Not very reliable!

Zoopla sent me an estimate today for my home. Down 10%, yet my parents home a comprable house in the same village has only dropped by 6%! Other propoerties I own or track in the area have all dropped by avg. 2%. Not very reliable!UPDATE 210323: That doesn't explain how two very similar properties in the same village incur such a vast difference. Your methodology and formula are incorrect and provide a false impression, probably to the extent someone could claim damages due to the image you provide.

If you want to know the value ask Zoopla....Really?200k BELOW an agents lowest estimate. House 4 doors down (1 extra bedroom) but with a slightly worse outlook just sold for more than double Zoopla's estimate. What a joke. Only good thing is it shows values or surrounding properties.Update July 2024. Nobody ever contacted me as they promised to do.. 😲

intractable and often highly inaccurate valuations

Despite submitting a valuation post extensive renovation works, from the Estate Agent who sold us the derelict property, Zoopla have decreed the property value range to be literally hundreds of thousands less.They have refused to acknowledge the professional valuation or complete overhaul of our home.They are a nightmare to deal with and I have been wrangling with them for over six months.I want my property removed completely from their website, as they are causing immense harm and distress.FURTHER TO THE REPLY FROM ZOOPLA - I am now seriously considering taking legal action against Zoopla.They have emailed to the effect they will possibly go on to publish their harmful and incorrectly low price value range for my property, against my express wishes.I cannot allow this to happen as many buyers take the prices on Zoopla as gospel, unfortunately.If I had plucked an inflated and wishful thinking price out of thin air, I would understand.However, I followed their written instructions to have the price of my home re-assessed & obtained a full inspection report from a highly qualified Estate Agent. All to no avail.I really think it is time Zoopla are held to account and properly regulated.The amount of damning reviews on Trustpilot are staggering.I will not just sit back and let them publish incorrect values against my home, which I have been unable to attempt to sell, due to Zoopla’s ineptitude.

Not what it used to be, don’t waste your time

Estimates are just that but when the data it’s showing is factually incorrect they need to rethink their business model. Zoopla has 1 job and can’t get it right. Its ‘new’ system clearly has major flaws. I am aware of properties that have been sold that the data has be allocated to the wrong property. The app also now doesn’t show sales data that definitely exists and used to show on their own site until they messed it all up! Hopefully estate agents will actually look to value properties better instead of using this nonsense!!

False Information Based On Nonsense!

This company needs investigation, as it is assuming far too much in its, supposed, valuations, which affect sellers. They state, for my area, ''Average estimated value for a house in NR26 £519,006, which is a change of +£359 (+0.069%). Average sale price £452,766. Properties sold 39''. What on earth are they doing? ''Estimated value?'' Whose estimates? And they state, ''A house'', when it is clear they are using any property, and that is a mix, thus NOT a house nor a house valuation, but general, property valuation, of varying sizes, and in various conditions. And what of their misleading ''Average sale price?'' Just WHAT does this mean, when you have lumped one bedroom flats with four bedroom houses, with two bedroom bungalows? This is nonsense, and is misleading and false information. The only reason they get away with it is because there isn't an organisation that deals it, but what all estate agents should do is boycott using this site, and use Rightmove, which does not mislead, and only publishes information that is correct. I shudder to think what this misinformation does for prospective buyers, as it is just wrong!

They have changed an important part of property attributes

They have changed an important part of the details of my property (changed tenure from freehold which is correct to leasehold which is incorrect) and have refused to correct it back. They say they cannot change the details but they did when they changed it to leasehold. They say they get information from the land registry (which shows my property as freehold). I would not use this company to list your property thy are so unhelpful

Unreliable

I live in a small village in a house that we bought just over a year ago. Every house that is listed in the village is showing an increase in value. According to Zoopla our house is now worth just over a quarter of what we paid for it. The price we paid was fair and less than it was valued in a RICS level 3 survey. They haven’t even managed to place it correctly on the map. Explain that Zoopla! Im very familiar with maths and mathematical modelling. Admit it Zoopla your valuation model is unreliable.

Completely useless and inaccurate don’t correct errors

Completely useless and inaccurate I have informed them numerous times there site lists my property mid terrace bungalow. It is a detached bungalow how can you have a mid terraced bungalow when those either side are DETACHED as is this property. If they can’t even check on Google maps what type a property how can the properly asses values. Knowing they are wrong and not correcting when informed show a complete indifference to their site visitors.

Completely pointless as far as price estimations are concerned

As with so many reviews, my property is incorrectly listed as a house when it is a flat and was built as a flat. The sources of their information, ie land registry, listings on their own website, all show the property as a flat. But Zoopla say they cannot change their own website to show the correct information. Why this is allowed to continue I do not know, but beware using any of their figures for any purpose whatsoever.Update after Zooplas standard reply:- That’s all very well, but this has been an issue in your review since 2012, so it’s about time it was sorted out. Wrong information is worse than none.

