GoogleSince going under offer on our home, and subsequently completing on our sale, we've found it inexplicably difficult to arrange viewings with various agents within Horsham. Ben & Brandon have kept us up to date with properties and have provided useful advice when things haven't seemed like they were going our way. Definitely recommend giving them a call if you want a team you can trust!

GoogleAfter speaking with many agents, Woodlands were the friendliest, most professional and knowledgeable in the Horsham area. Simon's valuation wasnt just based on the current market but unlike any other agent they had sold multiple properties in my road so I was left confident that he wasn't simply relying on data to do the job any other agent could. I recieved more than 1 acceptable offer within 3 days, leaving me with no doubt I would only use woodlands in the future. The team at woodlands, especially Jo has been there from day one, offering regular calls, updates and plently of time for show rounds at the the property. GoogleThe agent wants all of your deposit nearly £1300 for decoration of the house that already wears and tears, ridiculous, there check in photos show it all but they still want money from us to fix it, we only stayed for 1 year and didn't do any major damage. Well but we disputed and got our money back, they even told us it's gonna take months to get the money from deposit if we go dispute, well we got nothing to lose we better wait for a few months to get our money than lost our money to you, tenant should be careful with this agent

GoogleAs a letting agency this place is the worse I’ve had to deal with. When moving into the property it was not clean. I had to clean around at my expense. Once they have you in the property they don’t repair items that have gone down. I called at the start of my tenancy about a plumbing issue but they never came over. The washing machine broke down and they never sent someone over to fix it. All these problems come at a cost to the tenant… And when it comes to the deposit they will try there luck to get the whole deposit amount without any evidence to take it. It took three months to get some back and a lot of work. Katie comes across as condescending when replying to me regarding broken stuff in the apartment that they should fix and blames me for not constantly chasing this up… I hope no else uses them as they are useless when dealing with tenants.
Hi Ryan, We are sorry to read your review of our Lettings team. There are some points they wish to clarify- We only have record of you reporting an issue with the washing machine once. We attempted to have this fixed as quickly as possible but our contractor confirmed at the time that you did not respond to his calls to arrange a visit for quite some time. It was later discovered that the reason the washing machine was not draining was because there was a blockage caused by something you had placed in the machine by accident. This means that in normal circumstances it would have been your responsibility to rectify. With regards to your deposit return any requests made are based solely on the checkout report which documents how you left the property compared to how you took it on. In the course of one year there were some areas which had more than just wear and tear so there were claims made on this basis according to the checkout report. Deposit claims are based on calculations provided by the TDS and takes into account many factors such as the length of tenancy (in your case just one year) and the amount of tenants living in the property. Please also note that your deposit is protected by an independent body as required by law and neither Woodlands nor the landlord has access to it or any control over how or what is released. This can only come by agreement of the tenant and if you do not agree with any claims it is left to the protection body (in this case the TDS) to adjudicate and review the case. Your case went to the adjudicator and they ruled in your favour so the deposit was returned by them. We understand the frustration this process can sometimes cause however it is a process that is designed to protect you as much as possible and not something that Woodlands has any influence over. Once again we are sorry you felt the service was not good enough. We are satisfied we followed all the required processes and tried to assist wherever possible. We hope your onward move went smoothly. Please note this response also relates to your partner Ngocanh Huynh's 1 star review as it is the same tenancy.

GoogleHaving used Woodlands a few times over the years there was never any doubt who I would instruct to sell my property again and I am so pleased that I did. My sale was somewhat urgent as I had made an offer on another property and did not want to miss out. I rang on the Wednesday, photos had been taken by Friday, although these could have been done the next day and I was on the market by Monday. By Tuesday morning I had viewings booked in and sold Tuesday night!! The whole transaction was pushed through in 3 months which given the testing times with covid was incredible and mostly down to David's constant pushing of solicitor's.David, Simon and Ian were yet again fantastic and an absolutely pleasure to deal with as were the girls in the office, in particular Lynda who dealt with contracts and paperwork swiftly and efficiently. I honestly can not thank you enough for all the time and effort you dedicated to me and the patience you showed when answering my ridiculous questions....and there were a few! I honestly can not recommend Woodlands enough and would never use another Estate Agent in the future. Thank you again. You are all amazing.

GoogleWe were very impressed with the way Woodlands helped us with the sale of our property during a difficult time. Initially they guided us on what was a realistic price at which to market our house, then arranged a number of viewings which resulted in us selling the property at close to the asking price within 10 days. The virus outbreak meant that the whole process was delayed, resulting in us losing our initial buyer, but Woodlands remarketed our house and we found a second buyer within a week, despite the obvious difficulties presented by Covid. We chose Woodlands primarily because it's independence, with a team that know the local area inside out. We were highly impressed with their service and, most importantly, their patience & expert advice when dealing with issues that always arise in the sale of a house. GoogleI found Katie quite condescending and rude. You can even tell by the replies to these reviews which ones are her. Total lack of support for tenants and an absolute cringy aragant attitude that I would not be happy with in my business. Data protection issues handing out numbers and email addresses to third parties without even thinking to let us know first only to blame us because we didn't take an unexpected phone call that we wasn't informed we would have. Please like this if you to are a tenant that delt with it.
Dear K G, I am sorry to read of your complaint. I am having difficulty in confirming your tenancy completely as we do not appear to have any tenancies matching your initials. If you would like to contact the office directly I would be happy to discuss this further with you. I can assure you that in no circumstances were any GDPR rules broken. As you are a tenant of ours we are permitted to pass your details onto contacts in the interests of your tenancy which in the case you mention would be a contractor. This is in order for the contractor to contact you to arrange a time to carry out whatever work had been instructed. I apologise if you missed a call from them. They quickly dealt with any issues that arose and I always felt safe in their hands. GoogleI cannot stress enough how important it is to go with a local independent estate agent who knows the market as well as Woodlands. There is a reason why customers return years later to use them again. The same, friendly staff delivering a market-leading service from start to finish. Without David’s tenacity to see our sale and purchase through to completion, in an extremely difficult set of circumstances, we simply would not have moved. Often lending an ear to express our frustrations and always willing to help. Excellent communication, quick to respond to queries and candid advice.
