I would recommend woodlands to everyone. We dealt with Ben who I couldn’t fault. He was there through every email and every phone call and went above and beyond to find me the answers to ALL my questions. I was a fish out of water as a FTB but with Ben helping me understand the process, he kept my nerves at bay. Extra viewings were never a problem. We were impressed from start to finish with the whole Woodlands sales team. They marketed our house at a realistic asking price and secured us an offer in excess of this within a week. We struggled to find something to buy for a number of months but fortunately ended up with an offer accepted on a property they were marketing. Didn’t fix things, and then charged excessive move out fees

We were in a let managed by Woodlands for about 18 months. The experience was quite negative. The key issue was a lack of responsivenes. The letterbox broke, and it took them 8 months to get someone to fix it. That meant we had a draught coming into the house all winter. The landlord’s family also had mail delivered repeatedly to the house, which we had to hang onto for months at a time because no one would come to pick it up. The final negative experience was that they stung us with several hundred pounds of penalties when we left. Some of this was cleaning fees (we had already paid for a cleaner, so this was frustrating), but also the tiny patio next to the house had some leaves on it. Woodlands insisted we pay another £60 for a gardener to brush these up. We said we were still in the area and could do this, as it would take 5 minutes, but they insisted on charging us. In general - not responsive, and we felt like they were keen to wring money out of us.

We live in the US and used Woodlands for the sale of our rental property so have never met Iain and the team. We chose to go with Woodlands because Iain took the time to explain the market, why he was pricing the property the way he was and fully managed our expectations throughout rather than just telling us what we wanted to hear. We fully expected we would need to reduce the price so it was refreshing that it was Iain pushing back on that idea and then to deliver a near asking price cash offer showed we 100% made the right decision. The whole process from start to finish couldn't have gone any better and we kept to the tight timelines required. We would definitely recommend Iain and the team at Woodlands if you want an elevated service in this challenging market and competitive industry.

The lettings team took over management of my flat this year after it was self managed for a while. With the changes in regulation, I felt it was the safest option to be managed by experts. It was a seamless process initially handled by Chris who did an excellent job advising me of the steps to take.
