TrustpilotNot the best factor's letting agents or even selling agents
I have to use Speirs Gumley as a factor as they manage the buildings in which l own a property. They are good at invoicing but no work seems to get done. They hire substandard trades people that have not been vetted or even qualified to carry out the work no sooner the trades person has left that the work has to be redone and we are forced to pay again. I had problems with the buildings insurance as l had to make a claim for water damage the factor gave the insurance company the wrong details so they could not find me in the end a solicitor had to trace me. We are never asked to pay in a nice way just sent a demand for payment. I find the factor as much use as a chocolate teapot l do not think they could organise a pie from Greggs.As Speirs Gumley are the factor to the building that l live in was a natural choice as letting agents or so l thought big mistake. They bought items for the property without approval no matter the cost they hired a tiller on my behalf to do a small tiling job in the kitchen as l just had new windows fitted the job was done by a cowboy who even badly damaged the window sills work cost £202.80 an independent trades person in that field informed that the tiles cost £20 for that job but the guy used the wrong ones. I now have to replace the tiling work that was done and the window sills out of my own pocket. Problems only came to my attention once the tenants vacated the property an inventory was not prepared prior to tenants moving in or moving out of the property no inspection was done after the 6 month letting period as promised.I noticed straight way the damage to the property and informed Jacqueline Balogun who was supposed to manage the property (jacqueline is also a director of the company) She got all defensive and just gave excises and no answers to any of my questions the cleaners took three attempts to clean the property before l could take it back.There was items that where removed/stolen from the property that was never recovered. My complaints where never resolved or dealt with in a proper manner l was treated like a child as if l where the problem. In the years that l have been using letting agents Speirs gumley have proved to be the worsted by far l have ever encountered or even heard of. I would not recommend their company as a factor or selling agent or even letting agent due to the unprofessionalism shown & displayed what l encountered was shameful and appalling.On a last note l have received from Speirs Gumley confidential information that was sent to me by mistake on clients three by post and one by e-mail that contained clients bank details, credit checks; copy of pasport;and references when l informed speirs gumley all l got was a threatening and rude e-mail. Makes you wonder who else is receiving this sort of information and treatment.

GoogleYou give us no warning or information through letters that we have to pay the factor fee and then issue us a late payment fee EVERY SINGLE MONTH. The price is extortionate and apart from cleaning the stairwell and cutting grass in garden I honestly have no idea why each flat is paying so much money.

GoogleUnprofessional, poor service and overall a waste of money. I'd have been better off throwing my money out the window than paying SG. Emails aren't replied to in a timely manner, and some never even saw I reply. If you're wanting a headache, make sure that Speirs are your factor.
The response below suggests that I should contact Speirs. This is despite the fact that Ian Friel already has my details and knows what the issues are. The review stands as is. The service was subpar and the way that people are spoken to by the company is nothing short of appalling.
It was the case that the building I had moved into had issues with the guttering, which someone in the flats decided to jump the gun and contact the factor about. Rather than Speirs Gumley informing the residents that since it was the duty of the builder to rectify this at their cost, SG decided to take on the work, and charge the residents for this. You would have thought that such an "established" company would have known that the subpar works by the builder would be rectified by the builder at their own cost. Call my a cynic, but it was another way for SG to squeeze money out of the 6 owners. Bloody shambolic. There's a reason why they've got a 2.4 star review on Google.
Edit- I wasn't aware that it was appropriate for Ian Friel to disclose information that I had sold the property since this was my private information. Oh, and I still stand by the fact that the service was terrible.

