Moved into a place operated by Benham & Reeves in North Greenwich.We moved in 2 weeks after the contractual date. Upon on moving in we quickly realised that there were plenty of things that required to be fixed in the property.1. Bedroom window stuck in place, unable to be closed properly - this has been fixed a week later but the window is still sketchy.2. None of the windows were cleaned, and are filthy. A professional clean should be part of the end of tenancy ancillary. However, with Benham & Reeves - a quick hoover is all that's provided. 3. The toilet flush was broken, and it took their "engineers" 2 days to fix. To this day - we STILL do not have a lid for the WC tank. I'm not sure how B&H review basic necessities?4. 3/5 recess lights in bathroom broken, 3/5 recess lights in kitchen broken. I fixed the bathroom lights myself as there was barely any light in there...5. Broken living room light. Doesn't help that the socket connector is G22. These are very unpopular, and you can't get alexa or even LED lights with them.6. Trim between kitchen tiles and living room broken. (fixed a week later).7. We took the property "unfurnished", however the previous tenants left behind a massive shelf that we asked to be removed on inspection. We now have had to incorporate this shelf to our new furniture...I find it rather insulting that:1. B&H did not think to inspect the property properly to identify these faults. We were able to pick up on it as soon as we moved in.2. Represent the property as "unfurnished" when it was in fact part furnished.3. Have yet to resolve all of the above - now in week 4 after the contractual move in date.The quality of engineers used by B&H is questionable. It took 2 "engineers" 3 days to fix the flush button on a WC. AND we've yet to get a new lid for it?

I have had the pleasure of working with Kayleigh Weston who has been the property manager for my stay in Beaufort park close to 3 last years. Her professionalism is exceptional, her prompt responses are so good in giving confidence to any request to be resolved and the contractors she has had to take care of any requests (including the boiler and door knob and wine cooler knob and mesh under the wine cooler) were able responses to professionally and timely. I am grateful for her enthusiasm and dedication to make staying here a wholesome experience.

!!!!Be carefule of this agent!!!(Final update: I got back my deposit in full after a time-consuming process which was not necessary.)In short, letting agent is good but property mangement team will unreasonably deduct of deposit at end of lease.1 of issues as example, they diposed landlord's furnitures mistakenly, but said they disposed my stuff remained in flat and charge me £50.Secondly, the property manager tries to ignore my arguments or selectively reply my arguments which is not honest but just trying to force me accept it.Another example is joiner between freezer door and exterior door, because of aged, the exterior door keeps detaching from freezer door, no matter how many times it has been fixed. I also have requested to fix it before end of lease but it quickly becomes detached again after a few days. The Benham requests to deduct deposit on this problem, however, in fact it will alaways detach again.
Hi Wong, the process for deposit return takes time when all parties have to agree on dilapidations. Terrible experience. They put pressure on you to sign contracts on the spot. I have zero professionalism in emails, with monosyllabic responses like "No." If you try to talk to anyone above the agent, you are fully neglected. They operate like a bunch of shark lawyers, always in favor of the landlords, neglecting completely that you are a human being. It was a terrible, toxic, and extremely harmful experience. I even had an anxiety attack because of them. Avoid them at all costs.

We are sorry you did not like the outcome but the deposit laws are in place to protect applicants, tenants and landlords interests equally, these are not our own laws.
