Smart estate agents have been managing our property since taking over from Dukes Letting agency. During this time they have let our rental house deteriorate, as the tenants who were in the property for 4/5 years were filthy. Smart claims that they were unable to inspect the house during covid, but the plumber who did have access to service the boiler said the state of the place was disgusting. When the tenants moved out, Smart admitted the house was left in poor condition, but when we asked for compensation for a deep clean, Smart told us that they could not withhold the tenants deposit. They said that they may be able to pay to valet the nearly new cooker, which had had the ceramic top ruined, but after 2 months we have not seen a penny. I spent 18 hours cleaning the one bed property, and £600.00 on redecorating, plus various fixtures and fittings replaced. Smart have promised to do various other things over the years which have not been done, and we feel that we have had no service for the 11% charged from the rental income. Honestly I would not trust them to manage my Dog kennel in future.

If I could give less than 1 star, I would. We arranged this viewing, which got pushed back a couple of times with no reason, we viewed and were given very little information or assurances of some of the issues inside the property. The letting agent could not have looked less interested in anything we said. We decided to put forward for the property as we were on a time limit and had to make a decision, we filled out everything, kept in constant communication and weeks later they haven't even had the decency to tell us no, just re-advertising at a different price. I would consider the warning signs for this company as a good indication of what it would be like to be tenants with them - lucky miss. It would also be worth wondering what caused the sudden spike in so many 5 star reviews from customers (who have only completed 1 review each on google) exactly 1 week ago.

We purchased a property through Smart in Exeter. On the whole, we found the process to be ok, but were very disappointed with how an issue raised during the searches was handled. It turned out the garden did not belong to the property we were buying and we felt under intense pressure from the agent at every turn. This included demanding us to not inform our mortgage lender about the garden (which we did on the advice of our solicitor and mortgage broker). We were aware that the seller needed to move quickly and we did everything we could to move the process on promptly, but we did feel hassled and at time as if the sale was going to fall through if we didn't speed up. We wouldn't look to use Smart again for a purchase.

As a landlord the whole management of the property has not been good. I paid for the fully-managed service and I had a call from the neighbour of the property saying the garden wasn't being looked after. When I visited and checked, the whole garden looked like it hadn't been maintained for months (even though regular checks were apparently being carried out by Smart). There have been months where payments have been late. More recently it had been three days without the payment so I rang them and they said the system was down. I'm not sure why they couldn't call or send an email letting me know it was going to be late!

I am extremely disappointed with my recent experience with this letting agency. When I called to arrange a viewing of a property, I was met with absolute unprofessionalism. Firstly, despite their website clearly stating viewings were available every day, I was informed that viewings could only be scheduled on Mondays. This blatant contradiction left me confused and frustrated. To make matters worse, the lady I spoke to adopted an unprofessional tone throughout the conversation. It felt as if I was being perceived as a nuisance for simply requesting her to do her job. Her dismissive attitude and apparent lack of interest in assisting me only added to my growing frustration. Additionally, the limited time window provided for viewings, from 12:00 to 13:00, is highly inconvenient for working individuals like myself. It is astonishing that a letting agency would impose such rigid restrictions, disregarding the diverse schedules and availability of potential tenants. Overall, my experience with this letting agency has been nothing short of a letdown. Their contradictory information, unprofessional demeanor, and restrictive viewing schedule have left me feeling dissatisfied and discouraged. I expected better service and professionalism from a reputable agency, and unfortunately, this agency has failed to meet those expectations. I will definitely be looking elsewhere for my housing needs.
