GoogleI can well believe the bad reviews. The female employee I spoke with on the phone sounded like the title of one of Jethro Tull's albums and I could even hear a chorus of giggling gerties in the background.
I get the impression they all work here as some form of punishment.

GoogleWe were tenants in a property managed by Speirs Gumley for 2 years.
They provided excellent service . The issues were resolved with priority and quickly.
Special Thanks to Lauren for her quick turn around in resolving all the issues.
Would definitely recommend.

GoogleDo the bare minimum, thus minimize spend and maximize profit. Clearly have limited interest in tenants or properties their manage, these items are a means to and end.
The amount of real negative reviews on here is telling. The positive reviews seem a bit fabricated IMO

TrustpilotThis company is one of the most…
This company is one of the most unprofessional companies I have ever come across . They take money from Owners and Tenants under pretext of doing professional service. Unfortunately we are stuck with them as had no choice, inherited them when moved into the property. They have on numerous occasions communicated conflicting information and used Covid-19 as the excuse for not carrying out basic services and diligence. They are motivated purely by extracting as much money as possible for the least effort. Shame on them and avoid if you are looking to engage their unprofessional services. On several occasions fellow neighbours have reported issues and denied all knowledge of been contacted. Fortunately I have only had to endure them for 18 months and was warned by other neighbours of how bad they are. Regrettably my neighbours opinion have been vindicated. I cannot believe company’s of this nature are allowed to trade in such a manner and will be investigating who to contact from an audit perspective as the service levels are not commensurate with monies they receive.

GoogleIt’s not all bad. But it definitely could have been better. Having recently changed the factor for the building I’m highlighting why.
We didn’t feel valued or listen too. Phone calls to the factor were often numerous and yielded little outcome, same with emails. And we didn’t feel they were invested in meeting our needs because everything was expensive and took forever to do. Any complaints were belittled and responsibility Unaccepted.
There are some nice staff and some that really undo the good stuff in sporting some serious attitude problems.
You could be nicer, you could be more helpful and you definitely could sort your internal communications out. Maybe a real attitude readjustment would be good too and an office memo that your clients literally do pay wages. Don’t take them for granted.

GoogleAbsolute scumbags! Pure trash! Worst private sector company I have ever dealt with. Staff are rude. Staff are incompetent beyond belief. Staff are liars!!!! Total scum!!! (Note that there is no option to give a rating lower that 1 out of 5 - either zero or a negative number would be more appropriate.)

GoogleI share ownership of 2 properties managed by Speirs Gumley. I've had years of experience dealing with them and it's been a constant disappointment. Honestly, I feel I live at war with this company. Their customer service is atrociously bad; they take a minimum of 7 days to respond to emails and are very unprofessional on the phone. Their invoices contain errors 9/10 times. They are clearly money grabbers and do not care about making any efforts to help owners save money.

GoogleRUN, DON’T WALK, THE OTHER WAY.
I’ve never dealt with such an incompetent business.
From breaking property factor codes of conduct, to extremely poor service, it’s a true wonder how these cowboys are still in business.
I can only hope disruption comes to this sector as swiftly as possible.

Mr Harrison, I refer to your negative review of our company as ‘cowboys’ posted 3 days ago and I note this coincides with recent legitimate requests for outstanding payment. If you have specific issues in relation to this, or the management of your property, that you would like addressed please detail these in writing to customerservices@speirsgumley.com. We are proud to have managed the prestigious and iconic development in which your flat is located since 1989 and we know that your views are not shared by the many commercial & residential owners. TrustpilotI completely agree with all the…
I completely agree with all the previous reviewers. Unfortunately they are our factoring agent for one of the properties we own. They are without doubt by far, the worst and most expensive factoring agent we have had, and we have had experience of a few!. Like all factoring agents in Scotland they are of course completely profit driven, and the new Scottish legislation doesn't have enough teeth to enforce sanctions and penalties on factoring agents who clearly do not adhere to their own 'best practice' guidelines. I believe property factoring management should be taken out of private companies and be instead governed by local or national governmental agencies or at least ensure the law is tougher on these private companies. They work within a complete monopoly because they know that individual flat owners cannot easily change to other factoring agents unless there is an agreement within the whole building to do so, and of course, this is near impossible. Speirs Gumley take no responsibility whatsoever for anything and get paid management fees regardless, nor do their contractors or sub contractors at any time. It doesn't matter how many errors they make or ex sub contractors make, the owners still have to pay regardless.

GoogleQuote taken from their website . . . “Let’s face it, we’re only as good as the people we employ” perhaps they should review and structure a team who actually want to do their job by providing a service, and whom are not followed by their EGOs. It is such a shame because this company could do so much better, but over the last 5 years have become a joke. Time for a clear out and review?

GoogleI've been with this factor for almost 20 years now.
In the past, there have been issues with getting a major roof repair completed in a timely manner, however this was largely due to other owners not providing funds which isn't really something Speirs Gumley can control. During this period routine repairs such as locks, lights etc were always completed quickly and sufficiently.
It's been over the past year or two, however, that I've really been impressed with their perseverance and dedication to ensuring that another very substantial structural repair was enabled. Again, getting agreement between all owners was problematic, and it looked like the repair might never happen and the building would be at serious risk of becoming uninhabitable.
SG eventually managed to find a way forward that all owners could agree to. We now have scaffolding, engineers, builders and it's all in progress.
The relief is immeasurable, and I have no doubt that without our factors, we wouldn't have been able to get this far. I look forward to working with Ann Marie, Grant and Iain to maintain the building once the repairs are complete.

TrustpilotWORST LETTING AGENCY IN GLASGOW
WORST LETTING AGENCY IN GLASGOW: Don't go with them if you thinking to get even a SINGLE PENNY from your deposit.1. Unprofessional Staff (Especially Mr. Scott Johnson)2. They will NEVER return your DEPOSIT, no matter how clean and in how perfect condition you are giving back the flat to them. Me and many of my friends have faced the same problem. My experience is as a tenant with Speirs Gumley is worst. They will be good with you until you are with them, the day you notify to move from the property they will take a big U-turn and suddenly become very unprofessional, rude and unresponsive.

TrustpilotAvoid at all costs!!
I have to use Speirs Gumley as a factor as they manage the buildings in which l own a property. If it was not near impossible to change or get rid of the factor all together, I would. They Excell at invoicing for work that never seems to get done, or work that has not been passed by tenants. Not to mention the cost of said work is extortionate. The work is carried out at the lowest standard with the highest price. Speirs Gumley are a nightmare to get hold of, rarely reply to emails and when they do are so reluctant to help, downright rude and extremely unprofessional.

TrustpilotTerrible agent
Terrible agent. One to be AVIODED at all cost. They have wrongly charged everyone in our building for years and instead of correcting it have come in high handed with lawyers in fancy cars to demand more money from those that have already been overcharged. Now they have just taken deposits and gardening funds from us. Don't know if this is legal or theft but either way this is a highly immoral and upsetting thing to do. Companies that operate like this should not be allowed to exist. Also one person in our building got behind on their payments, now they have taken the money from everyone else but are still collecting it from the other person too!I can't afford to take them to court to get all my money back. It's so unfair.Avoid. Avoid. Avoid.

GoogleSpeirs Gumley were our agent for over 2.5 years. We are international students who were coming to the UK for the first time. Our experience with them is definitely a positive one. Starting with the clear and professional explanations and treatment to the follow-up on maintenance issues and what not. Whenever we required something they provided assistance along with more than one method for contact. We enjoyed our stay in Glasgow - Scotland and big part of that is due to having a relaxed and safe pace to stay.
