GoogleBought a property through Balgores last year, Jason was extremely slow when coming back to us with queries, on one occasion was on annual leave without telling us. When we rang after waiting almost a week for a response, his father explained ‘it’s not our policy to inform you when we’re not here’. Shocking customer service that was evident from day one. The solicitors they recommend (and by the way, earn money from doing so), ‘Simply Conveyancing’ made the whole process far from simple. We eventually had to complain to them too for such a poor service. Overall, a very long a stressful 4 months from our offer being accepted to completing. Would seriously never deal with them again.. useless is an understatement!
Dear Mr Stroud, I confirm I have now looked into the matters you raised in your above review and list below my findings. Your purchase was involved in a chain of 3 properties with the top property being a leasehold flat, I would not consider the time it took for the sale to complete to be unreasonable given these circumstances. I note your mortgage offer took around 10 weeks to be offered and this was very surprising as most mortgage offers are granted within 3 weeks of a buyer agreeing to purchase a property. My team are very dedicated and will often respond to emails when on annual leave of their own volition. Jason was abroad and without his knowledge there were issues with his phone. However, the sale was not ready to exchange at that time and the fact your email was not responded to had no effect in causing any delays with the transaction. Furthermore, I offered to speak to you several times after you got your partner to call my office but you declined and stated you were always too busy to take phone calls. I note your comments regarding Simply Conveyancing and I am sorry to hear you were also unhappy with their service as well. We refer hundreds of clients to them annually and the feedback is typically very positive, and I can confirm that when agents refer clients to panel solicitors they do receive an incentive and this is disclosed in the terms and conditions when the solicitors are engaged. In summary, whilst I am sorry to note you were unhappy with your lender, the solicitors and Balgores, I would like to wish you every future happiness in your new home. TrustpilotLack of Transparency and a Very Stressful Buying Experience
My experience during this property transaction was unfortunately far more stressful and difficult than it should have been and ultimately the seller withdrew from the sale after 6 months of trying to close. In hindsight, I believe it was a mistake to proceed with a property connected to one of the directors of Balgores. To be fair, the potential conflict of interest was disclosed early on, however as the transaction progressed, many of the decisions and communication felt significantly more favourable towards the seller than balanced between both parties. One of the biggest issues was around completion timelines. We were actively working towards a much earlier completion date, initially targeting October/November, partly because we wanted our children settled into their new schools as early as possible in the academic year. However, towards the end of October, we were suddenly informed that the sellers now wanted completion pushed back to the end of January, which caused major disruption and stress across the entire chain. At the time, Balgores attempted to reassure us that this was normal and acceptable within property transactions. However, during the later appeal process, the seller informed that the January completion requirement had allegedly been known to Balgores from the very beginning (June), but this information was only communicated to us at the end of October. Had we known this upfront, we would have approached the purchase very differently. As a buyer, it became extremely frustrating trying to manage mortgage timelines, expiry risks, chain pressures, ongoing legal costs, and constant uncertainty while also chasing updates and clarity. Although some individuals involved were polite and responsive at times, the overall process became emotionally draining and significantly more complicated than it needed to be. I was left feeling that key concerns, timelines, and risks were not handled with the level of transparency and balance buyers would reasonably expect. My advice to anyone entering a property transaction would be: * Get everything confirmed in writing. * Ask detailed questions as early as possible. * Independently verify important information rather than relying on assumptions. Again, in writing. * Stay very closely involved throughout the process. * Carefully review any Gazeal agreement before signing, as in my experience it appears heavily weighted towards the seller side. (I have written a separate review regarding Gazeal specifically.) Buying and selling property is already stressful enough, and unfortunately this experience added considerably to that stress. I have since submitted a formal complaint to better understand whether there was any wrongdoing or failure in how the transaction was handled by Balgores. I will wait to see the response and will update this review accordingly based on the outcome and feedback received.

We had remained in our fabulous property for 29 years, but we were now starting a new chapter of our lives. Balgores were absolutely magnificent, from Connor who helped us sell our property to the backroom staff.
