We used LAP for I think 4 years as landlords, and my most recent agent was Talia. She was the best I've worked with. Always very responsive, helpful, kind and professional. She's been great with the tenants too. I've been really happy with LAP on the whole and would recommend them. The portal is quite good and their listing and contract process was always straightforward. I went with the full management option and felt reassured by the emergency insurance and guaranteed rent insurance.

Hi attention all the self employed make sure read this people term and condition because if your accountant is not chartered they don’t accept your references and they would put you in a situation you share your bank details with them or you would lose your holdings despite please be clear with them and they are really confusing me because they are letting property.com and their references check is with different third party organisations, I had such stressful situations with this people because their reference company does have phone and when you call letting property.com they are saying email references team but even they are not connected with each other so i don’t recommend you to use this service because you will regret was so lucky my landlord she was so kind and accepted to refund my deposit back, but they cut down £50 from my holding deposit don’t use it go to agency are better

I have attempted to reach out to the online assistant, but I have not received any responses.I have already paid the setup fee and terminated the previous agent's service. Overall I have been pretty disappointed with the service me and my wife recieved with your company. Helen was great and was really helpful in the end, but by that time there was somewhat of a sour taste in our mouth. But Helen listened, understood and did her utmost to resolve the situation (which she did) even though it was coming up to Christmas and she would be absent. So thanks again to her, I hope you look after her!

Unexpected fees and unknowledgeable staff

When I first signed up they were responsive; however, after finding a tenant they have delayed every step of the process. The tenant had issues with the guarantor system, the deposit system and application for tenancy that all needed to be overridden by the team. The communication is very poor and nothing is editable in the contracts; I wanted to add a break clause and there was no way to make it anything but a year. The staff have very little knowledge and I ended up having to change the duration of the lease. What has really upset me though is logging into the system and being told that I need to accept new contract terms that add a large termination fee or my service will discontinue from August, despite my still seemingly having to pay fees for the next year and a half. This is a shocking and untrustworthy behavior to change contract terms after the fact and to do it through a pop up message that could easily be ignored.
