Moving house can be a nightmare, but Rahim at Benham and Reeves made the entire process smooth and stress-free. Rahim was a professional, efficient, and had the right amount of empathy. He was patient and available to answer our questions (and believe me, we had a lot!).Rahim understood exactly what my husband and I were looking for in a new home. Communication was excellent throughout. I was kept informed every step of the way, and Rahim was always prompt and responsive. Overall, I couldn't be happier with the service I received from Rahim. I leased my flat in March 2021, with the assistance of Wesley. At that time we were still under covid restrictions. Wesley was understanding and very helpful, my move in went smoothly with no stress.Since then I have renewed lease 3 times. Wesley and Veronica have been on hand each year to assist me and I greatly appreciate their efforts to help me secure a new lease. I have had, on occasion, called the Management Department re. maintenance required, response and organising contractors is fast and efficient. The service was good until it came to the point of payment of my rental amount. I informed the office that I have permission from HMRC not to debit my rental 20% tax as a foreign citizen, because I am doing my self assessment for a long time , and no other agency removed my taxes from my rental amount. I was surprised to receive the funds less 20% taxes. I was told to contact HMRC myself and give them your agency reference number to claim my money back. I believe I should have been told what to do before payment was made, and I should have been given the agency reference in advance, not afterwards. I classify it as non care attitude, to be honest.
Hi Mrs Olaye HMRC’s Non-Resident Landlord Scheme says we must deduct tax unless they give us permission not to. This was explained in your offer letter. We told you how to contact HMRC so they could confirm your approval and as soon as we got it, we refunded the monies to you straight away. We are sorry for any inconvenience this caused. -Emily, B&R

GoogleI was very stressed with finding the perfect apartment and signing before Christmas time, and Rubel was incredible in finalizing the deal with all conditions I was keen on, both price wise and additional requirements such as cosmetic repairs and additional furniture. The flat is exactly what I wanted, Rubel also managed to get the deal for the whole apartment to be repainted, for additional furniture to be bought and assembled before my moving date. He was extremely professional in managing communication at any point of day and conveying all updates on the negotiation completely honestly and putting his very best into getting exactly what I was after. I recommend Rubel from Benham & Reeves to everyone who is after high standards when it comes to moving to a new home.

Horrendous company. Even worse lettings negotiators!! Especially Dele Lawal!! At what point does the boy not realise that prospective clients pay both the company’s and his financial remuneration. A really lax negotiator who seemingly has no interest in letting properties. No communication skills, no customer service skills and above all a lack of customer service! I would not recommend this company if they were the last lettings agent on the planet!!
