Where to start? We run a serviced apartment company within the Quartermile development and find the managing agents, Speirs Gumley, to be hugely difficult to deal with. They never get jobs done quickly and prioritise trying to defame local businesses instead of doing their jobs, they treat tenants of the development with complete disdain and when we made a very valid formal complaint we were told everything was 'proposterous' ... yet, their reviews speak for themselves I think? We cc'd in the owner of Speirs Gumley and she did not even bother to reply on three occasions and the customer services manager's response would have made anyone's toes curl at just how rude and dismissive it was despite being told they treat all complaints seriously and with respect, total rubbish.... Avoid at all costs. UPDATE - Iain's response is nonsense, they fob us off to an agent when for some properties that we lease within their development we ARE the agent, it therefore makes NO sense to tell a company who has authority to act on the owners behalf to contact them through a third party agent that has nothing to do with the prperty. It's also worth noting that Iain laughed off our formal complaint, did not take it seriously and instead mocked us by calling our claims 'preposterous' despite the fact that any sane human being would look at the evidence we had and say there is certainly a case to answer.

Extortionate fees, £130 a month and always still a large extra balance to pay at the end of the year. Close is not kept in good condition. Put my flat up for sale and several potential buyers left feedback about the lack of cleanliness in the close. Poor communication, very slow.

Personally

Personally, I’ve always had a good service when I have reported repair issues. The only concerns I have relate to the area of the banking. It is in need of clearing dead bushes and tidying up, however little is ever done to put it right

