Terrible estimates

Unfortunately Zoopla's adoption of the AVM pricing model, despite its apparent widespread use by mortgage lenders, is crippled by lack of data, and poor updates of data. The house opposite sold 2 months ago and still hasn't been updated, there is no account taken of extensions/upgrades until you sell and then only after several months have passed. There is also no account taken of shared ownership properties built 10 years ago in my area which severely decreases the average and undervalues estimates of full ownership properties.Sorry Zoopla but I can no longer trust your price estimates and will be going elsewhere. Such a pity as they used to be spot on.

Good, but room for improvement

Overall, Zoopla is fine. You can search and find properties, contact agencies to arrange viewings, and make offers and the information about properties seem to be more robust than that of Rightmove.Two issues worth mentioning:Zoopla seems a secondary marketplace for agencies. All Zoopla listings can also be found on Rightmove but not visa-versa (this might not be the case in all areas but it was for Bristol). It's a shame because Zoopla seems to be the better platform.The other issue is more to do with agencies but could be better remedied by Zoopla.When looking for a property the worst part early on is the unresponsiveness of agencies. They are typically unorganised, lazy, and/or incompetent. The response rate to messages sent via Zoopla is low (less than 50%) and using the numbers on the site to call agencies is not ideal either because Zoopla uses a poor forwarding system that often doesn't connect.I think agencies are getting too many of the same messages via Zoopla so stop reading them. Perhaps a message cap would create a 'less is more' balance.Zoopla also need to review the call forwarding system. It's not good.

Zoopla is my first choice!

Zoopla is the first place I go to when I am viewing properties. It's very easy to navigate the website and find all the information you need. There is usually a breakdown of running costs of the property and also an outline describing the area where the property is situated, giving distances to schools, rail stations, road links and main towns. There is a history of the property too, how many times the house has been sold and how long families have stayed there, which is all very useful to the prospective buyer.

Knowingly incorrect valuations (Updated following Zoopla contact).

Knowingly incorrect valuations.What a terrible & unreliable valuation site, first they stopped you adding improvements to you home to reflect a correct valuation now they have removed all the previous additions.I had recorded my 2 story side extension, my 2-story rear extension, my conservatory, new kitchen, new bathroom, addition of two en-suites...... all gone.Not only that, my end terrace (semi) of double it's original floor area is now worth less that the run-down mid terrace rental next door.... go figure!Never trust the valuations on this site, they are not interested in real information, they would rather replace real information with their own fake information to provide a FAKE valuation!Why incorrect & knowingly fake valuations? Simple, they have been provided with the correct information and have decided to delete it en-mass, they therefore know they are now presenting incorrect and fake information and choose to ignore customers.UPDATE: following Zoopla requesting my details to discuss (which I did), all they wanted to do was defend their flawed system with copy and paste replies.There was zero interest in customer feedback and no interest in improving the customer experience.My perception of Zoopla has taken a further nose dive, shame I have to award one star as they haven't come close to earnt it.

I find Zoopla on of the better estate…

I find Zoopla one of the better estate agents websites to use. My criticisms are aimed at estate agents in general. Outside space is important to me. Why do estate agents place such little importance on outside space. A good sized garden plot means nothing to me. Measure it or photograph it.!!!! To just list a property as a 3 bed property is lazy and annoying. It's a semi,detached terraced etc. Not just a property. The standard of photos is truly shocking I'm many instances. It's not hard to photograph a bathroom. I really want to see more than the toilet cistern. It would be nice too if the location tag was for the correct property, even the right street would be a bonus. If I narrow my search to detached properties why do I still get sent semi detached and terraced houses. Overall Zoopla is a great and easy to use site but not perfect.

Wow had my phone rang 22 times in one…

Wow had my phone rang 22 times in one day! Very excessive trying to sell me products! Products that I wanted as an estate agents however due to my phone being bombarded mobile and business landline I would never conduct business with a company like this Victoria was very very rude when I asked why my phone and been rang so many times in one day and not to mention she rang of a withheld number the final time I am disgusted with such disregard to my business.

Found my property with its valuation on…

Found my property with its valuation on Zoopla .What a laugh.We are a small community of 5 bungalows circ 1988 of which externally two are identical. Mine has been totally refurbished to modern standards regarding electrics,glazing ,insulation soffit,facia ,new kitchen etc aditionally is on a larger plot with both front and rear vehicular access where as the other bungalow is still 1988 yet on Zoopla is considered to be of a higher value .What ever they use to detirmine value is not fit for purpose.Informing them of the inaccuracy of their information simply led to a waffle reply.

ZOOPLA NONSENSE JUST DOES NOT WASH

I see Zoopla is still trotting out the lack of data fib for properties where there is no estimate. The truth is Zoopla migrated their existing data to a new algorithm. Just like the Post Office Horizon system cock up existing data for properties like mine have vanished into a black hole. I just wish Zoopla would come clean and admit that their new algorithm is suspect and stop the nonsensical excuses.As an addendum to the above. I have just received a repeat of their cut and paste response from Zoopla. My house was built new in 2002. They had estimates based on the relevant data prior to the migration to the new algorithm. They will just not accept that their system has erased the original data on many many properties not just mine. Someone needs to audit this company's business practices and sharpish too. Unacceptable Zoopla. I wasn't born yesterday.

Having found a house to rent on your…

Having found a house to rent on your site I called on a Sunday. You were closed so I emailed straight away as I know this size house and area would be taken quickly. Monday came, I had no response so I called again. Had to leave a voice note with my name and number. No call back by the end of Tuesday. I received an email response saying that an agent will contact me within 2-3 days? Why so long to contact me? Go on the site again this evening to see that the house has already been rented. No communication other than a generic email and now I’m waiting for nothing.

Why Should Agents Keep Paying Zoopla?

