Why bother, info always incorrect??? WHY???

I have moved too many too times and this so-called "expert" for the current house price has always had incorrect information - although I did manage to speak to a person in 2018 and get the information correct "that lasted 4 months!! Your advertising makes me and my friends giggle - you are so inflexible - your info is out of date on too many houses yet you STAND by your ADVERT it's laughable - your interest in getting the correct information about a house is so lax - you don't reply to emails in a way to solve the problems - it just wait wait wait, HOW many years do we have to wait to get the correct information you keep saying it's down to the land registry, surveying, and last sale - JESUS....you are doing a BORIS J...full of BULL....I don't trust your site any longer...it has become pointless..I'm sure I will get another reply below saying so sorry but.....we are updating etc it has been going on too long.....TRUST is built on the correct information and you simply DO NOT CARE....See BELOW for another "excuse" for the REAL values of YOUR house, why are we held to account by these large sites that DO NOT take into account the REAL person who lives in the dwellings. Go to a REAL person rather than an algorithm !!! you will be supprised...

They said theyremoved discrimination to do with dss we called many estate agents for a 4 to 5 bedroom house. The estate agents say they dont take on dss this is breaking the equality law. The property we are living in now is a 4 bedroom it has damp, one of the bedrooms have no heating and only one bathroom. I have family members with disability the council is not even helping us. I thought we would at least find something in zoopla because it said it "removed" dss discrimination they lied that they did not good enough zoopla.

Very unsatisfactory response and provision of wrong information to potential buyers

Very unsatisfactory response from Zoopla6 Jun 2022, 14:08 BSTHi Mr V S Sunkur, Thanks for your reply. House price information is information about a property (object) and not about an individual person, and so is not considered as 'personal information' and therefore not governed by the GDPR. Our mission is to provide data on all residential homes in the UK - over 29 million currently in House prices. For this reason, we do not delete any property listings/property addresses within this section of our site, as doing so would negatively impact the service we offer to our site visitors. I'm sorry you've not had the best experience using our site. Unfortunately, we cannot manually change or remove the property attributes displaying on our website. We recognise showing inaccurate data is far from ideal but we're doing everything we can to find the best automated solution possible. So bad it's not even funnyOkay at telling you what properties sold for. No good at at actual valuations. Way of so many times, this can actually cause problems when some people overvalue their property and of course more often than not totally undervalue compared to multiple estate agents.

Jet · 26 August 2024

Agent replied · 26 October 2024

Hi Jet,Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model. The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland. The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates. We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual. Here is a Help Centre article that will give you more information on where we get our data from:https://help.zoopla.co.uk/hc/en-gb/articles/360005677897Many thanks,Zoopla Support

GDPR screens a nightmare

I would like to switch off the vendor specific "Legitimate Interest" items. Rather than providing a 'reject all' button it looks like I have to go through each highlighted vendor on the GDPR vendor list click it open and then uncheck the legitimate interest button. Given there are a large number of vendors and the tedium of clicking through to each one I've decided not to use the website any more.

Incorrect Zoopla house price estimate

I am about to sell our flat. On checking the Zoopla website the house price estimate for our property is factually incorrect. It does not reflect the renovations and alterations that have been made over 14 years and the subsequent price increase during that time. In addition there are 2 properties in the timeline that are from a flat in a building across the road that shares the same postcode. My concern is the algorithm is confusing properties in different blocks of flats that share the same postcode and historically have had different valuations . To have no redress over misleading and inaccurate information that is published by Zoopla about a property legally owned is totally wrong. I do not trust any information about any property published on Zoopla now.

Barbara · 21 April 2022

Agent replied · 26 October 2024

Hi Barbara,Many thanks for your feedback. We're really sorry to hear you feel this way about our house price valuation model. The Zoopla Automated Valuation Model was ahead of its time when it was launched in 2008 delivering property level valuations for consumers. We have recently upgraded all price estimates from the Zoopla valuation model to a newer model developed by automated valuer specialists Hometrack. Hometrack, which is part of Zoopla, is the UK’s largest automated valuer of residential property. Their data is relied upon by 85% of UK mortgage lenders today. When changing from one modelled price estimate to another, it’s natural that prices will change, with some properties increasing and others decreasing in price estimate. Some of these changes will be small (e.g. less than +/- 10%) while others will be larger. Above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. However, we do want to give our users the most accurate house price estimates possible and we’re always looking for new ways to improve. Therefore, we'll reach out to you shortly to look into your property's estimated house price range in more detail. Many thanks,Zoopla Support

Entirely factually incorrect property information

Zoopla have my property listed as a one bed flat/maisonette when it is a three bed, 2 bath semi detached with parking for 3 cars and has been since I purchased it as a new build. I contacted zoopla asking them to change the description but they insist the data is correct as it has come from reliable sources when clearly it hasn't. They say they cannot amend the data which is entirely false unless I decide to sell the property. They also cannot remove the factually incorrect data. In this day and age no individual or company should be able to upload factually incorrect information to the Internet about an asset that someone else owns and the owner does not have the right or ability to correct it or request that the incorrect facts are removed. Zoopla say they can't do either of those things. I find it very hard to believe they cannot entirely remove an entry from the database. If the information had come from land registry (which is the only possible source in the list of sources they say they use) it would be correct. I have lost potential private rental tenants who aren't local for viewings because they search zoopla which indicates I'm offering a property much smaller than I am advertising. It makes me look like I'm trying to scam them. Poor show zoopla.

