Unresolved issues

Most of the issues we have been reporting over the months have not be resolved, namely, tiling at front, intercom, cleaning of backyard stairs, priming of backyard decking, cleaning of close windows, to name but a few. Most have been pending over a year

Good Morning, Thank you for taking the time to leave us a review. We're sorry to hear the repair matters are taking longer than you expected to resolve. We can see that your property manager has been in regular contact with you and has explained that some of the issues, such as tiling and decking maintenance can't be done in the cold weather, and will need to wait until Spring. For other items, we need to obtain quotations from third-party companies. We note your concerns and your Property Manager will continue to keep you updated on the items that don't require the warmer weather. Kind Regards, Speirs Gumley

I've now experienced Speirs Gumley as both tenant and neighbour of tenant. The former was a similar low quality experience to most letting agents, but the latter was beyond anything I'd expect. We lived below a flat managed by SG for five years before a family was moved in who terrorised us with noise like I've never heard from so few people. We spoke to Lauren at SG several times who simply advised the landlord refused to 'allow' them to take any action. We eventually decided to move out after 6 months of living with it, and in the last week of being there experienced a leak from the flat above. SG didn't have anyone attend for 48 hours, and when they did the tenants refused to let them in so we ended up paying out of pocket for a repair from below following significant damage.

Unfortunately we have no record of you as a Speirs Gumley tenant. I am also sorry to hear that your experience as a “neighboring tenant” was not favorable, due to a noise related issue. Our records show as the type of noise heard could not be identified by you it was impossible to carry out an investigation. I am also aware on receipt of a report of water ingress we instructed a plumber to attend that day, however, due to access difficulties they had to re-attend the following day, at which point the matter had been resolved. Regards, Joanne Knox, Customer Services Manager.

I’ve never had an issue with SPIERS GUMLEY, any interaction I have had with them has been promptly dealt with. All my contacts with them have been through Carri and I have always found her to be efficient, professional and friendly. Absolutely no issues.

I own a property in that is factored by Speirs Gumley and they are most likely the the property managers from hell. They are quick to invoice for for work that is never done and insist on carrying out unnecessary maintenance but they will not fix the roof that has several leaks for the past fourteen years. My lounge flooring has gad to be replaced several times due to the water Ingress. Their communication is non existent And nothing ever seems to get done. I have used their letting section in the past and they are even more useless at that, my property was totally trashed even these guys where charging me for a full management fee for my property, in the end l was left several thousands of pounds out of pocket and no comeback. If you have these guys as your factors please double check your factors bill as they always over charge or add extras on to the bill I the hope that you would be none of the wiser. My advice is to avoid these guys at all costs as they will rob you blind, modern day robbery.

Thieves Without Masks!!

Every time they send us a bill for ‘property management’ it makes me feel physically sick! First of all, they insist on a float payment - £100 which sits in their account - that you only get back if/when you sell your house. Except this isn’t really true because this money is allegedly used to cover legal fees to change the names on the paperwork to whoever buys your house. That’s if they don’t go bust or get bought over or you just forget in 40 years time.Additionally, I, along with most other residents do not directly benefit from the services they apparently provide. There is maybe 2 areas of grass they cut and a small play park which I have never laid eyes on they charge us for to repair and maintain. This month, they are charging the resident a share of a £10,000 bill to replace 22 fence posts and dispose of a bit of a dirt. When will this almost criminal behaviour stop?! The residents need to get together and put a stop to these companies immediately. If they made sure my bins were put out and washed every week I would happily pay it but a bit of grass cutting and someone popping their head round a corner to see if a play park is still intact constitutes tens of thousands of pounds every year…????? Disgusting! Sickening! And in a time when we are struggling to pay bills and put food on the table to have to fork out for this scam behaviour…abhorrent! A horrible, mockery mouse, thieves without masks of a company and should be avoided at all costs!!!!

This Company is a nightmare to deal with. Unfortunately, they are the factor of our estate and instead of getting the usual three quotes for work to be carried out, they TELL US what contractor they are using, no matter what cost it is to the estate residents.I have asked THREE times for transparent quotes stating the number of materials to be used, and to be quite honest they try to fob me off at each turn, sending me half-hearted non-transparent estimates I am looking into Companies House and they seem to have various business interests intertwined.Honesty integrity and transparency should be mandatory for all businesses.

