GoogleWas extremely disappointed with their service, had to contact them on their emergency line to report about a utility failure. At that point instead of fixing the problem on their side, they expect another tenant to also report about the issue before they can act on it. Dumb and dull headed rules they want to follow, even during an emergency. At another point, the roof caved in, in the flat and when they had a long window to fix the issue earlier they didn't and just let it happen. And it's the tenant that suffers everytime. Need to go to court against them.

GoogleIan Gibbs has managed the rented property we have been living for over 4 years as well as the purchase of our first property and we can't fault their service and professionalism. Daniel and Jonathan from the Sales department were always available and made sure we could access the property as many times as we needed in order to get quotes and surveys prior to purchase. Also, the Letting department has been great during these 4 years: prompt responses, courtesy and clarity. Strongly recommend.

GoogleWe were looking for a garage for storage at short notice and a friend gave us details to contact Ian Gibbs. They didn’t have any available however the lady on the phone said there maybe one coming up just waiting for keys to come back. They said they would call me back. I usually find estate agents don’t call back, you have to do this, however I did get a call back after a couple of days. The garage was available however the previous people had not left it empty and had to wait for them to clear or the agent to clear. We got an update and waited for another call back to confirm all good to go. The call came through much sooner than the week we were advised to wait and the whole process with paperwork was quick and done efficiently. We were very pleased with our overall experience.

Absolutely zero communication from them. We are in a new block, the building WhatsApp group is alive with owners saying no response to emails to the property manager (Claire). I am not actually sure what they are doing for the considerable fees that they collect. I strongly suspect that we will need to invoke RTM and sack them if this is their standard of management. Not impressed.

I am very grateful to my letting agents and to Katie for their quick and efficient response. I had an urgent problem with My washing machine , which I rely on daily for my linen and especially for my 5 years old daughter ,within just one day , they arranged for an engineer/plumber to come and fix it.

GoogleTerrible. Katie was very blunt and wasn’t approachable. She wasn’t very clear whilst explaining the application process. The communication overall is quite poor and very informal emails.

GoogleIan Gibbs have managed my block of flats for many years. Have found them to be a decent, honest and reliable Managing Agent. They also have a lot of long serving staff members so there is consistency with running the block. I would recommend them as a Managing Agent. I have also used their estate agency services as a buyer and a seller and have found them to be good and again would recommend.

GoogleI have a Cleaning company called Rex cleaning and maintenance ltd I approached Ian Gibbs Estate Management regarding potential cleaning contracts afew years ago and I'm still working with them now. We find Ian Gibbs Estate Management and there property managers very professional easy to work with and very supportive. As a property management company I find that they are one of the best I would highly recommend.

Quick at responding to emails, but only to talk to you like an idiot and fob you off, and when you ask follow up questions they cherry pick what to respond to to suit their narrative or just outright ignore you entirely to avoid having to get off of their backsides and actually do any real work. Not just based off this latest experience, although this is definitely one of the most outrageous

GoogleFor 5.5 years we were tenants in a flat managed by Ian Gibbs and we could not have been happier. From getting in the property - they knew we were on the last few days on our previous property and sorted all the paperwork in days. Managing all our issues quickly and efficiently for those 5 years (of course I'm sure having a great landlord helped here as well) - the longest we waited for anything was 4 days of delivery of new boiler and 2 days of removing the old and installign the new. Issues were sorted quickly and efficently. They did annual inspections of the property to ensure everything is OK there. Leaving the property was handled also great and deposit was returned with no issues on the same day all the relevant bits were sorted. I am very pleased with the team and would highly recommend them.

GoogleI highly recommend Ian Gibbs if you are planning on selling your property and if you are buying from them, count it as an advantage on the property you are purchasing. There was a hold up on the sale of our property due to a lease issue and Jonathan at Ian Gibbs worked tirelessly to get the sale through, contacting all the solicitors involved and keeping us up to date on any information pretty much daily. When feeling frustrated that nothing was happening Jonathan was always available to get answers which is valuable when you can't always find time at work to chase up solicitors. Their valuation of our property and knowledge of the market is very honest and their fee was also very reasonable compared to other estate agents in the area. If we were to sell again we wouldn't hesitate to use Ian Gibbs.
