GoogleChris was by far the best agent we have every dealt with. So much expertise, really patient and kind, of a rare integrity in this space and incredibly hands on. Our buying process was a complex one as we were in a chain and Chris’ support genuinely made a massive difference. GoogleWe bought our first flat with Chris' help at the end of 2021. After viewings with many different agencies for several months, we found Urban Patchwork. They were very responsive and a pleasure to work with. They behave professionally when we made our initial offer and did not play silly games to increase it, which had happened to us with another agency. Things moved quickly after that. We felt very confident witnessing the teamwork from this agency when Chris was unavailable for a few days and other members of the team stepped in to support seamlessly. When there were delays at the end of the process, it was useful to have their expertise on our side as they had sold other flats in the building and knew who to contact. They chased up the parties, gave us updates regularly and pressed for quick resolution. I think they sold our new flat in record time, so we will definitely contact them when we are ready to sell!

GoogleIt's not easy choosing your estate agent, especially when you are selling from a distance a the tail-end of lockdown. The Urban Patchwork office was local, their website looked good and Toby and Chris clearly knew the area, the market and what they were doing. We could not have made a better choice. Chris was our main man. He was always at the end of the phone, always positive, always professional, and always ready to have one more try at encouraging solicitors and management companies to greater things. He even did a 'mercy dash' to switch off the water when a neighbour thought we had a leak. We didn't, thank goodness, and the 'dash' was simply part of the service. Terrific company, lovely people, professional service, and highly recommended without reservation.

GoogleI bought my first property in London from Urban Patchwork. Both Chris and Toby were very helpful throughout that very long process starting from my offer to the exchange by chasing solicitors and answering my queries. What I appreciated most was that they had been transparent throughout the whole process. It’s a small real estate agency with trustful, individual customer focused service. They were very kind to help me with setting up heating in my new flat although it was not their responsibility. They really care about their customers. Highly recommend this agency to everyone buying and selling properties in London.

GoogleWe used Urban Patchwork to sell our flat and received excellent service. They managed to market the property really well and find us a buyer but also were hands on throughout the sale process, kept things moving for us and guided us through all the inevitably tricky moments that pop up in a property sale. Special mention to Chris for brilliant customer service, and Toby for great knowledge of the SE London area & market. Would use UP team again!

Even though there were a few stumbling blocks along the way they kept me informed of the situation and were quick and efficient in finding the best solution. After having a terrible experience trying to sell my studio apartment with an online agency (agent was non-responsive, no viewings etc), Toby and his team were the exact opposite and a breath of fresh air. The valuation was fair, the photography and marketing of our property was fantastic, communication was amazing all the way through and ultimately they got us an excellent buyer at the price we wanted and made sure the deal went through as smoothly as possible. They're a small company and there was definitely a personal feeling to working with them, we felt very valued as clients of Urban Patchwork. We lost a buyer on the road to our final sale and Urban Patchwork never missed a beat, the property was back on the market within a day and they found us a new buyer almost immediately. They were confident of what they could achieve and they delivered. GoogleUrban Patchwork were both the cheapest and most professional lettings agent we could find locally when we needed to rent our flat at short notice. Toby and Shabana were helpful and responsive, and happy to answer our questions as people who had no prior experience as landlords. Toby gave us a couple of recommendations that saved us money that other lettings agents had not bothered to give. He stood out straight away from the several valuers I had, based on not only his demeanour but also his local knowledge (being able to point out his office from my balcony was a nice touch). GoogleOverall urban patchwork were communicative and responsive throughout the process. We used urban patchwork to sell our apartment, they were knowledgeable about the area and market. I was impressed throughout the process with the communication and responsiveness by Toby and his team. They managed to get viewings quickly and also provided feedback from each viewing. We were quite unfortunate that the process of sale happened during Covid lock down, urban patchwork were communicative between us and the sellers throughout. And whilst we felt that the process was a bit of a roller coaster due to Covid and the impact to the property market, we appreciated Toby's time and effort to try and mediate . I think its inevitable though the process in establishing a working relationship, there will always be points of tension, and it takes time but they got the job done.PositiveResponsiveness

GoogleUrban Patchwork is a wonderful team. We were buying our first home and had no clue about the process here in London. It was the second property we saw during our search and somehow the house and Tessa made me feel that this will be 'My Home'. All the process from then were smooth , they were always happy to clear our doubts and explain things to us. They played a very fair role both for us and equally for the seller. We did around 3 -4 viewings of the house and all were arranged at a time feasible for us. Toby even helped us in things that our solicitor were not able to clarify. Rayen is a lovely friend I have now. She helped us a lot with the unknowns we faced after the move. In all they have a wonderful team with both technical and soft skills which make you feel you are in right hands :) We will surely recommend them to others and for all our future needs. GoogleMy experience with Urban Patchwork was a little atypical: unprompted, Toby lent me a helping hand in dealing with another agency. Having left my details with Toby some months prior, I then found a flat with another agency, one of the big names. I soon realized they were dealing with me in bad faith but was reluctant to pull out, thinking I'd lose my (extortionate) holding deposit in the process. Just I was getting ready to sign the contract, Toby happened to call me to ask whether I was still looking. We got talking and I explained my predicament - to which he offered to help me, unprompted. He did it so effectively, in fact, that my deposit was refunded the next day. The sum total of our relationship prior to that was just me leaving my contact details. In retrospect, even that was atypical: I happened to walk by at 9 pm and stopped to look at the ads; Toby was working late, and invited me in. This when I've had agents refusing to make a viewing appointment when I called at 5:03 pm, asking me to call the next day. Urban Patchwork is a rare gem among estate agencies, and I can honestly say I'd love to rent with them if the opportunity presented itself.