Like others said, some agents keep deleting 1,000+ ads and reposting them every week. I have reported "City Spaces" repeatedly for doing this, yet nothing is ever done. Meanwhile, companies like us pay for premium listings and large membership fees in Zoopla commercial rent, only to be pushed down and disappear from search results, buried on page 40+.

Credit where due - following earlier feedback that incorrect details were included on their website due to confusion over a large block of retirement flats on the same street, the listed addresses are now correctly differentiated (flats vs. houses), and my property has been excluded from the list, as not being valued or sold in the recent time period when shared data became available.

The house inspection system is untruthful and shoddy

The house inspection system is flawed,to many faults show up after purchase . If the system was a car you would be able to return it for a full refund but not with a house . It’s a fraudster heaven helped by independent but useless accessors ,whom should be working for the buyer not the seller . Truth is no where to be found which reflects badly on the agent ie You zoopla . Zoopla should be open with both side ,clearly stating that the truth about condition is a must as any hidden faults will be put right at the sellers expense, if not clearly shown and reported. Zoopla is badly let down but a shoddy business policy.

Zoopla doesn't reflect true values on all houses..beware

Zoopla is very useful as one of a number now of property research sites. However, it's not always accurate on house prices. I bought my wife out of half the share in our joint property 13 years ago when we separated and Zoopla are still showing that half as the full property sale value, despite my having contacted them to point out the error. They also don't have any way of adding a note to explain, which is very shoddy of them. So, don't believe all the prices they show, they may only account for a "fraction" of the true picture as they only work on "blind" land registry sale values and ignore comments..then they index that value as they think it should "on average" for the area. This can lead to massive over or under property valuations where properties differ, for many reasons, in a road.

Excellent property portal and great…

Excellent property portal and great stats and trends and analysis of local areas etc.My only 'issue' as far as it is one is that some property websites go far beyond the designated areas for searches. eg 'search for N10' will yield properties in NW8 for sale. When you're frantically trying to keep tabs on all out there - it can be rather frustrating to have that happen, and is a waste of time an ever increasing commodity especially at these strange times when most of us working are doing twice as much as we were.I don't know if this strictly applies to Zoopla - and haven't got the time to go back and rummage - so this maybe a little inaccurate - but all the property sites and experts will probable read this so they will see and know if it is them culpable for this. Zoopla is by far my favourite site in terms of a) user friendly b) nice to look at ie well designed c) hugely useful and d) never mind Zoopla emails landing.Thank you and keep up the good work!

Company is a joke, wouldn't give me my deposit back which I paid in cash, instead insisted that they transferred it into my bank account. So I confirmed my bank details- sort code/acc number 3 times on the call and they confirmed they transferred it into my bank. I checked my account 3 days in a row and the money had not gone in. Rang their office (5 times before someone answered) after a very difficult phone call with the woman on the phone she told me they had transferred the money to the wrong account and told me it was my fault and I had given her the wrong bank details. The woman on the phone wouldn't confirm to me what bank details she had transferred my money too for security?! They are now refuse to pick up the phone to me and when I visited their offices didn't even have the decentcy to come to the building reception and speak to me

Great, speedy and caring attitude. Made me feel like a valued customer rather than a pain in their sides as other Agents have. I am very new to renting and Woodhead are the ONLY Agent who have been exceptionally helpful. I thank them for that and hope it continues. Until I moved in. House carpets had been cleaned, rest of house was filthy, items lots, not on inventory, items agreed not completed and I've had to get own trades in and pay upfront. Cleaned the house myself, replaced scaled up shower hose and head which a plumber had to remove as it was badly scaled up and ridged. Shower was thick in dirt and grease had to clean that myself just so we can get it in however my son hasn't showered because the doors are so awful. The shower is so weak its impossible to wash the soap off your body without staying in it 20 minutes. I've offered to contribute towards a pump but no one has said yes or no expect a lady in office today who said there's nothing wrong with it, obviously except its impossible to shower properly. Electric and water readings ere not done, advised no water meter when I saw it outside when I moved in, have advised them of this too. Oven was awful, filthy. Covid means clean, it wasn't cleaned and old tenants items left in house. So, I've had the shower doors replaced. Hence putting up star rating. Trades were fantastic, tidy, courteous and as far as I can.see a nice tidy job. Thank you

Valuations should be taken with a pinch of salt

Zoopla is good for searching for properties, however their valuations are abominable. In my road, the inaccuracies and variations in price are laughable. In my road, one property is valued at more than three times the value of a similar property in the same terrace, my own property's value has been questioned by potential buyers because of the low Zoopla valuation. They've also mixed up my property and the much smaller downstairs flat. This is skewing the value of my home.

Keywords

I like the fact that you can include key words in your search. A must have for me is a garage and including that one word rules out properties which do not have one. Rightmove does not allow you to do this, so Zoopla is my preferred search engine for houses. The only downside is properties are not always where the pin is to do a visual search of the area, although this is probably more down to the individual estate agents.

refuses to correct grave errors that reduce the value of my flat

Zoopla publishes incorrect information, and refuses to correct it even when you provide proof of the errors. The only way to correct information is if you pay them to publish an ad, and as part of it correct the data. This is simply criminal behaviour.Edit: Zoopla re-confirmed they don't want to have correct data on their website. The data are provided by an algorithm that is out of their control. Zoopla unreliable data- beware!

The valuations and information on this site are very unreliable. It has my house under a medium risk of flooding, but I'm curious about where this water is coming from!! There's a tiny stream, about half a mile away... Maybe this will turn into a torrent and travel a 1/2 mile to get me!!Also Zoopla compare house prices with plot sales on the street, artificially dragging the average house price down. They have been informed but really don't care they are comparing apples and pears!!So use their information on this sute at your own risk....