I had a really great experience with this company. I was not able to find suitable home on rightmove but they helped me and suggested a really good place in Glasgow. I rented the place for about 9 months and just moved to Northampton. Whole stay went great and staff especially Lauren Whittle & Suzanne were professional and responsive. I would definitely recommend this agency to others. Best Wishes

As owner of a flat SG manage the charge for common electricity in my close was over£1100 for 5 months.i raised this with them as being excessive in may 2025 and still nothing has been done. Avoid!

Claire · 8 February 2026

Agent replied · 9 June 2026

Good Afternoon Claire, Thank you for taking the time to leave us a review. We understand your frustration at the overbilling of electricity at your property and we understand your property manager has been in regular contact with you to explain this is due to poor cellular signal in the property preventing the smart meter from sending meter reads to the supplier. Without the reads, the supplier can only issue estimated invoices. Your property manager has advised you that he has visited the property and taken manual reads which he submitted to the supplier and we await a revised invoice. He has also advised you that the electricity cost on your account has been placed on hold and you are not being asked to pay this until the revised bill is received from the supplier. If you would like to discuss this any further, please don't hesitate to contact your property manager directly. Kind Regards, Speirs Gumley

Just received an email from a SG employee saying we cannot discuss concerns openly with other residents, snippet below; "Unfortunately, I have been made aware that some homeowners were not only in disagreement with the decision of the majority to give (name redacted) both a pay rise and a bonus, but have also been openly discussing this at the property with other owners and residents". The above does not apply to me as I am 200 miles from the property, have no contact details for other residents, and I had no issue with the pay rise. However-if you can take residents money but not their criticism, rather than mass email everyone telling them not to discuss something openly (as is their every right), you should take the time to discuss the increase in service charge during a time of unprecedented financial hardship for many. If you can take the money you can take the criticism that comes your way (again clarifying this open discussion did not apply to myself). Spiers Gumley must be run from North Korea but here you can't expect to censor the people paying your wages. Speaking of wages the caretaker at the Matrix, Cowcaddens Road gets £27,000 p.a. not including bonuses so very much above the market rate. EDIT; I posted quotations from yourselves and it very much does reflect the conversation. Caretakers salary is every bit the 27k I mentioned, fact confirmed by you, and again your response is moaning about online criticism. My two points thus are correct. I would encourage you to look at your Google reviews rating and consider if there is a difference between how you think you treat people and how you think you do. Delusional at best. My workplaces have always been 4+ reviews. Online discussion is "inappropriate" in your eyes but not ours, clearly, and again this isn't North Korea. Who are you to moan about it. I think it is inappropriate you guys NEVER shop, buy, eat, travel with/to, use a 1/2 star rated google service but are fine providing one. Bunch of hypocrites.

L · 11 October 2024

Agent replied · 29 August 2023

Dear LM, thank you for your review. As a responsible and professional Property Factor we believe strongly in public forums such as this and we take all client feedback seriously. However, online discussions about the salaries of employed staff at developments we manage for our clients are not appropriate. I have traced your account and can see the email exchanges between you and your Property Inspector, and since transparency and candour are important values to us I feel it is important to say that your review does not accurately reflect the facts of these exchanges, which show that you were critical of the pay rise awarded to the caretaker following our consultation with owners, feeling this to be “an excessive increase”. Individual views are respected but ultimately it is the ‘co-owners’ within large multi-owned buildings who will judge whether or not the Factor’s proposals are merited. It appears in this instance that the vast majority of Owners are aligned with our view that the building caretaker provides a very good service and is deserving of his increase. If you need to contact us directly to discuss this reply with a member of the Executive Management Team please contact customerservices@speirsgumley.com Kind regards Executive Director - Management Team

Dreadful... We pay £90 a month each for this company to manage our block of flats and they are nothing short of useless. Latest issue is that I reported water ingress in September, was away for a period of time and it wasn't until 1st December they managed to get a temporary repair done. We've been asking for a permanent repair for years. They have no accountability and quite frankly don't care if water is pouring through the roof of a property they are paid a huge amount to manage.

