GoogleThe Guildford Lettings department are truly awful - they only scored a one star because it is not possible to give a minus score. They actively support unscrupulous landlords to hike the rent for students - a practice that is immoral and frankly discriminatory. They claim the additional rent is for increased wear-and-tear, yet curiously nothing is put down to wear-and-tear at the end. It is just a shameless stealth-tax on the young. Their "independent and impartial" inventory supplier measure the condition of the property to a much higher standard at checkout than at check-in - to the advantage of the landlord. And Bourne couldn't care less - in the words of their Lettings Manager, their role is to "maximise returns for the landlord". Tenants beware! Response to the "response from the owner": Your response speaks volumes. Despite paying hundreds in fees to Bourne, every problem is nothing to do with Bourne and your advice is for the tenant to take it up directly with the landlord/supplier. In the case of the inventory supplier (that you selected) you chose to dismiss our concerns as those of an unhappy tenant rather than review the evidence yourself to see if your supplier is fit-for-purpose. As for our discussion, if you count trying to justify the unjustifiable as "replying" then feel free to pat yourself on the back. Listening and acting would have been better than "replying". I had a number of further points about Bourne's contribution to the problems we faced but it was clear you were not interested in listening, then or now.

Hi Neil, we are very disappointed to receive such a negative review. I spoke to you at length regarding your concerns and recommended a number of ways to help resolve the issues you highlighted. As the property was managed by the Landlord directly and not Bourne, your deposit negotiations needed to be with them specifically. I advised you contact the independent government-backed Tenancy Deposit Scheme to resolve any deposit disputes, prior to agreeing anything with the Landlord, as they are fair and impartial. Regarding the inventory process, detailed photographic evidence and written reports are taken before and after the tenancy to help manage queries after check-out. Again, I advised you speak with the Inventory Company if you were dissatisfied, along with the TDS , who could also have helped advise on any areas you disputed. During our conversation I explained that although the landlord is our client, we have a duty of care towards every tenant, which we take incredibly seriously. I’m sorry you felt our service has fallen short of your expectations, however, I do feel I replied to all of your points in our telephone conversation. The team were hugely proactive in getting viewers through the door and managed to secure full asking price for our house within three weeks of it being listed, during very difficult times in the market. We found everyone within the Guildford office to be very friendly, professional and enthusiastic throughout the process and we are delighted we put our trust in them to get the job done.

Unethical and I highly question the integrity of their conduct. A bunch of children who don't ever seem to know what they're doing. They draw close to the line with how they do business and seem rather willing to tell quite significant lies and manipulate people. Filthy business to be frank and forthcoming. Not worth the deep level of toxicity.
