The worst estate agents I've ever been…

The worst estate agents I've ever been a tenant of (and I lived in London for 21 years, so that's saying something...). No urgency to fix problems, found it easier just to have as little contact with them as possible. The big problems started when, just a few months after signing a new year-long contract, we found out the landlord (who was selling the house through Julian Wadden) was evicting us. In fact, it quickly became clear that the landlord had planned to sell the house when they and Julian Wadden offered us a new year-long contract. The plan all along was to try and evict us, they just wanted to get a few more months of rent from us first (and wouldn't have been able to rent it out to someone else for such a short period if they'd been honest with us and we'd have moved out - as we would have done. Stability for us and our child was our priority. They tried to use a section 21, but we had a contract so they couldn't. Apart from they then started to lie to us and say that we were wrong, legally (even though I had one of the best property lawyers in the northwest on it). And how did we find out that we were being evicted? (Along with our two year old boy who was settled around the corner at nursery?). WELL, they *forgot* to tell us, so we found out when the sales team rang on a Saturday morning to book in viewings! We then entered into a dispute with them about our right to stay in the house and they tried to misrepresent the law and pressure us into leaving before we legally had to. It was hugely stressful and upsetting and honestly, they couldn't care less on a basic human level. It was a *clear* conflict of interest to be representing us as tenants and our landlords as a seller. Of course they wanted us out ASAP so they could make the cash off his sale. Never mind the turmoil that threw our family into. In the end, we found a new house ASAP (some miles away, which meant taking my son out of his much-loved nursery) because living under that kind of pressure and stress was pretty detrimental to us as a family. I found their lack of basic care, respect (and humanity) for us as their paying (a not small amount of money) customers pretty brutal and cruel. I would never, ever, ever, consider renting with any branch of Julian Wadden ever again. And just as a sweetener: we're still waiting for our deposit back two months after we moved out. If you have any other option to renting, buying or selling with them, take it with both hands.

After getting three quotes, I was especially struck by the knowledge and professionalism of Julian Bethell, who guided me expertly through the early stages of the sale and gave me some invaluable advice along the way. The sale of the house was then handed over to his colleagues, who picked up from where he left off. It was an unusual case, insofar as the house was empty and I was looking after it from 200 miles away on behalf of my mum, who is in a care home. But everybody I dealt with was patient, friendly and understanding, and I was constantly kept up to date with news about viewings and then, once I had accepted an offer, about the sale process itself. My especial thanks go to Georgina and, in her absence, to Bernie. But, as I say, everybody I dealt with was a credit to the company and I am extremely grateful to them all.

Julian, Alex and the rest of the team did a fantastic job marketing our property, providing more high quality photos of our house than other agents and showcasing it at it's best. They did a great job on the walk-through video too, our house really stood out from the rest. We achieved the best price and JW really helped progress the sale all the way to completion and resolve some major challenges with our buyer and buyers solicitor along the way which could have cost us the sale, but not in the super capable hands of JW. They also did a fantastic job on our linked house purchase. Managing our and the sellers expectation perfectly. I would recommend Julian Wadden as the best estate agent in The Heatons for buying or selling your beloved home.