I live in a FIVE bed DETACHED property!Zoopla have it down as a "3 bed terraced" on their house prices site. They refuse to correct this saying they use government data and land registry. But they will not even tell me which incorrect source they have used. They even say that they "cannot" change anything. Obviously it is their own web site and so they can do whatever they choose to. So in this case they are intentionally continuing to publish incorrect information. If they can get something like this wrong, even after it has been pointed out to them, you should have no confidence in using their services.

A worst experience with the ryan bakers…

A worst experience with the ryan bakers properties. After several calls in a week they picked the call and gave an appointment to view an apartment in cholton. I travel by bus all time as i dont have personal vehicle like car or bike. I reached the area like 3/4 mins late and tried calling back them. The call executive picked the call and asked me to search the guy from his office and told he will send me his number but he didnt send. I wait for 5/10 mins and then called them back, picked the called and said his guy is in office and try to come on saturday. I skip a half day from the job and came to view the apartment with my pregnant wife and 3 year kid and they treat us this way. In my opinion i have seen the worst letting agent who left the viewers in rain with out showing them the apartment. By this I understood one thing that even if i take apartment maintained by them i could have face a worst treatment. Not even a single doubt or star i wanna give them.

LEASEHOLD V FREEHOLD

LEASEHOLD V FREEHOLD SHOULD BE SET AS A FILTER'Apart from a handful of properties in the USA and Australia, England and Wales are the only countries of the world adhering to this feudal system style tenure.'Everybody, except for the very ignorant, is now aware of the dangers and complications of buying leasehold properties. In the case of flats, a weak argument can be made for leasehold; however, in the case of houses there is no argument to be made - except the greed of the owners.I have recently been searching Zoopla to purchase a freehold investment property (i.e. a house - not a flat), but I have have been frustrated time and time again by finding that the house is a leasehold property: often, the fact that the house is a leasehold property is buried in the description or vaguely mentioned.Zoopla should provide buyers with a filter that allows them to block out freehold/leasehold in the same way it provides filters for other items such as gardens, parking, garages, etc.Why does Zoopla not do this? The freehold v leasehold issue is probably the most important consideration when it comes to buying a house. This would not discriminate against vendors because all this would do is enable buyers to focus on the type of properties in which they are interested: in the same way some buyers only wish to purchase properties with, say, a garage or off road parking. As a landlord of more than 25 years, I would strongly advise buyers, especially first time buyers, to AVOID LEASEHOLD HOUSES. It's time Zoopla got modern and started thinking about the buyers.PS Dear Zoopla, I tried the 'freehold' in the filter, and it removed the leasehold properties along with a huge number of freehold properties. Zoopla should fix the software so that freehold/lease hold is written in an assigned field, which can then enable users to deselect one or the other by means of a tick box.

Accuracy of property description and valuation

Accuracy of property description and valuations:I live in Tunbridge Wells and,out of interest, I wanted to do some research on the representation and value put of my home and that of my neighbour. I logged in to Zoopla, created an account and initiated my research. This was all straightforward. What first struck me was that the images were uploaded from estate agents who had previously put the cottages on the market. Whilst the floor plans may have been accurate the full description was not. The number of living rooms and bathrooms were both inaccurate. The property valuations seem dubious; my neighbours property being valued at over £200.000 less than mine. I think a meeting in the middle valuation would be more appropriate.Would whoever reads this feedback let me know whether and if there is a safe and independent mechanism to ensure the content of the Zoopla website is accurate.

Incorrect valuation

I contacted Zoopla after seeing their incorrect valuation of our house (undervalued by a large amount), which was worrying as this could negatively influence potential buyers. I am pleased that Zoopla customer service responded to my request to remove the incorrect valuation from their website within 48 hours of my second email. However, as a general point, I think Zoopla's model greatly underestimates values for older detached properties with large gardens that have not come on the market for many years. Some of these in our semi-rural area are valued less than much smaller modern properties, and also much less than similar properties that have sold within the last ten years or so. We know Zoopla's valuation was incorrect and under what it should be, as we had independent valuations by four estate agents in 2018. This misrepresentation of its value could be to our financial detriment and could negatively influence potential buyers. You now have to 'opt in' to receive companies' emails and marketing information - in the same way consumers should have the ability to 'opt out' and state they do not want (incorrect) information about their private property displayed on the internet for all to see.