Extremely helpful.

Extremely helpful.I have been looking for a property in Spain for some time now and have found Zoopla very helpful whilst searching for low priced property. There is always plenty to choose from and even if a favourite is sold there are always others to choose from.

Useless house evaluation do not use. They don’t provide you with actual valuations for your house type. They only provide the average that the agent sells for. Which is pointless. Avoid it’s a scam to get your data

Refuse to correct their mistake

Zoopla list my house as being mid terraced when it’s detached - every other house on my road is correctly listed as detached so it’s impossible for it to be mid terraced … having told them of this mistake their response was “we cannot change the information (property type, tenure, room numbers & floor area) we show about your property even if you tell us and/or send us evidence” … Useless.

Misleading, inaccurate, and unreliable

Zoopla's price estimate for my property is completely out of line with local estate agent valuations. I provided Zoopla with the realistic quotes to help them out. Zoopla admitted that their automated valuation model (AVM) is inaccurate and produces highly misleading results, but Zoopla said they couldn't do anything about this, even when given more reliable and accurate data than they can generate themselves, because they can't update their model. In short, Zoopla's response was "the computer says no"!

Ongoing incorrect information

The information is very useful and I would say most of it is crucial in helping you form a judgment/opinion on property you wish to view.I have tackled Zoopla three times now re the inaccurate recording of my apartment, ie it states one bathroom when it has two. This not only affects their estimated valuation, it massively affects viewers' wish lists. I would not view any further, on the property listing, if it said one bathroom and not two. It's very frustrating, but they simply state that they cannot do anything about it as it comes from Land Registry. I think this is very misleading and unfair. If Zoopla want to be more accurate they should be moving mountains to get Land Registry to make their records 100% accurate.

Full of spam and in breach of GDPR

Requested their "free" valuation on site with couple providers and made sure to check contact me via email only, within 10 seconds got over 30 calls from different numbers and messages despite saying no calls. Now they will send hundreds of letter to the address on my name that is currently tenanted and disturb my tenants making them think what is going on. Only for me to simply want to know the value. If I had known they will misuse your information and spam you I would never have opted and is clearly in breach GDPR. Now as mater of principle will go elsewhere and will not use any of them providers or use zoopla for anything.Originally I did specify to be contacted by email only instead they spammed and herased me and my tenants. Junk beign sent everyday since my zoopla enquiry and all other estates agents multiple times without any hope to stop. Also people started showing up at my tented property asking tenants to get in to do appraisal without my approval. Zoopla should be sued as class action for causing this and flagrantly braching GDPR rules! Unacceptable and totally criminal by Zoopla.

What a dreadful website

What a dreadful website. They list most properties incorrectly, and then won't change the details even when you send proof.I bought my house in 2021, it was listed on Rightmove and Zoopla as a 4 bedroom. It was listed with land registry as a 4 bedroom. Yes Zoopla has it as a 3 bedroom. I have pointed this out and they refuse to do anything.

I am tired of the no responses, and sheer favouritism

I am tired of the no responses. Me and my partner have been trying to find a better house for our child and have been applying for a different one every few day days, for over a year. No matter what we do we get no responses. It is a joke that you advertise and tell people to fill a form, then when we chack on the status it has been let or that it is no longer available. Cant say its pot luck either as we damn near apply for every house that comes on. Sick of this , starting to think you are just a scam, or shady tactics, we had money for a house and applied fair and square, then they took the house off the site without notifying us , and had contacted them and they said "sorry, the agent decided to rent it out to his friend" im thinking what world are we living in? Fix this. Such sheer lack of communication. Needs fixing ASAP.

How to lose a client by Zoopla!!

As a letting agent we have used Zoopla for many years. Overall we have been happy with them although the leads have never been as strong as the other main provider we use. We decided to stop using them for a brief six month period and just remain with the other main portal and see how we got on. Everyone is feeling the pinch and we are no different. I asked that they leave us in peace (after they harassed us for weeks offering lower and lower charges, which we said thanks but no thanks to). I literally asked them (about 4 times) to just respect our decision and stop with the calls and emails as they were bordering on harassment. Call me old school if you will, but I don’t consider this to be a good business practise to be bombarded by emails and calls when all I’ve asked is to be left alone and to call me in April 2023 at which point we may have returned. Now, to date we have received 3 more calls and 4 more emails and the harassment continues. I can categorically say we WILL NEVER return now. So well done Zoopla for royally messing up a perfectly good relationship when we just wanted a small break now you will never get us back again. Ridiculous and unnecessary protocols.
