TrustpilotAvoid KFH - bullies and liars
I and my partner bought our first flat via KFH and had a really horrible experience with them.Credit where credit is due, when we were initially viewing properties the agent (Ashley Nelson) seemed to listen to us well and adapted future viewings in line with what we were looking for. For this reason I'm happy to give KFH 1 star instead of 0.After putting in our offer on the flat, however, our experience went severely downhill. When we needed documents from KFH they were either slow to respond (taking nearly 2 weeks to confirm receipt of our ID documents that we literally dropped off in their branch) or did not respond at all (they never provided a copy of the lease agreement for the flat or clarified the details required for employment references they demanded from us). They became rude and pushy over the phone. They were exceptionally rude to our solicitor, making hypocritical demands for updates on requests only sent less than 48 hours prior. Ashley and his manager (Anthony Finn) would regularly cold-call us to make increasingly aggressive demands. They would send rude and aggressive emails to us, sometimes inadvertently forwarding us long chains of emails leading to us obtaining the direct contact details of our seller's solicitor (which I don't think is supposed to happen). They simultaneously claimed our solicitor was impossible to contact, while also making little to no effort to actually contact them (such as not leaving voicemails so our solicitor could not follow-up with them).The worst offenses, however, were that both Ashley and Anthony lied directly to us in order to pressure us. On two separate occasions we were told by KFH that our seller was on the brink of terminating the sale which caused us a lot of stress, especially since our solicitor hadn't indicated anything of the sort to us. Eventually we reached out to the seller directly (cutting out KFH) to get the story straight - we discovered KFH had indeed been lying to us (and the seller was furious).As a cherry on top, before completing on the sale KFH made absolutely no effort to arrange exchange of keys between us and the seller, and so our seller had to go out of their way to organise it instead.Avoid KFH like the plague, our experience with them has demonstrated them to be incompetent at best and bullying at worst. Their contributions to facilitating the sale (beyond organising flat viewings) did nothing but make the entire experience more stressful and unpleasant than it should have been.

I agree with earlier posts. If your a tenant with KFH managing the let,then be prepared for total neglect. My husband and I have had to deal with ten different letting managers all of whom left over a four years period. Consequently vital records and inspection documents can’t be found. This speaks to the company’s letting incompetence.Glowing reviews from house sellers. Lots of money there. The attitude to tenants is frankly brutal. I myself have had to arrange and carry out and supervise repairs to the roof, kitchen floor windows and stair carpets. The contractor KFH employs told me the policy is “if you can’t see it, don’t fix it “ The staff are trained to push any blame or responsibility on to the tenant who has no come back and is likely to have their deposit withheld . Shame on you.

The whole team was amazing from start to finish - Rossen and Vishal especially brilliant. They were endlessly helpful, always on my team and went out of their way to assist above and beyond their call of duty. Estate agents tend to get a bad rep but these guys proved that myth wrong. They exceeded my expectations and were a delight to deal with.Couldn’t recommend them enough.

A reliable agent with good service and a high standard of professionalism. KFH have served me well for 6.5 years (since 2016) first as a letting agent, finding tenants promptly where another agent had failed, then as a managing agent with a few changes of tenants along the way, and now finally as my sales agent. I always felt they provided good advice and fought my corner, especially when it came to negotiations with prospective tenants and buyers. If there is one thing I was disappointed in it was that my property manager changed a bit too often. Otherwise, a good experience. I stuck with them and felt the benefit of that trust.

Zack from Bayswater branch dealt with my purchase. He was responsive throughout the purchase process starting from showing me around to completing the purchase. He was professional, respectful and nice in my interactions. If not for his timely interventions, I do not think my purchase would have competed as it did. Avoid avoid avoid...they are terrible and you can't possibly find anyone worseWe have had KFH managing my block since I moved there in 2019. Their service started badly, and has deteriorated to the point where there is zero trust with them.Charges with no explanations, get annoyed when asked questions by the leaseholders and no response to complaints made to senior management.Senior management even made the mistake of replying to a complaint saying "don't worry, this won't go anywhere" thinking they were forwarding the message to the individual the complaint was made about.A joke of a company who firmly believe they don't have to answer to anyone and can charge what they like.

The KFH team were on my case long before my flat was vacant . I let the flat in Streatham with KFH since I bought it in 2006. I had no complaints about their service ( Streatham office ) but I put the flat in the market following another refurbishment in August 2021. Unfortunately the flat did not sell so had to relet which I did through Winkworths . Their charges were a bit cheaper but the rent was paid direct to me by the tenant and I had to arrange holding the deposit with DPS . KFH Streatham office kept me on their books however and they called me perhaps 6 months from when my tenancy was due to expire . They called regularly and I was impressed again with their efficiency and market knowledge . So I switched the flat back to KFH to arrange letting which they did v promptly . They were able to recommend service people to do checks for all relevant certificates and also arranged an inventory inspection .so I am very satisfied Thankyou and will recommend KFH Streatham as letting agents

Liam at KFH southgate was an absolute star to deal with. He understood our urgency to get our house sold, being landlords affected by the mortgage rate increase. He was always available to talk and consistently acted under our instruction throughout the sale. Should it not have been down to Liam handling our sale, we may have still been on the market. If you are thinking of selling in the southgate area, I would whole heartedly recommend using KFH southgate.... and ask for Liam!

You have to be very careful with this agency (KFH) especially when it comes to the holding deposit. They have confirmed to me a couple of weeks ago that they secured a tenant and they wanted me to take the property off the market. I have contacted all agents who were marketing the property. 3 days later they sent me a regret note to inform me that the potential tenant changed her mind and she does not want to consider the property anymore. When I questioned them about the holding deposit, they confirmed that 100% of it will go straight to the account of Kinleigh Folkard & Hayward as they have spent some time preparing the paperwork, and landlords are not eligible to get anything as they have lost nothing. I truly believe that the policy of KFH is totally corrupted as holding deposit should be shared between both parties - landlord & agent. In my case, by the time I had the offer from KFH another agent secured a tenant, but turned down the other due to Kinleigh Folkard & Hayward's offer which came first. In the end, I lost both tenants and the property is now available. I will never ever use Kinleigh Folkard & Hayward and would not recommend them to anyone.
