GoogleAs a foreigner who came into UK and in search of accommodation, I have spoken to and approached alot of agents with not so good an attention, some respond to you as though you are a disturbance and some just treat you as though a page of a book flipped past. Am saying this with utmost sincerity of heart, however, an individual stood out and gave me a renewed hope. I took a leap of faith and walked into RAINE and Co in Hatfield, a smile like I have longed only saw in my home town welcomed me with so much smiles that melted my worries, she was so so relaxed and in control of the discussions. She made me welcome and asked how she may help me, I stated my concern and with a smile she said I think we can get you something and the discussion ended with an instant mail scheduling me for a viewing which hopefully turns out in my favour. That woman is JULIE MALATA of the Raine and co. I am doing this review to let the world know that JULIE MALATA is an outstanding woman who saw my plight and gave me a renewed hope, as at time of this review, am yet to get a place but her beautiful approach, reception and way she handled my situation gave me peace. I shall for her attitude recommend RAINE and Co as a place to go to in search for accomodation. I want to say thank you JULIE MALATE for your beautiful super work etiquette displayed to me, I am grateful and even if I don't get this, I shall get you a gift once I settle in. GoogleAbsolutely aweful! I’d rate them less if I could they take advantage of students and the fact that they either don’t know how to raise a claim against them or simply haven’t got the time as full time students. I have never had problems renting in my area till this year when I went with raine and co they locked me out my room after an inspection whilst I was at work for a whole night and didn’t send anyone to let me in and said there was nothing they could do as they were closed, the told me someone would come the next morning at 9 and when it got past 9 and I called the office they said they had no knowledge of this and refuse to compensate me in any way I cannot express how incompetent this company is and I stress that you say as far away from raine and co as you can!

GoogleThank you for all your hard work Alex and Caroline on the sell and buy of our new property. Alex during your first visit to estimate the value of the property we sold your relaxed approached made us felt at ease, there was no pushing or hard selling and thats the main reason we went with your estate agent. The communications via email and telephone were excellent - Both you and Caroline kept us up to date, also your recommendations to solicitors and removal company were great (as we had a bad experience before). We are getting settled at the new property and we are very happy :)

GoogleIf you are a student looking to rent a property with Raine and Co. You better be good at DIY. Do not expect much help from their maintenance office. Our boiler was broken before we moved into the property and it took 3 months over the winter to fix. One of the door locks was faulty so they had to break the door frame which they left it like that. Fence panels were broken on arrival and after continuous emails and phone calls it was never fixed so the neighbours had full access to our garden, a complete breach of privacy. As well as bed bugs being found in a headboard which their inspector happened to miss when checking the property. Every time you make an enquiry they either pass you on to someone else or they tell you they will get back to you, which they never will. If you want to contact the landlord directly you’re gonna be waiting 2 months while the agents attempt to answer poorly on their behalf. As a group of 3 we were looking forward to spending a year of university living together and instead we were stuck inside a house that had endless issues and an agency that simply did not care about us and only wanted to do the bare minimum. To top it off, expect a £100+ cleaning charge fee out of your deposit regardless of how you leave the property. We had multiple people clean the house and leave it in a better state than when we moved in, but they were stubborn and demanded payment just because they can. If you are looking to rent with Raine and Co. I cannot express how much I would recommend to do otherwise.
Thank you for taking your time to leave this review and I am sorry that you feel this way. The day-to-day management of the property is undertaken by a separate company, The Management Office. I have spoken to them regarding your comments, and they responded with the following: You moved into the property in September, the boiler was first reported broken in November and was fixed within one month. Obtaining the new parts took far longer than normal due to the Covid 19 lockdown. Government guidance stated that during Covid 19 only emergency and necessary maintenance on properties was to be carried out. Broken door frames are not considered to be an emergency. The Management Office team were also (as per Government guidelines) working from home, unfortunately this did mean that communication was slower than normal. The fence in question belongs to the neighbouring property, your landlord has asked them several times to fix it, but they are unable force them to replace it. The headboard was brand new when you moved into the property in September, the bed bug problem was reported in January. Due to your financial predicament you requested to leave the property early, The Management Office negotiated with the landlord and enabled you to leave two months early. The landlord requested £80.00 for a clean which after we negotiated with the landlord was reduced to £50.00. If you were still unhappy you are able to take this to the deposit arbitration. GoogleSam helped us with our move and despite the referencing company taking a bit longer than would have liked, Sam was extremely helpful throughout and kept us up to date with everything throughout the whole process. We have yet to move into the property so are yet to have any dealings with the maintenance company however we are hoping we won't need to speak them too much anyway. Overall so far so good, experience has been 10/10!
