GoogleThe worst, most unprofessional company I have ever dealt with. Completely overpriced, borderline extortion since it would be near impossible to change to a different factor. Which they are aware of, so they just rinse money from you and do what they like. Often overcharging for things or charging for things that have not been done. Almost every service they provide is ridiculously overpriced and done to the lowest standard. They lack a basic level of customer service, rarely replying to emails or calling back. They are terrible at communication and I have only experienced, very rude staff. Steer clear if you can and I'd advise all landlords/letting agents to move away from them. They are a nightmare for tenants.

GoogleDo not go near this company. Phone call today made me even worse if I could take of the one star I would. When people who phone up from your company and cannot answer the questions that are put to them I would suggest you don't phone me. The question I asked was for a breakdown of 66 pounds for which I believe was a email to my solicitor you told me there was a lot more involved if you are going to charge a fee it should be told to the client how much it is up front not 15 year later

Dear Mr Bruce, further to our telephone conversation today regarding the sale of your property and closure of your account, I am sorry that you remain dissatisfied with the explanation given regarding the scale of the fee for this service. A further response was offered, providing a detailed description of the background work we are required to carry out to allow an account to be closed, however, this was unfortunately declined by you. Should your opinion on the provision of this information change in the forthcoming weeks, please do not hesitate to contact me.

GoogleCurrently lease a unit where it takes months for a agreement to be completed. After constantly chasing, you are fed one load of rubbish by everyone. If I honestly knew how bad they where I would never have taken the unit. I now had to pay many months of emergency rate on electricity and water due to unable to sort due to no lease agreement.
I would very strongly advise to stay away from using this company.

GoogleI hope Speirs Gumley look and care about these reviews and this is by no means reflection on the majority of its staff. The staff I have dealt with have for the most part been very helpful. As a building factor however the amount of money they have taken off the home owners in our building I should have bought a 3 bedroom house instead of a 1 bed flat. Items are fixed which don’t need fixed, owners have no say and are not involved in decision making processes and are made to feel like cash cows. Also their Building insurance doesn’t seem to cover anything of note. This could be the same with all factors however this is the one I deal with and they are financially crippling homeowners. One of the other reviewers compared it to extortion and that’s what t feels like.

GoogleWORST LETTING AGENCY IN GLASGOW : Don't go with them if you thinking to get even a SINGLE PENNY from your deposit.
1. Unprofessional Staff (Specially Mr. Scott Johnson)
2. They will NEVER return your DEPOSIT , no matter how clean and in how perfect condition you are giving back the flat to them. Me and many of my friends have faced the same problem.
My experience is as a tenant with Speirs Gumley is worst .
They will be good with you until you are with them , the day you notify to move from the property they will take a big u-turn and suddenly become very unprofessional, rude and unresponsive.

I refer to your Google review about our company and whilst we always welcome honest feedback about our service, we must respond to provide a more complete picture. As a professional letting agent we have a duty of care to ensure that our landlords property is well looked after during the course of a tenancy. When any tenant vacates they are, of course, required to return the flat in the same condition as it was presented at the start of the tenancy, and you will be aware of these terms from our tenancy consultation at the outset. In this instance both we and our landlord client were unhappy at the condition of the flat when it was returned. We provide all tenants with a cleaning checklist at the end of a tenancy with details of professional cleaners where this might be required. In this case when a member of our team attended to perform a check out it was apparent that the flat had numerous maintenance and cleaning issues such as; missing kitchen items, both bedroom carpets badly stained which required professional cleaning, water damage to laminate flooring, sticky child proof aids applied to furniture which had been partially removed causing the surface of cabinets to delaminate. Ultimately we had to arrange for these defects to be made good for the landlord because you had not dealt with them satisfactorily, and the cost of doing so far exceeded your deposit. There is a clear process for dealing with deposit disputes through My Deposit Scotland and you were passed details of how to do this. Ultimately, whilst you did call the office to discuss your concerns you did not raise a formal dispute through the correct channels. We are satisfied that we have acted professionally here and in the best interests of our Landlord who has a right to have his property well cared for by tenants. I trust this clarifies our position. - Robert Nixon, Director of Residential Letting

GoogleNot sure I am talking about the same agency people here have met...Because we actually have had so far a great experience with spears gumley, in particular with Robert NIXON. We have been with them for 2 years now, and he has always been very prompt to answer us, on any request we have, very helpful and concerned about our well being or concerns. Everytime we needed things to be fixed, it was done on the next 48 hours. As a tenant, I must say we feel very lucky to have Robert as a contact person in this agency, and we do have had a few agencies since we have been living in Glasgow to put our experience in perspective... So far, I would definitely recommend him as a very professional and caring person who has always been available for us.