Good Morning Mrs Bern, Following discussions with you earlier this year, the Manager for your property asked the grounds maintenance contractor to inspect the area and provide feedback. The contractor subsequently attended and advised there was no immediate safety concern, however agreed parts of the area looked untidy due to overgrowth, storm debris, and dead vegetation. A further inspection identified a dead standing tree which had blown over within the embankment area. A quotation was obtained and approved, and the contractor later attended to remove the fallen/dead tree and clear the associated debris from site. The area itself is intentionally quite natural/wild in character and also provides privacy screening to neighbouring properties, so there is often a balance between tidiness, maintaining vegetation, and avoiding over-pruning. Owner feedback on this has historically been mixed, with some residents requesting heavier cutting back and others feeling works have been too excessive. We hope this reassures you that inspections, contractor attendance, remedial tree works, and ongoing maintenance have all taken place and we will continue to monitor the area. David Reid is James Gibb Property Management (JG) CEO. His wife, Mrs Lorna Reid is a silent 25% shareholder in a 24 hour out of hours call handling service called Property Response 24 Limited (PR24).David Reid joined James Gibb in the summer of 2019On 5 February 2020, in a generic letter sent to all property owners, it was announced that David Reid was now CEO and a new service was going to be introduced for a 24 hour out of hours call handling service for which we would be charged an annual fee of £6 - this was just before the first Covid shutdown.PR24’s service is for: 24 hour out of hours emergency call handling to provide a tradesperson in case of emergency; it is for communal areas only (although may be used for individual properties where deemed appropriate by PR24 but not to be relied on for this); may not be available during peak periods (no clarification of when this might be); we need to arrange our own 24 out of hours tradesperson in these other instances.We were not consulted if we wanted this paid for service - we were invoiced for it and if we refused to pay were threatened with ‘action’We were charged mid-summer 2020 for the PR24 service commencement date of 3 February 2020 - 2 days BEFORE it was announced - and every year thereafterI have been told on numerous occasions (both by JG and PR24) “…it should be recorded that the out of hours service is tendered every two years to ensure that the best price and service is achieved. For the past three tenders the variance from other providers has been 30% more in cost…”Recently the above was watered down by Nic Mayall to ‘…the market has been sense checked…’At this years AGM (September 2024), it was stated by Mr Nic Mayall (who had written to me previously stating it was a tendered for and later sense checked service) “…we’re not obliged to tender for this. It’s up to us who we use.”The PR24 service is NOT a core service, it is not mentioned in any paperwork as being a core service, but floats around ‘above’ the OLD WSS as being the emergency out of hours call numberIn the newly revised WSS (now only the SS - July 2024) PR24 are not mentioned anywhereThere is nothing in any of our paperwork mentioning a minimum spend which James Gibb are authorised to make on our behalf without our permission, let alone setting up an annual rolling contract£6 is not a lot of money, but when you factor over 54,000 properties it is hundreds of thousands of poundsDavid Reid’s wife directly profits from this service, which means Mr Reid indirectly profits from it, and James Gibb board of directors approved this without consulting their Clients although we were invoiced directly for this service without any say in the matterWhen I asked to opt-out of the service, I was told by Mr Nic Mayall that I could not opt-out as an individual - the only way I could opt out would be by majority owner vote adhering to onerous conditions contained within our Title DeedsAGM September 2024 we opted out - JG are refusing to refund us for the opted out service and are insisting that the service can either cease with immediate effect or run it’s duration - regardless, we will not be getting any money backCheck out the PR24 web-site - 2 out of the 4 testimonials gush from David Reid of James Gibb and LPM Ltd (who is David Reid of James Gibb). Mr Reid has crystal balls because while I was still being told about the 2 year tender process, between 3 contractors etc - Mr Reid was stating in his testimonial on the PR24 web-site about his transparent relationship with PR24 and how James Gibb would be working with PR24 for the foreseeable future.Being so brainwashed into using PR24, no one thought to research any other kind of 24 hour service. Mr Nic Mayall mocked me when I mentioned H Fulton or C Hanlon - free call; 1 fix; 1 charge. With PR24 set-up you pay - call service; call out tradesperson temporary fix; your own contractor permanent fix during office hours. Mr Mayall then realised that at ‘peak periods’ or if PR24 refused to send a tradesperson, that’s exactly what we’d have to do!JG don’t care that PR24 are costing their Clients more than TWICE what they might have to pay if they went elsewhere.And here we are…Upshot is, we didn’t agree to PR24’s paid for services, they were imposed upon us by the Board of Directors at James Gibb after David Reid became CEO and his wife, Mrs Lorna Reid, profits directly.PR24’s charge is destined to get sucked into the ‘management fee’ instead of invoiced for seperately and Mrs Lorna Reid and Mr David Reid will continue to financially benefit from totally unnecessary charges imposed on Clients which will cost their Clients MORESection 2.6, P15, Property Factors Code of Conduct 2021!David Reid and Nic Mayall should be removed from EVERY board and committee they sit on. They are unfit business people and serial liars.

Customer care standards need to be significantly improved

I am concerned that, when work is undertaken, Speirs Gumley appear to rely too heavily on the contractor’s assurances without carrying out sufficient follow‑up to confirm that the work has been completed to an acceptable standard. Communication between the Property Management Company and owners regarding planned or upcoming works is also lacking.

Con artists. Do everything you can to avoid Speirs Gumley as your factors. Transparency about costs and charges is really important for a Factor but Speirs Gumley don’t know what that means. They include extra charges in the small print, particularly when it comes to you leaving the property. As an example they charged a ridiculous £144 fee for their “sales information email” sent to my solicitors in which they excluded key information like known repair charges. They will charge you through the teeth and not be upfront about costs. Avoid at all costs.

We also highlight in our Written Statement of Services that when you sell your property; "Your Solicitor will write to us requesting details of; your typical annual maintenance costs, proposed repairs, warranties, insurance information and confirmation that we will apportion charges between you and the purchaser. This is not part of our core management service and a ‘sales information and apportionment fee’ will apply which will be notified to your solicitor during the conveyancing process." Blocked Downpipe

I contacted the property manager to let them know the gutter cleaning company had missed some grass growing inside one of the downpipes. The very next day, the company returned and fixed the problem, so the response from Speirs Gumley was fantastic.

