As usual, Chase Evans property management team has been outstanding. We recently had a leak coming from the roof on one of the properties and Catarina was very prompt with sending an engineer out within half an hour to stop the leak. She is very prompt and efficient. I've been a tenant with Chase Evans for a few years now and, by far, the most positive part of that has been my property manager, Aurora Li. She communicates in an extremely polite and timely manner, shows great empathy for the experience of the tenant and works hard to resolve all issues as swiftly as she can. I hope she gets a raise (because there aren't many property managers like her) and remains my property manager for as long as I'm a Chase Evans tenant.

I recently had an unsatisfactory experience with ChaseEvans. They required a Reservation Deposit before the landlord accepted the offer, claiming it was to avoid wasting time for both the tenant and landlord. However, after I paid the deposit and agreed to the landlord's price, the landlord stopped responding to the agency. Though I eventually got my deposit back, I wasted a significant amount of time during this process.While the agent was professional throughout, the company's policy of requiring a deposit before offer acceptance is deeply flawed and needs improvement. I hope they reconsider this approach to prevent similar issues for future clients.RESPONSE TO THE REPLY:Thank you for your response. However, I would like to point out some discrepancies. In my case, it was clearly stated that this was a Reservation Deposit, not a holding deposit, and the manager reiterated this distinction to me during our conversation. Additionally, according to the Tenancy Fee Act 2019, it is prohibited to accept a deposit from more than one person at a time. Yet, I was informed by the agent that there were two competing offers being considered for the same property (mine and another applicant’s). This is a serious violation of the regulations.

We appreciate that you acknowledge that we acted in a professional manner throughout the letting process but were disappointed with our reservation/holding deposit policy. Under the Tenancy Fee Act 2019, a holding deposit is permitted to reserve a property before the tenancy agreement is signed. Should the landlord decide not to go ahead with the tenancy, the deposit is refunded, as in this case. Whilst we can understand your frustration with the process, a holding deposit is a common practice with letting agents and private landlords (ensuring that the property is taken off the market and isn’t shown to any other prospective applicants).
