Deliberate undervaluing for what purpose?

They have a property of mine showing an EPC rating of E, when it is in fact D. It has been D for well over a year. This was pointed out to them numerous times and they refuse to correct their mistake, and in the process they appear to be attempting to undervalue my (and presumably many other people's) property. As a lot of people use their website and try to get an idea of property value from doing so, and as they appear to deliberately do nothing about their inaccuracies, I am happy to arrange group legal action for other people also affected. Just go on twitter with hashtag #ZooplaLegalAction and I will keep an eye out for you.

Hi Martin,Thank you so much for taking the time to leave us your feedback. We’re sorry to say we cannot manually change the information (property type, tenure & room numbers) we show about any property at the moment. We are in the process updating our House prices section including improving our property attributes data to a more accurate model. Unfortunately, we don’t have the ability to manually add, edit or remove any property attributes and changes will only happen when we receive additional data from our verified sources such as HM Land Registry and/or Registers of Scotland, RICS Certified surveyors data (subject to the availability), live 'For sale' listings on Zoopla and Energy Performance Certificates (EPC).We're exploring the best ways to improve our data accuracy using automated systems. That way, you won't need to tell us if we've got something wrong. It's a long process, but we're doing everything we can to find the best solution. Also, please note that your property attributes do not directly affect your estimate. Your house price estimate will continue to be updated every month. If you need any further assistance and wish to contact us directly with your feedback, you may do so via our designated Help Centre:https://help.zoopla.co.uk/Many thanks,Zoopla Support

Zoopla is a great homes' magazine

Zoopla, it's a great tool to ease and evaluate the estate offer. When someone wants to buy a home or simply to have an idea of the market, Zoopla is the app right to serve these aims. It indeed encompass several countries and with diversified offer. The right tool by to watch.

Zoopla is great

Zoopla is great, for selling but not so hot on renting. Don’t update houses or bungalows regular. So when it’s already rented it’s still says for rent. And so many people have pets they don’t mention them, if allowed or not.Gets frustrating, but I would still use.

Hi Rosemary,Thank you for leaving us a 4 star review and for sharing your valuable feedback on our experience with our site. All the for sale/to rent information on Zoopla is provided to us by the estate agents advertising the properties who are subject to our terms and conditions and code of conduct. When the status of their properties changes to either 'let' or ‘sold’, we request they mark the property as 'Let agreed' or ‘Sold STC’ on Zoopla if this is the case, but unfortunately, it seems sometimes this is not always done immediately resulting in our users finding listings in search results they did not expect. Listings generally take no longer than 24 hours to disappear from the website after the agent has requested its removal unless there was a technical error which we would be able to confirm. Our aim is to ensure that all information on our site is as comprehensive and accurate as possible so next time you see this it would be very helpful if you could select the ‘report listing’ option on the listing’s page (via desktop only). We will then investigate the issue further by speaking to the agent advertising the property. You can report them to us easily by following the steps outlined in this article:https://help.zoopla.co.uk/hc/en-gb/articles/360006033017If there's anything else we can do to help you with, be sure to visit our Help Centre where you may find many useful articles as well as a designated section for property seekers:https://help.zoopla.co.uk/Many thanks,Zoopla Support

False Valuations & A Failure!

BlueSky · 15 October 2025

Agent replied · 26 October 2024

Hi, Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model. The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland. The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates. We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual. Here is a Help Centre article that will give you more information on where we get our data from: https://help.zoopla.co.uk/hc/en-gb/articles/360005677897 Many thanks, Zoopla Support

Its has been a challenge agents are not honest in their advertisements. They do not disclose no families or no pets, so waste a lot of their time and ours looking and enquiring about properties that you can then not move into. User Beware ....

When you use the online tool to provide a value estimate for your own use ( out of curiosity & not actioned for sale) the data is taken by Zoopla and translated in to an interactive property map: it is made public. This is done without your permission or any agreement at all and no prior disclosure is made to you that the estimate will be made live and shared with third parties ...My own property was shown on this map as For Sale at the lower estimate price. Firstly I would say that putting a private property on sale via an interactive property map without the owners permission is illegal.Zoopla staff telling you that the 'incorrect info will at some time be retracted but they do not know when ...' is utterly negligent and fails to acknowledge any responsibility for breach of privacy, potential damage to property value and distress caused to the owner.Regulators will be notified.

The price estimate that Zoopla gave for our house was £285,000. This is £15,000 less than we paid for the house 13 years ago. Identical houses in the street have been selling for around £450,000 recently. Zoopla may as well pluck figures out of thin air as their pricing system doesn’t appear to have any credibility.P.S. Just collecting personal data to sell on, avoid the site, not what it used to be.

A simple look at the website to see what a house valuation was had all of the local estate agents ringing for days! All information return was tick boxed 'to email only' but all personal information was sent out anyway... address, telephone numbers the lot! Complete scam of a site, purely logging contact details nowadays, best avoid.

It's not a new property, it was built in the 1930's. They are totally disinterested in their lack of accuracy. No ability to edit property or correct their mistakes. Will recommend to all my friends and colleagues that they use alternative, more user friendly sites in future.**Update: how many months / years does it take to improve / update incorrect information? Blatantly false statements and incorrect facts

This company should not display factually incorrect information. They have shown our house as being worth around £133k (last sold price 2011), despite it being a 5 bed/3 bath/3-4 reception plus study detached house with a one acre garden, and not having been sold since 1985. They have stated it was sold in 2001, 2009 and again in 2011- this is a LIE as we have lived here for over 37 years. It was last up for sale in 1985, when we bought it. They have stated their information is based on Land Registry records -a LIE, as our house is not yet on the Land Registry. What is more, I corrected their records back in February 2022, and yet they persist with misrepresentation of our home's value and sale history. The house next door, smaller than ours, is valued at £648-£782k. Their outright lies and false facts are negatively impacting on us. We are in our seventies and hope to downsize and sell soon, and this blatantly incorrect information is detrimental to our chances of selling for a fair price. Our home has only had three owners since it was built in 1902/03 (over 120 years ago) - this is a selling point as it has rarely been on the market. It has NOT had multiple owners in the past few years as stated by Zoopla. UPDATE - Zoopla has acted quickly and the incorrect information has now been removed as requested. I will check now and again, just in case the error reappears in the future.

They won’t amend incorrect information

They have my house listed as a two bedroom despite having the floor plans and the description saying a 4/5 bedroom. This will grossly reduce any price we list for. They refuse to amend the details, some rubbish about “not having any tooling available that would allow us to manually change any property attributes for any property on our website. This information is generated automatically by an algorithm.” Yet they claim to want their service to be “valuable to users” - a hilarious contradiction when they display incorrect information and won’t amend it. They also incidentally can’t remove the property and create a new updated listing so really the website is useless as it displays incorrect, inaccurate information! I’d advise anyone to try Rightmove instead of this joke website. It’s a shame Watchdog isn’t still around, I’d love to get them investigated. I’m sure there are many unhappy property owners who would complain about this website!Update - Reply to Zoopla’s comment. I would like my property removed from your website in it’s entirety if you cannot put the correct details. Your website is not fit for purpose if you continue to knowingly display incorrect information.