I'd prefer one star. An appalling company. Just look at how it's sought to flood these review pages with 'positive' experiences in the last few days alone? I think that tells you all you need to know about how it tries to hide behind the truth of the matter with false reviews. Trustpilot has a lot to answer for allowing it.

Unresolved issues

Most of the issues we have been reporting over the months have not be resolved, namely, tiling at front, intercom, cleaning of backyard stairs, priming of backyard decking, cleaning of close windows, to name but a few. Most have been pending over a year

I've now experienced Speirs Gumley as both tenant and neighbour of tenant. The former was a similar low quality experience to most letting agents, but the latter was beyond anything I'd expect. We lived below a flat managed by SG for five years before a family was moved in who terrorised us with noise like I've never heard from so few people. We spoke to Lauren at SG several times who simply advised the landlord refused to 'allow' them to take any action. We eventually decided to move out after 6 months of living with it, and in the last week of being there experienced a leak from the flat above. SG didn't have anyone attend for 48 hours, and when they did the tenants refused to let them in so we ended up paying out of pocket for a repair from below following significant damage.

Unfortunately we have no record of you as a Speirs Gumley tenant. I am also sorry to hear that your experience as a “neighboring tenant” was not favorable, due to a noise related issue. Our records show as the type of noise heard could not be identified by you it was impossible to carry out an investigation. I am also aware on receipt of a report of water ingress we instructed a plumber to attend that day, however, due to access difficulties they had to re-attend the following day, at which point the matter had been resolved. I own a property in that is factored by Speirs Gumley and they are most likely the the property managers from hell. They are quick to invoice for for work that is never done and insist on carrying out unnecessary maintenance but they will not fix the roof that has several leaks for the past fourteen years. My lounge flooring has gad to be replaced several times due to the water Ingress. Their communication is non existent And nothing ever seems to get done. I have used their letting section in the past and they are even more useless at that, my property was totally trashed even these guys where charging me for a full management fee for my property, in the end l was left several thousands of pounds out of pocket and no comeback. If you have these guys as your factors please double check your factors bill as they always over charge or add extras on to the bill I the hope that you would be none of the wiser. My advice is to avoid these guys at all costs as they will rob you blind, modern day robbery.

Thieves Without Masks!!

Every time they send us a bill for ‘property management’ it makes me feel physically sick! First of all, they insist on a float payment - £100 which sits in their account - that you only get back if/when you sell your house. Except this isn’t really true because this money is allegedly used to cover legal fees to change the names on the paperwork to whoever buys your house. That’s if they don’t go bust or get bought over or you just forget in 40 years time.Additionally, I, along with most other residents do not directly benefit from the services they apparently provide. There is maybe 2 areas of grass they cut and a small play park which I have never laid eyes on they charge us for to repair and maintain. This month, they are charging the resident a share of a £10,000 bill to replace 22 fence posts and dispose of a bit of a dirt. When will this almost criminal behaviour stop?! The residents need to get together and put a stop to these companies immediately. If they made sure my bins were put out and washed every week I would happily pay it but a bit of grass cutting and someone popping their head round a corner to see if a play park is still intact constitutes tens of thousands of pounds every year…????? Disgusting! Sickening! And in a time when we are struggling to pay bills and put food on the table to have to fork out for this scam behaviour…abhorrent! A horrible, mockery mouse, thieves without masks of a company and should be avoided at all costs!!!!

This Company is a nightmare to deal…

This Company is a nightmare to deal with. Unfortunately, they are the factor of our estate and instead of getting the usual three quotes for work to be carried out, they TELL US what contractor they are using, no matter what cost it is to the estate residents.I have asked THREE times for transparent quotes stating the number of materials to be used, and to be quite honest they try to fob me off at each turn, sending me half-hearted non-transparent estimates I am looking into Companies House and they seem to have various business interests intertwined.Honesty integrity and transparency should be mandatory for all businesses.
