They helped sell my apartment and I can't recommend them highly enough! There were a number of challenges throughout the process and they helped bypass them at every stage. All of the team are really helpful, but a special mention has to be said of Tom. He helped explain the various steps throughout the process, and ensured all parties in the chain knew what was going on, which I know played an integral part in ensuring we were able to complete on time. He also provided invaluable insight into the homebuying process which was really helpful for our separate house purchase. Definitely consider Urban Patchwork if looking for a friendly, helpful and knowledgeable estate agent in the area.

Urban Patchwork offer a really personal approach. It is SO stressful selling and buying a house. We came to Urban Patchwork quite jaded after another purchase fell through with 1 hour to go until exchange (with significant costs run up). Tom was so diligent in pushing things along, we would not have completed without him. Arriving at our new house feels like going on holiday every day! We love this area and can't wait to get established here. If we ever move, I will be getting in touch with Tom to help us sell.

Great job selling a Townhouse for me in Surrey Quays. Tough market but they got the price they told me they would. Tom was awesome. He went above and beyond. I lived away and the house was rented to messy tenants. He tidied and arranged the house before each viewing. Tom was super proactive getting the sale over the line. Toby and his team at Urban Patchwork were very good at getting viewings straight away and achieving a quick result with regards to getting offers at or above the asking price. More importantly Toby was very active in getting our property to completion. We had had problems with getting our property sold previously using another agent while trying to buy a property marketed by Urban Patchwork and were impressed with Toby's tenacity and attitude in trying to reach a solution, hence our use of him when we put our property on the market again. The process again was not straightforward, with the first buyer pulling out at the last moment, through no fault of the team. We restarted the process and achieved completion with the help of Toby. Went with Toby and his team to help to sell our property having been on the market few years prior with other agents. The statistics Toby presented us regarding estate agents and their completion rates was very informative. As promised, Toby did not hesitate to get hands on throughout the whole process, from helping to arrange our flat for the photos (with 2 small children) to chasing down some very difficult solicitors. The viewing and offer process was fairly straight forward this time, but Toby really helped to get us past the finish line, which took a lot of work! Thank you and wouldn’t hesitate to recommend! (in fact, had already recommended to a few neighbours during the selling process). Having a local, hard working, transparent and honest estate agent really makes a world of difference.

AVOID!-Been reported to Property Ombudsman Upset the buyer, ourselves and my solicitor. Toby is a pain to deal with. Incredibly annoying. Only manged to get one sub par bid for my property when the exact flat below sold for £27k more a year earlier.(this was in 2019 pre covid). They are small and have no user base, Toby himself says ''only complete on one or two sales each month'. He refused to take my property down from his website even after I asked 3 times. I already left his contractual period 2 months earlier. We have even reported him to the property ombudsman given his atrocious behaviour. Normally i would not respond to lowbrow lies but to provide some context the below response: 1) I did not think i could get out of paying a fee and never insinuated otherwise. Clearly though after terminating a contract a new fee and contract needs to be agreed without just showing up with a bill at completion time. This is why Urban Patchwork never brought this up and used this tactic. 2) My contract was terminated in August but Toby listed my property up until November without my consent.Toby refused to remove my flat as he wanted to appear to have sold properties when in fact he states ''only complete on one or two sales each month'. 3)The property was never 'Sold STC' from September onwards as the sale had fallen through in August. Even his own contract states misrepresenting a property is illegal.So not only has he misrepresented my property, it was done without my consent. At which stage the sale was not proceeding. 4) previously marketed my property in 2017(so post Brexit) not 18 months as stated. When there was a junk yard next to my flat. The identical flat above sold for £577k in 2018. Toby listed the flat @ £575k saying it was the right price but managed to achieve only a price from 1 buyer of £550k in 2019. This was after the development next door was nearing conclusion so therefore making the proposition more attractive. So his 'hard work' achieved £27k less on a more marketable property-TALENT! 5) A flat being on offer for 30k less during the covid 19 pandemic which brought about the biggest demand shock since WW2 is clearly not comparable. Although given how Toby is willing to lie through his teeth i can imagine he will try. 6) the 'good service' managed to The sad thing is that he has no shame in lying and using aggressive sales techniques for a sale and ripping people off.NegativeResponsiveness, Quality, Professionalism, Value

Toby and Tessa were very flexible, helpful and professional during my house purchase process. I called their office just about an hour before the last viewing of a property, but Tessa was very supportive managing to squeeze me in and Toby delayed his schedule so I could come to view the property. As soon as my offer was accepted, they updated the property as Sold STC then removed it when the purchase process finished. During that time Tessa co-ordinated with all related parties to get the process done quickly and gave me weekly update. I did not have to do much really.
