t last you very long. You will also be required to use cleaning products that are not easily available and therefore very expensive (~£50)Customer service- there are lots of T’s & Cs for when they will accept snags - most things need to be reported within 3 days of completion after that certain things such as fixing, flooring is rejected . Customer support will continuously suggest that you’ve used wrong cleaning products and that what you’re seeing is in line with industry standards but they will fail to provide details about what the specific standards are. They also don’t keep a long of snags which means you’ll have to chase to have things resolved Snagging survey- I had over 12 snags that took months to resolve and a lot of back and forth- not to mention constantly suggesting it’s my misuse. If you decide to buy from GMV I strongly recommend getting a snagging report before you move in Flat plans- Details such as how electrical / heating diagrams and kitchen noggins are non available so you will always have to get a specialist every time you’re looking to drill into walls or change anything (eg put extra cupboards in the kitchen ) Service charge will go up- see a facebook group to see the scale of increases. We’ve been here not a full year and our SC has gone up by 8%. There is very little transparency regarding what’s driving the cost increase and when you request additional information it’s taking months to get hold of documents that should be readily available Service charge information pre-completion is pro-rata but this isn’t made clear so you are led to believe you’re paying less and then get a full billGround rent- You will be charged two years of ground rent in advance - something you don’t hear about until completion Legal services- You’ll be recommended Alexander JLO to complete your legal documentation. I wouldn’t recommend using them unless you’re short on time- see my other review about their services Bike and parcel theft in the area is very high and the building is not designed to protect from it
