The Right Estate Agent for a Challenging Market

After spending a long time trying to sell our property with an online estate agent, we decided to contact Smart Estate Agents. Online agents had worked well for us in the past, but the current market conditions clearly called for a different approach. From our very first meeting, Lisa and her team provided honest, realistic advice and a clear marketing strategy. They relaunched our property professionally, and almost immediately viewings started coming in. We received detailed feedback after every viewing, and before long we had accepted an offer and our home was sold. The excellent service continued throughout the sales process. Communication was consistent, proactive and reassuring right through to completion, making what can be a stressful experience feel well managed from start to finish. A very disappointing start to my tenancy

Unfortunately, my experience with this agency has been disappointing from the very beginning. After completing all the required paperwork, paying my deposit, and making the first rent payment, I received no communication confirming receipt of my deposit or providing details about my move-in date and time. I had to chase the agency several times by phone before the arrangements were finally made. The key collection process was equally frustrating. Initially, I was given only a 30-minute window to collect the keys. I explained multiple times that I would be travelling with a removal company from over an hour away, so such a narrow window was unrealistic. Despite this, there seemed to be little flexibility, even though the collection was during office hours. Only after persistent requests was the window extended to two hours. As it happened, there was a 30-minute traffic delay due to an accident, which proved exactly why the original arrangement was impractical. When I entered the property, it was obvious that no proper inspection had been carried out before handover. There were piles of belongings left behind by the previous tenant, including used toothbrushes on the kitchen counter, and a large amount of post. When I reported this, I was simply told to throw the items away myself and either bring the letters to the office or repost them. A new tenant should not be responsible for clearing up after the previous occupier. The most concerning issue was the cooker, which was producing flames through the hob. I reported this as an urgent safety issue and was told that the plumbing team had been informed urgently. After waiting for hours with no update, I contacted the contractor directly, only to discover they were not aware of the job at all, let alone an urgent one. The earliest they could attend was the following day. Finally, what disappointed me most was the attitude I encountered when I called back to express my frustration. Instead of acknowledging the situation or showing any empathy, the staff member I spoke to was condescending and patronising, and suggested that I was being rude simply because I was understandably upset. I appreciate that not every issue can be resolved immediately, but honesty, good communication, sincerity, and empathy are entirely within an agency’s control. I have only just started a 12-month tenancy, and it is worrying that my experience has been so poor from day one. I sincerely hope the service improves, because first impressions matter.

She has an excellent working knowledge of the lettings process, as well as the relevant laws and legislation that affect us. A helpful and professional Estate Agent

Smart was the Estate Agent for our vendor but helped us considerably in our move from Birmingham to Exeter. Joanne, in particular, went over and above to help facilitate the move. Solar Panels became a sticking point and she did much of the work to help bring clarity to the issue and help our solicitor to work her way through it. In addition, there were regular phone calls to check on progress and prompt replies to email requests so that house cleaning could be arranged and even the services of an electrician were organised when an issue presented itself - thanks to Lisa. We would also like to thank Josh and Lisa for their input with prompt replies, helpful phone calls and assistance during our viewings with suggestions made for a builder in the future by Josh. All in all, the team helped to make a potentially tricky move as smooth as they could.

RENTERS BEWARE

I can see why landlords leave great reviews this company just squeezes every penny out of their tenants. Your rent will go up every year and you will get inspections every 6 months you will show the inspector all your issues and she will go away for another 6 months and nothing will be done. I’ve lived in this property for about 10 years and still have the same flooring as the previous tenants before me still with this burn stains and tears was told it would be replaced before moving in 10 years now and it’s still there, i’ve called a few times but nothin ever materialises. I reported 2 gas hobbs not working to be fair the gas man was around quickly but he just advised me to buy needles and syringes to clean the one and said he would have to see if he comes across new knobs for them in future jobs! 2 months on still waiting with only 2 working hobs 10 years the property has never been painted or only by myself. Received new kitchen cabinets which were smaller and left brick work showing and the installer said he wasn’t aloud to re tile or add tiles to cover the exposed brick work The damp is so bad he just had a cow boy builder to clad over it which all started falling off within 2 months it smells so bad. there’s so much more and sadly i’m unable to upload pictures to show you what £750 a month gets you. Vile.

Poppy and Kay st Smart are the most incredible agents. They have been looking after my property for a long time and I’m extremely impressed with the service they provide. They are both so diligent and professional, yet relaxed and friendly. Any problems with the property are immediately flagged up and they have excellent maintenance people on hand. Everything is always repaired quickly and sorted out for the tenants. In terms of advertising my property and finding new tenants….I’ve only had a week between the previous residents moving out and the new tenants moving in…and that was only because the property needed painting. I bought a property through Smart. They were quite good at chasing Solicitors but I felt like I was just another transaction. Property was sold as 'high standard' but had a lot of flaws and some of the more major ones were not declared at the beginning of the process. They also didn't want to communicate after the purchase was complete, even though the sellers hadn't removed everything and left the house in a fairly poor condition.

Very poor service and representation for landlords

Our tenants ruined our little flat, the agents were next to useless in protecting us. They merely act as a conduit, with a rather poor level of service. Their inventories were wrong, despite us correcting them on multiple occasions and so we got a very poor settlement from the ombudsman (a few £100 when the cost of redecoration and repair will run to several £1000). Would not recommend

Reading through some of the 1 star reviews I can see the same behaviour that’s happening to my daughter Systematically lied to and talked over when you phone in. A leak coming through the floor was reported over a week ago. No response so chased again on Monday. Still nothing The leak has now spread into another room. They claim to have tried to contact my daughter but they haven’t. They even admitted that the so called property manager was next door on Thursday but she didn’t bother to visit. She reported today that there was no leak next door so that was good to know. I find it astonishing that she didn’t visit my daughter to establish for herself what was going on. I can only presume she didn’t want to know. My daughter can’t stay there now. Promised a plumber visit today but they haven’t arrived. They appear to have not reacted for a week despite damage being caused from this underground leak. I hope their team have a great, comfortable weekend while my daughter has to move out. The solution was suggested that she buys a dehumidifier, presumably one with a big tank. Avoid if I were you