TrustpilotDreadful..
Dreadful... We pay £90 a month each for this company to manage our block of flats and they are nothing short of useless. Latest issue is that I reported water ingress in September, was away for a period of time and it wasn't until 1st December they managed to get a temporary repair done. We've been asking for a permanent repair for years. They have no accountability and quite frankly dont care if water is pouring through the roof of a property they are paid a huge amount to manage.

GoogleI was factored by Spiers Parnie and then Spiers Gumley for a total of 13 years in one property and the entire experience was one of incompetence, rude ignorance and uncaring ineptitude. From the first month where they forcibly chased me for a bill that was apparently due from my property to 9 months after leaving the property where they forcibly chased me for money which was apparently due their level of service remained unaltered. The only efficient part of their service was the issue of invoices and the aggressive chasing of them when they remained unpaid. A few typical examples of their service include billing all the tenants in our property for roof repair work based on 3 'competitive costs' from 'reputable builders'. Only problem was that none of the builders had actually been to site or been on the roof to establish the cause of the problem or a method of repair. My particular favourite was their solution to a leaking external waste pipe: obtain quotes to power wash the slabs below the pipe and ignore the actual leaking pipe. And the classic £90 to replace a light bulb in the close. If there was any way to avoid dealing with factors of this nature instead of having them foisted on you when you buy a tenement flat I would have jumped at it. They are awful.

GoogleDon’t appear to care about customers and communication is very abrupt. After paying charges for 10years, I’m appalled by the level of customer service. Charges continue long after property’s have been sold without any warning or explanation.

Dear Emily, I am sorry to learn of your views about our service. Can you email customerservices@speirsgumley.com with your property details so that we can look into the facts of this a bit more and we will respond directly to you.
Typically it can take anything up to 3 months to issue a final account depending upon the time of the sale. I do know that sometimes suppliers can be late with their bills which can cause further frustrations with sold clients receiving bills after they have sold; as I say we would like to look into the circumstances for you.
Thank you.

TrustpilotTells residents not to talk about its management!
Just received an email from a SG employee saying we cannot discuss concerns openly with other residents, snippet below;"Unfortunately, I have been made aware that some homeowners were not only in disagreement with the decision of the majority to give (name redacted) both a pay rise and a bonus, but have also been openly discussing this at the property with other owners and residents". The above does not apply to me as I am 200 miles from the property, have no contact details for other residents, and I had no issue with the pay rise. However-if you can take residents money but not their criticism, rather than mass email everyone telling them not to discuss something openly (as is their every right), you should take the time to discuss the increase in service charge during a time of unprecedented financial hardship for many.If you can take the money you can take the criticism that comes your way (again clarifying this open discussion did not apply to myself).Spiers Gumley must be run from North Korea but here you can't expect to censor the people paying your wages. Speaking of wages the caretaker at the Matrix, Cowcaddens Road gets £27,000 p.a. not including bonuses so very much above the market rate.

TrustpilotSpiers Gumley-generous with other peoples money
Last year the caretaker was given not only a considerable raise but also a bonus. This year? Another 9% raise. CM (name abbreviated) has a history of being very generous with other peoples (those paying the service charge) money, but not her own. How about she take a pay cut to fund this? We are already paying more money to maintain the flats each month than we pay the council to maintain the whole of Glasgow including adult and social care, etc and they want to give excessive pay increases to their staff.CM how about at a time when mortgage costs are very high you stop at the bonus and large pay increase last year.

GoogleSometimes try to sneakily add charges to the quarterly bill like lift phone maintenance in a building which has no lift. Website and app regularly do not work making it a pain to pay them.
Ross · 26 March 2024
Agent replied · 26 July 2023
Hi Ross, I am sorry, yes we did have short temporary issues with payment via our web for some customers which our IT team resolved quickly. We decided to discontinue our app due to low client take up. We decided instead to invest in our client Gateway which can handle all of the same functions of the App and can be accessed from mobile devices. Apologies if there has been a billing issue on lift phone charges - some blocks at your development do have lifts and it sounds like there has been a coding error on a charge - our team will always respond quickly to any concerns of charge code errors. Thank you for your feedback. Regards Customerservices@speirsgumley.com

If I could put no stars I would!!They are everything and worse than the worst reviews you've seen here, they are thieves especially on larger developments because they can hide behind the cost looking a lot less due to the division in cost amongst all the apartments. They overcharge on anything they can get away with. Avoid if you can!!!
