In the 5years I have rented across a variety of boroughs in London I have found Bective to be the best agency to deal with by far! The agent who managed the rental property I was living at was Soraia L. Soraia was quick to respond about maintenance matters and made the checkout process stress-free. This has certainly not been the case with other rentals + agencies. Monika R who also supported was equally great to deal with. Reference checks were quickly done and other matters dealt with efficiently. For comparison sake, I have waited up to 3weeks for reference checks to be done by other agents! I don't do reviews often but this was well deserved. Thank you Bective.

Such a breath of fresh air and a relief to end up working with Bective when looking for a new flat to rent in London, especially after so many other agents tried to push properties on me that weren’t well suited. Kim Oldham was supremely competent, efficient, totally committed to finding good matches between landlords and tenants, utterly kind and a genuine pleasure. She listened and was quickly able to come up with great options, knew how to act fast on opportunities on my behalf but also never pressured me in any way if I wasn’t totally sure - both persistent and patient! From start to finish made me feel like I was in good hands and would land somewhere great. Can’t recommend her enough to prospective tenants and I hope that landlords realise what a difference it really makes to have Bective in the mix to facilitate things (if I had to do it again I actually would just have started by reaching out to Bective).

Worked with Jack Cooke at Bective North Kensington and couldn't have been happier or more impressed. Put in the call to Bective to register for residential lettings at 2pm on Thursday and by 4pm that day was viewing the flat that I'm eventually going to rent. Of course there was an element of luck to be matched so quickly with the right property, but Jack's consideration and attention to detail extended above and beyond. I haven't moved home in several years so there was some anxiety on my part- in no small part due to possible complications in the ongoing pandemic- and Jack always made time. He took me through the referencing process when required and made a personal introduction to the landlord, as well as painlessly negotiated smaller details like the pieces of furniture I wanted to retain. It makes a world of difference when a lettings agent really knows the part of town they are working in and takes a genuine satisfaction in seeing the customer into the right home- and with the minimum of possible stress. Would absolutely recommend and use again. Thanks Jack!

I worked primarily with Scarlett, who considered my requirements carefully and found a number of options, all of which were relevant and allowed me to make a quick decision. Whilst Agents are often seen to be on the side of the seller/landlord, I found the experience was very good from a tenant’s perspective and had support through the entire process such as offer-negotiations, referencing and answers to queries. I did not feel rushed or unimportant when browsing the properties which is rare in the non-buyer side of the industry. Thank you Scarlett, and also Chiara who supported on the logistical side once my decision had been made.

I had the pleasure of working with Jack Cooke, who helped us secure a flat in Notting Hill. Jack is the best estate agent I have worked with. He is really friendly, honest and very diligent. We started our search in the midst of Tier 4 lock down and through the Christmas period, he ensured a safe viewing and kept us in the loop throughout the holiday period with regards to the status of our offer. Jack even kept us updated throughout the holiday season whilst his office was closed, which was so appreciated.Jack had in-depth knowledge of the neighbourhood he was showing us alongside being able to answer all the questions we had with regards to the flat throughout the viewing. He was also very flexible with appointments and worked around our schedule.He was courteous and helped guide us through the rental process, making it very easy. He chased for answers from the landlord when we needed them and kept us in the loop for the whole process. I can't recommend working with him and Bective enough.

We used Bective to sell our Kensington flat which we had been in for 17 years. It was a pretty emotional sale and fairly complex and frustrating at times due to complexities around the leasehold and the pandemic. Jeremy and Andrew were fantastic, going the extra mile in supporting leasehold challenges and also keeping a steady nerve when our initial buyer pulled out. It's a crowded market for estate agents in Kensington but I feel Jeremys experience was an important part of the successful transaction, in addition the level of service we got was exceptional even although our property at the very low end in the area. Highly recommend.

GoogleI would highly recommend Jack Cooke for anyone either looking for housing or interested in putting your home up on the rental market. We've been in contact with many letting agents for the past month and he is, by far, the most professional and easy to work with. Also, Jack really goes that extra mile and has a transparent and "tell it like it is" communication style, which really has helped us manage expectations while some other agents have sugar coated.. All in all - 5/5!

I recently worked with Megan to find a property and she was the best! I'd been looking for a flat for a really long time and worked with many different agents, most who I felt didn't consider my requirements carefully. I had been shown so many flats that didn't even fit what I was looking for which was quite discouraging. However, I felt Megan really understood what I was looking for and was extremely helpful in every way! She was very thoughtful regarding showing me flats and kept me in mind when she found ones that she thought I would like. I had a very positive experience and I would highly recommend working with Bective and Megan in particular!

Andy was superb in assessing our flat in W8 for sale, recommending a sensible price and then introducing quality prospective buyers with no time-wasters. We achieved asking which, given the current environment was not a trivial achievement. I started renting out my home with Druce a year and a half ago. It started off pretty badly and now it's really good. At first the property manager in charge was inefficient, frustrating and unresponsive. She drove me crazy! Once I voiced my concerns and complaints she was replaced with Natasha Dillon who is absolutely awesome. Being abroad I needed someone to put my mind at rest and give me the feeling that everything is taken care of and she does that really well. She's available, responsive, communicative and handles and resolves issues efficiently and professionally.

I have lived in London for 11 years now and I have never had a better experience with rental properties than I did with Bective. They were fast, responsive, thorough, and kept me updated at all times. I worked with Kim and Jozef, both of whom made finding a new home enjoyable. Kim showed me the flat immediately and helped me through the offer stage. Jozef helped me through the reference check process.In the past with other agencies, I have been let down and treated quite poorly. This time I was able to view a flat and secure it within 1 week. Throughout, however, Andrew and team stayed in constant communication, were unwaveringly helpful and polite and always sought to help, regardless of the ask.For example, when we needed access to assess potential works, Andrew always went out of his way to make it work. I recently had a varied experience with Druce, renting out my property through them. Initially, there were some delays and issues, but their managing agent Natasha Dhillon worked efficiently with her team to resolve the matters, and the repairs were solid. They also did a fantastic job handling a serious damp problem and were responsive throughout. I appreciated their diligence during the process. Though there were some hiccups, including confusion over tenant offers and some turnover among staff, on the whole, Druce's team demonstrated commitment and skill, especially in finding suitable tenants and maintaining communication. Overall, I'm quite pleased with their service.

I felt like our property search inquiry had really been considered and that Jack and Bective had found a match that fitted perfectly our vision for a home. The house viewing was informal and homely and didn't feel remotely rushed or mechanical, and I was really given the opportunity to soak in the feel of the place. The process that proceeded was also straightforward and Bective were very helpful in making everything run smoothly. Highly recommend if you are looking for high quality home finders with a human touch!