Hannah · 11 October 2024

Agent replied · 28 April 2024

Hi Hannah, I have looked into the background of this and I can see that you have had difficulty with water ingress and that our team has been in contact with you. We are trying to find out why the late September roofing visit which we instructed for you did not resolve the issues at your property; it seems this only became known 2 months later. The contractors explanation of only being instructed to do a temporary repair is not acceptable - they know our procedures well and they should be doing a permanent repair wherever they can; if they cannot because costs are excessive they should submit a quote and seek our further instructions. The team who look after your property are looking into this urgently and should be in contact with you very soon. I am sorry that you have had this bad experience with roof maintenance and please be assured that we will resolve this. Thank you Executive Management Team

Bogus comments are a hallmark of BOTH SpeirsGumley and JamesGibb

You can rant all you like, Speirs Gumley, but fact remains that as at February 2025, you had a Trustpilot score of 1-star and none of 2, 3, 4, or 5-stars. You had the lowest score possible. But now, September 2025, your 5-star has risen to a whopping 47%. The positive comments are very clearly BOGUS and intended to boost your TrustScore. I bet you think people who come on Trustpilot to read read comments are irredeemable dopes, don't you? Plus, one does not need to be a client of a company to be able to spot fake comments designed to bolster that company's reputation. I don't know where you got that conclusion from. You and James Gibb are constituent companies of the same umbrella company, the insidious and criminalistic STRATHSPEY CAPITAL. I have nothing further to add.

Aside from the issues my estate has with what we're charged for work that's not approved, the website for payment is just rubbish. It's not user friendly, it never works and you always need to go the long way in which you then forget to do because you don't have time. I'd get fewer reminders if they'd just sort it out and let us pay quickly!

Had a very positive experience renting from Speirs Gumley on Bath St, Glasgow. Their letting agents, particularly Julie, Suzanne has been very helpful and quite responsive in communication; making the whole process much easier. Good communication with and from the agency, along with a fair price for renting the property. I would definitely rent from here again.

We lived in a property managed by Speirs Gumley for over 4 years. The customer service provided was always excellent and friendly, we were always kept up to date and any repairs were completed in a timely manner. Speirs Gumley, well what can I say. If you are in the unfortunate position of being factored by them in a new build development then please always check your bills with your neighbours. We did this in Archerway in Carluke, only to find out some were paying more than others. Eventually between everyone the bills evened out after complaints. Their workers, one of them had an accident on my neighbours property, trying to clear the mower out, while the mower was not turned off!....so not sure who trained the young lad. Good job he done it on a property that the owner worked at a hospital! Then to move out and find they only charge you £66 for the privilege of moving out as admin. They were that bad we removed our grass, they left grass up the door, up the walls, so they never done any work on our property for 3 years as I had to clear up after them!..... I question a few invoices, as I checked my camera and no-one visited the development on those days, I could go on. My advise to developers, do it yourself, do not out source to this company.

Andy · 26 March 2024

Agent replied · 28 April 2024

Dear Mr Evetts, I have noted your review and I am sorry that you feel dissatisfied with the services from Speirs Gumley. I have reviewed your account and in the 4 years that you lived at this development there does not appear to have been any formal complaint from you about service, nor anything escalated to the management team which would have indicated your dissatisfaction. On one occasion in 2019 you raised concerns about the lack of care that the gardeners were taking with your front lawn maintenance and our team addressed this with the contractor quickly, before you decided to remove the front lawn altogether. I can see from the file that you sold your property 3 months ago and you are unhappy with the final apportionment fee; this is a modest ToB fee for the additional work that we do when a sale happens and information that we need to supply to your solicitor in writing to satisfy sellers and purchasers. There are 77 owners in the development in which you used to live and whilst I accept that things can occasionally go wrong in a service industry that is reliant upon contractors, we generally have a high rate of client satisfaction and we are proud of the team that we have working for us. Whilst all feedback is valuable, I consider that your comments here are misplaced and are not a true reflection of the service that we provide. Kind regards Executive Management Team
