Do not rent with leaders Horsham. So our tenancy start was all good and the lettings team was great. However the property management team are shocking. Used their no deposit option for the property. Was there 4 years. Now the tenancy has ended they are attempting to charge additional cleaning fees of £297. This is in back and forth dispute. Our boiler broke down along with the emersion hot water on the 25th November. Contractor came out could not fix either they needed parts. Guy comes back days later makes repairs. Boiler breaks within 20min with new fault. They replaced part of emersion and it worked intermittently and needed huge down time to rehead the small amount of water it produces. But still without main boiler for heating and hot water. The guy comes back a further two times works for 20-30 min and breaks down again it's not fixed until 12/13 days and after our tenancy is ended. We also reposted that the water pressure when this happened in the bathroom was little to nothing and the shower has stopped working on the same job call out. The local office is arguing that was was able to clean fully under these conditions without continuous hot water. And also tried to call us liers about the shower working when I said we had to go across down with the other disabled tenant to wash and clean in this time to family. Because they did not read the job sheet. we had to ask our cleaner to work a second day on the property to work as best they could without fully working hot water and this came already at a cost. I went back to the flat on key hand over day and checked and for me they did amazing job with what they had to work with. However these twats seem to want to keep arguing about the cleaning costs. The seem to ignore the fact it is a legal requirement under law to keep the boiler in working order and repaired made in a reasonable time 12/13 days is not reasonable to be without heating and limited hot water when it wanted to work. The landlord has a duty to provide alternative heating they did not. If requested compensation to this the avg is 20/50% of rent for the period they offered no compensation for this. So we declined their demand and bullying for money as the landlord and take this cost as we had to suffer these issues and costs. They constantly allowed the gas safety certificate to expire every year where we was told we should not use the boiler until it's complete every year . Also a legal requirement and shows lack of responsibility to maintaining the boiler. I have asked leaders Horsham to stop contacting me but they still do and asked my details are removed from their system and have sent a complaint to head office. Never ever use these people no matter how desperate you are. Happy to go to court with this we have all the emails of maintenance and periods of expired gas safety.

I took a property on rent from leaders, contract starting from 11th October, at the time of viewing they told property will be painted before you move in but it was still in pathetic condition when i moved to property, my contract was made by that time, the property was not even cleaned on move in date after that i was told it will be done they will send someone, drawers are broken washing machine broken, oven not working , this house felt like a haunted property when i moved in to this one full of molds everywhere, after many complains they haven't done anything yet as i am writing on 20th November, they just keeps lying that things will be done soon, basically they don't care for tenant once the contract is made, i will not recommend anyone to take a contract from here.

I was previously a tenant renting a property with Leaders Horsham, personally I would not recommend them. It took them almost 2 years to fix a utility meter box, and so other maintenance issues I learned to deal with myself. Multiple times across my tenancy with them there was various staff members leaving or changing jobs and in property management, very little communication for a point of contact with them. I also recently left them and did not get my full deposit back, they did not act impartially to the issue and as a result I lost money, whereby I am in full time work and education and needed the money back, having been assured I would. It took them several weeks also and multiple times of me chasing them to get any issues sorted. I think their communication is lacking and their service is frankly abysmal. Never known a lettings agency like it and I have rented properties in various locations over the years and have never had any issues, have always paid my rent on time, raised any issues and generally had no issues as a tenant. I think that Leaders could do much better, where other lettings agencies in the local area are a lot better. I left due to over priced rent, poor communication and bad service.