GoogleIf there was a facility to leave no stars then I would. I lived in a property "managed" by Speirs Gumley for nearly 10 years. Every single resident is and was sick of Speirs Gumley to the extent that a residents committee was setup in hope of bringing them to task over their ineptitude where local councillors were also in attendance. During that time some of the highlights included a £200 bill every 3 months for each of the two toddler play parks to be "inspected" with no repair to the missing gate latch, exposed rusty nails, rotten wood chips, broken and deteriorated items with them for the entire time. Nearly £16,000 charged to residents for those "inspections" over the time I lived there without any repairs or issues being rectified. Added to the fact that in the near 10 years I lived there I never once saw anyone carrying out these inspections. The standard of work they do have carried out on your behalf is both of poor quality and value with the prices being charged consistently being drastically more than what is competitive or reasonable. Speirs Gumley arranged for 2 layers of bricks to be placed on top of a deteriorating wall at an insane charge of £3000 which they later had to write off upon being challenged as the wall was privately owned. The day the brickie came to carry out the work he stopped me in the street and asked whether I knew where the work was to be done. This is the level of professionalism you can expect from Speirs Gumley. Part of my property was damaged during this work and to my surprise they offered to reimburse me. 5 years on and I am still waiting for that to arrive. If you're fortunate enough to leave their reign once you sell the property then they will charge you £66 to email your final bill to your solicitor...an amount which equates to 6 months worth of my share for their "property management". When I called to speak to them about this I was repeatedly lied to. Firstly that they didn't know what that charge was, once they "found out" they said I would need to write in to query it...I had 3 calls back about it following that. They couldn't e-mail me my final bill as they no longer had my contact details...they e-mailed me afterwards without me giving my e-mail address. I was also told that my solicitor was made aware of the charge so "we don't have to answer calls like this". When I asked for an explanation as to what justified the cost it was explained to me that they had to reply to an email asking for information about the account and that they wanted details of who was buying the property and that these were not included in their services. The information about the account is how much money I owed them as a final bill and who were the people they could send bills to in the future, both of which I think is pretty hard to justify as not being their peirs Gumley and their general services. Speirs Gumley and their staff have no interest in you or your property other than how much money they can con out of people for their sub par or non existent work. They have no interest in what is morally right or wrong, morally justifiable or not. Their only interest is making money and telling you there's nothing they can or will do about it. I will forever go as far out of my way as possible to avoid any dealings with Speirs Gumley as a company.

Members of our management team did meet with the Residents association 3 years ago and since that time we have developed a good working relationship with them to address the concerns that existed. There have been no formal complaints about service since 2017 and we meet with the Committee Chairman periodically to walk the site. We know that the consistency and quality of any property management service is very much dependent upon the service delivered directly by contractors. We cannot inspect every maintenance item carried out and we do rely on working collaboratively with our clients to notify us where repairs services are not to their expectations. Agents treating tenants as a nuisance, being presumptuous towards issues instead of fact seeking, jumping to negative conclusions around issues tenants have instead of approaching these in a fair and unbiased manner, the likes of which I have experienced throughout my time leasing with Spiers Gumley. As per previous reviews, they do not want to hear about damp issues and ignore the fact damp is there. This was the case for my lease and also a friends lease.

GoogleI bought a property in Kirkintilloch; within six months of buying, Speirs quarterly factor bills contained six (6) references to "lighting improvements", each with a charge (on average) of GBP78.50 (seventy eight pounds and fifty pence).
I enquired as to what "lighting improvements" were, Speirs told me, after much evasion, that it was simply "changing a light bulb".
Seventy Eight Pounds and Fifty pence to change a light bulb, each time, and bulbs were blowing at an alarming and most curious rate - a cynical person may think Speirs are using poor quality bulbs so their friendly electricians get regular call outs.
What was Speirs' solution to Seventy Eight Pounds and Fifty pence to change a light bulb each time - demand GBP550 (five hundred and fifty pounds) to rewire the communal areas with most "efficient lighting".
Such behaviour merits possibly Police investigation and certainly journalistic, it is nothing short of a scandal and in a block with many low income owners.

Speirs Gumley are quite possibly the most incompetent company I have ever dealt with. They charge through the teeth for managing the property and then fail to do so, not including commissions they are paid through insurance products. We have issues with our property, namely the roof, and they simply don't care, it has been ongoing for years and they are yet to resolve it. They take days to respond to any emails and when they do they just repeat the same nonsense.

GoogleThe worst, most unprofessional company I have ever dealt with. Completely overpriced, borderline extortion since it would be near impossible to change to a different factor. Which they are aware of, so they just rinse money from you and do what they like. Often overcharging for things or charging for things that have not been done. Almost every service they provide is ridiculously overpriced and done to the lowest standard. They lack a basic level of customer service, rarely replying to emails or calling back. They are terrible at communication and I have only experienced, very rude staff. Steer clear if you can and I'd advise all landlords/letting agents to move away from them. They are a nightmare for tenants.
